Kitchen extract cleaning across CT5: what to expect

Every time food is cooked, warm vapour carries fat up into the extract. As it cools, it clings to the inside of the ductwork and keeps building. That layer will burn, and a proper clean removes it before it becomes a fire risk. The work covers discharge points, horizontal duct runs and extract fans, and people most often call us about a kitchen with no current TR19 certificate and rancid smells from grease in the duct.

There are three stages on the day: getting the area ready, doing the work and signing it off. Set-up means sheeting and making equipment safe, and the sign-off is a written report with photos. Most of the time goes on the work itself, and that takes a single shift for most kitchens, with long duct runs and tall risers needing more time.

  1. First the diagnosis: a survey of the whole system and its access points.
  2. Grease readings set the baseline, and a fixed quote follows.
  3. We arrive after close, protect the area and contain the waste.
  4. The treatment: heavy grease scraped out, then every part degreased to TR19® Grease.
  5. Then the clean bill of health: readings, a TR19 certificate and a photo report with the next date.

Getting a quote

Some systems can be priced from pictures; others need a survey. Big or complicated sites, and systems that are hard to see in pictures, get a survey first. Either way, the quote is fixed before any work is booked.

Kitchen extracts across CT5

From Whitstable, Swalecliffe and Tankerton to its smaller places, CT5 has kitchens of every size. Each extract is cleaned to the same TR19® standard, canopy to discharge.

CT5 is within the area we cover, which takes in London and the South East. Every job is surveyed first and quoted at a fixed price. Along the coast in CT5, many hotels, pubs and cafés are at their busiest in the summer, so it pays to book work around the busy season.

Whitstable: For kitchens close to Whitstable station, where the day often starts early and ends late, the extract can be cleaned overnight. If you look after a school kitchen, at a school such as The Whitstable School or anywhere near Whitstable, the holidays are the usual time for a TR19® clean.

What we are called out for in CT5

We often find duct sections that haven’t been cleaned since they were installed. Most of the time it’s because there were never enough access panels, so nobody could get to them. Grease in those sections keeps building out of sight.

It’s time to book a visit if you see:

  • Proof of cleaning requested by an insurer
  • An inspection that picked up a dirty extract
  • Grease dripping from the canopy or filters
  • Ductwork thick with old, hardened grease

In-house cleaning or a specialist?

Staff cleaning and specialist work aren’t the same thing. Wiping filters daily and washing them weekly keeps the visible parts in order, but they don’t reach the grease that builds up further in. That part needs specialist access and equipment.

A few tasks are always specialist work: opening up ductwork, cleaning fans, drop testing fire dampers and measuring grease need training, the right equipment and safe access. That’s our job.

What kitchen extract cleaning can’t fix

It’s worth knowing the limits before booking:

  • Fat blocking the kitchen drains
  • A duct that is holed or coming apart
  • A broken extract fan that won’t run

Looking after it afterwards

No system stays clean for ever, but care slows the build-up. Our tips:

  • Keep to the recommended cleaning interval
  • Never cook with filters missing or out of place
  • Clean grease off the canopy surfaces regularly
  • Keep the extract on whenever the range is lit

If we couldn’t get into part of the duct, the report says so plainly. That’s part of an honest TR19 clean, not a failing, and new access panels can be fitted so the next clean covers it.

Run the extract whenever the kitchen is cooking. Cooking with the extract off lets grease and heat settle in the canopy, and the next clean has more to do.

Why deal with it now?

A clogged extract doesn’t only raise the fire risk. Blocked filters and narrowed ducts slow the airflow, leaving the kitchen hot and smoky, while the fan works harder to move less air. Smells, dripping grease and condensation often follow.

What your quote should include

  • Whether the whole system is included, or only the parts that are easy to reach
  • Proof of insurance
  • Whether the quote shows VAT
  • What happens if part of the system cannot be accessed

FAQs for CT5

What is TR19?

TR19® is the BESA specification for keeping ventilation systems clean. Since 2019, TR19® Grease has been a standalone specification for grease in kitchen extract systems, and TR19® Air covers general supply and extract systems.

Will the clean disrupt our service?

The clean is done when the kitchen is not cooking, so evenings, overnight, early mornings and weekends are all options. Equipment needs to be off and cool before any work starts.

How do you protect the area?

Floors and surfaces near the work are sheeted before we start, and anything we remove is contained. At the end, the area is cleaned down.

Do you offer maintenance contracts?

Yes, of course. Send details of the systems and how they’re used and we’ll propose a schedule with a fixed quote.

Why do insurers care about extract cleaning?

Because a dirty extract can spread a fire through a building. Many policies say the extract must be cleaned to TR19, and a claim may be reduced without proof, so keep every certificate.

Do you cover CT5?

Yes. We work across Greater London, Surrey, Kent, Sussex, Hampshire, the Isle of Wight, Berkshire, Buckinghamshire, Oxfordshire, Hertfordshire and Essex, CT5 included.

What does a TR19 kitchen extract clean include?

All of it, from the canopy through to the discharge. Where there aren’t enough access panels to reach a section, it’s recorded, and we can fit new ones.
