How kitchen extract cleaning works in BN16
A closed kitchen is not earning, so the timing of a clean matters. Cleans are booked for evenings, overnight or weekends, or during holidays where a site closes for them. Equipment is switched off and left to cool, the area is sheeted, and the kitchen is handed back ready to cook. We’re often asked to deal with heavy grease build-up inside the duct runs and stale cooking odours from the system, across vertical risers, discharge points and extract fans.
We turn up at the time agreed with you, often in the evening, overnight or at the weekend so the site keeps working. Anything that needs to be off for the work is switched off and left to cool before work begins, and the area around the work is covered and protected. On site, it takes anything from a few hours to a full night, depending on the size of the system.
- Diagnosis comes first, with a survey of the system and how it’s reached.
- Grease readings set the baseline, and a fixed quote follows.
- We arrive after close, protect the area and contain the waste.
- The treatment: heavy grease scraped out, then every part degreased to TR19® Grease.
- Then the clean bill of health: readings, a TR19 certificate and a photo report with the next date.

Where we work in BN16
From Littlehampton, Rustington and Angmering to its smaller places, BN16 has kitchens of every size. Every one gets the same full TR19® clean, from the canopy to the discharge.
We work across London and the South East, and BN16 is part of that area. Each job starts with a survey and a fixed quote. In the coastal parts of BN16, salt air and damp are hard on ductwork, fans and dampers, which is worth knowing when systems are inspected.
Rustington: Healthcare kitchens, like those at hospitals such as Zachary Merton Hospital (about less than half a mile south-east), often cook for long hours, which puts them in BESA’s heavier-use bands. If you run a church or community hall kitchen, near The Parish Church of St Peter and St Paul or elsewhere in Rustington, its extract still collects grease from every lunch and event.
When something else is needed
We’ll always give you a straight diagnosis, so here’s what this work can’t put right:
- A duct that is holed or coming apart
- Extraction that cannot cope with the cooking because of its design
- Faulty fire dampers in the duct
Multi-site and managed buildings
Records are where multi-site compliance often slips. Each visit produces a dated report with pictures, so you can show an insurer or inspector what was done at each site.
We work for landlords, managing agents and facilities managers as well as the people running the site. Where a system serves more than one tenant, such as a shared riser, it helps to agree who arranges the work, and we can quote for the whole system.
Part by part
Restaurant and pub kitchens
A pub or restaurant cannot afford to cancel a service for a clean. We work overnight and at weekends where that suits, and hand back a clean kitchen ready to cook.
Ductwork and risers
Long flat runs of duct are where grease collects. We open access panels along the route and clean each section, recording any that cannot be reached.
What happens if it’s left?
TR19® is not law, but the Regulatory Reform (Fire Safety) Order 2005 is. The responsible person must assess and reduce fire risk, and in a kitchen that means keeping extract grease under control. TR19 is the benchmark insurers, fire officers and EHOs look to.
Questions to ask before you book
- Whether a written report and photos are included
- How VAT is shown on the quote
- What insurance they carry
- Whether inaccessible sections are listed on the report
Between visits
Once we have finished, these simple steps help:
- Don’t let the canopy gutters overflow
- Keep the extract on whenever the range is lit
- Clean the grease filters regularly between TR19 cleans
- Flag any change in how the extract sounds or works
You get a photo report after every clean. It shows the system before and after, part by part, and lists what was cleaned, any areas we couldn’t reach and the date the next clean is due.
Keep the fan on throughout service. Cooking with the extract off lets grease and heat settle in the canopy, and the next clean has more to do.
Your questions about kitchen extract cleaning in BN16
Is TR19 a legal requirement?
TR19® is BESA’s specification, not legislation. Under the Fire Safety Order 2005, the responsible person must assess and reduce fire risk, and cleaning to TR19 is the recognised way to show you’ve dealt with extract grease.
How much does kitchen extract cleaning cost?
It depends on the site, so we quote each one individually. For a quote, give us a ring on 0345 646 2711 or email us and tell us about the site and its opening hours.
Do insurers need proof of extract cleaning?
Extract grease is fuel for a kitchen fire, so many insurers want evidence it’s being cleaned to TR19. Each clean gives you a certificate and photo report to show them.
What accreditations do you hold?
Our work is to BESA TR19® Grease, and we’re a BESCA Vent Hygiene Elite member, with certificates issued through the BESCA portal. We have been trading since 2009.
Is there a survey before the work?
Yes. For many sites, pictures and a few details are enough, and larger or hidden systems get a visit.
Do you work in BN16?
Yes. We cover BN16 and across West Sussex, as part of our work across South East England and London. For a fixed quote, give us a ring on 0345 646 2711, or send details by email.
What’s TR19?
BESA’s ventilation hygiene specification, with two parts that matter most here: TR19® Grease for kitchen extracts and TR19® Air for supply and extract systems. It is not law, but it’s the benchmark.
