TR19 kitchen extract cleaning in Lower Common
Few kitchens can stop cooking for a day so the extract can be cleaned. Cleans are booked for evenings, overnight or weekends, or during holidays where a site closes for them. With the equipment off and cool and the area sheeted, we clean and hand the kitchen back ready for the next service. The work covers horizontal duct runs, extract fans and plenums and filters, and the jobs we see most are proof of cleaning requested by an insurer and ductwork thick with old, hardened grease. Canopy cleaning, extract cleaning and duct cleaning are often used to mean the same thing, but in Lower Common, as everywhere, the insurer wants the full system cleaned, not just the hood.
Access decides how thorough a clean can be. Sections without access panels are recorded on the report, and new panels can be fitted so they’re cleaned next time.
Work in a small place like Lower Common starts with a call to agree access and timings, and the clean covers the whole system, as it would anywhere: canopy to discharge, then a TR19® certificate and a photo report.
We have been trading since 2009, and we’re a BESCA Vent Hygiene Elite member, cleaning to BESA TR19® Grease. CHAS, SafeContractor and ISO 9001 are in place too, and we’re fully insured.

Questions from Lower Common
Can you get to a site in Lower Common?
Yes, smaller places are covered as well as towns. Photos of the system and directions to the site help us plan the visit.
Can a school canteen extract in Lower Common be done out of term time?
Yes. Half-terms and the summer break are the natural time for school work. With about 3 schools and colleges on the FSA’s register within roughly a mile and a half of Lower Common, it pays to plan holiday dates ahead. Tell us your holiday dates and we will book the visit for when the site is empty.
What’s TR19?
TR19® is BESA’s specification for ventilation hygiene. Since 2019, TR19® Grease has been a standalone specification for grease in kitchen extract systems, and TR19® Air covers general supply and extract systems.
Will I get a certificate after the clean?
Every clean comes with a TR19 certificate and a photo report. Keep them in the maintenance log with the fire risk assessment, ready for your insurer or an inspection.
Do you look at the system first?
Yes, always. We diagnose before we treat: the survey tells us what the system needs and how to reach it, and the quote is based on that.
Can one contract cover all our sites?
Yes. Our area covers London and the South East, so we can schedule a run of sites as one programme. Every site has its own report.
Are you accredited for kitchen extract cleaning?
Duct Doctor is a BESCA Vent Hygiene Elite member, cleaning to BESA TR19® Grease. CHAS, SafeContractor and ISO 9001 sit alongside that, and we are fully insured.
How often should a kitchen extract be cleaned?
Under BESA guidance, the minimum depends on how long you cook each day: every 3 months for 12 to 16 hours, 6 months for 6 to 12 hours and 12 months for 2 to 6 hours. Measured grease levels set the real interval.
How it works
Night work is normal for us. A lot of visits happen overnight or at weekends, so a kitchen or building can carry on as usual the next day. On site, the work takes a single shift for most kitchens, with long duct runs and tall risers needing more time. Visits to a village like Lower Common are booked in advance, at a time that suits whoever runs the site.
- We start with a survey, so we know every part of the system before we quote.
- We measure the grease at set points along the system, then give you a fixed price.
- Once the kitchen has closed and the equipment has cooled, we sheet and protect the area.
- We clean the canopy, plenum, filters, ducts, risers, fan and discharge.
- Readings and photos are taken again, and you receive a TR19 certificate and photo report.
Getting ready for the visit
- Let us know when the site is closed or quiet
- Find the previous report, if there is one
- Name a contact who can let us in at the agreed time
Get a fixed quote
Getting a quote doesn’t take long. Call or email with a few details and you’ll normally have a fixed price within one working day. Where a survey is needed, we arrange a time that suits the site.

Fixed quotes for kitchen extract cleaning in Lower Common
The diagnosis comes before the price. The main factors are:
- The times the site is available
- Parking and loading at the site
- The number of sites or systems
- Whether it’s a one-off visit or part of a schedule
What you pay reflects the actual work. That’s why every job is surveyed first, and why the quote is fixed before we start.
Helping us quote
When you contact us, it’s useful to have:
- When the site is open and when it’s quiet
- Where the plant sits or the system leaves the building, such as a roof or outside wall
- The site address and the type of premises
- Close-ups of filters, grilles, hatches or access panels
We don’t publish a price list, because every site is different. Instead, we look at your site first, from photos or a survey, and then send you a fixed quote. To start, give us a ring on 0345 646 2711 or use the quote form.
What your team can do, and what needs us
Good housekeeping makes our visits easier, not unnecessary. Regular in-house cleaning slows the build-up, but the parts you cannot see still need a specialist at the right interval.
Some jobs should never be done in-house: entering ducts, working on fans, testing dampers and taking grease readings call for the right kit, training and safe access. That’s our job.

When to call us in Lower Common
It’s common for parts of a duct to have been missed for years. The usual reason is a lack of access panels, so those sections were never reached. That hidden grease keeps building where nobody looks.
If you notice any of these, it’s worth a diagnosis:
- Extraction mentioned at an environmental health visit
- Rancid smells from grease in the duct
- Proof of cleaning requested by an insurer
- An extract that no longer clears the smoke
A hall kitchen that only cooks for events, whether near Church of St Mary or elsewhere in Lower Common, still needs its extract cleaned, just less often.
Comparing quotes
- What hours they’ll be on site
- Whether they recommend a next date
- Proof of accreditation you can verify
- What insurance they carry
For landlords and multi-site operators
For anyone managing more than one site, we can plan visits across the whole estate and price them together. Each site gets its own report and photos, so records stay tidy.
From a single site to a large estate, you get the same standard: the system surveyed, the price fixed, the visit fitted around trading and everything written up afterwards.
Keeping the system healthy
Think of this as the after-treatment advice, in brief:
- Do not let the canopy gutters overflow
- Make sure every filter is fitted before cooking
- Keep the TR19 certificate and photo report in the maintenance log
- Tell us when the extract starts to drip or smell
Every clean ends with a photo report. Before and after photos show each part of the system, alongside a list of what was cleaned, anything out of reach and the recommended next clean date.
Keep the outside of the canopy wiped and any grease cups emptied. A daily wipe isn’t a deep clean, but it helps between visits.
Honest limits
We’d rather tell you now than book work that won’t help, so here are the limits:
- A canopy that is too small or a system that was badly designed
- A grease trap that needs emptying
- Ductwork that is corroded, split or leaking (that’s for a ductwork contractor)
Not sure which it is? You can phone us on 0345 646 2711 or use the quote form and we’ll tell you honestly.
