Lee-over-Sands kitchen extract cleaning
We cover Lee-over-Sands for kitchen extract cleaning. Fixed quotes, work around your opening hours and photo reports as standard.
- Stale cooking odours from the system
- A kitchen taken over without any extract records
- An overdue clean flagged by an EHO or fire officer
When to call us in Lee-over-Sands
A lot of duct grease gets there because the filters let it through. Damaged, missing or overloaded filters let grease straight past, and it does not stop until it reaches the fan.
Keep an eye out for any of the following:
- Poor airflow at the canopy
- An overdue clean flagged by an EHO or fire officer
- Proof of cleaning requested by an insurer
- Grease drips onto cooking equipment
A TR19® clean in Lee-over-Sands does not stop at the filters: the plenum, ductwork, fan and discharge are cleaned too.
What your quote should include
- Whether the quote is based on a survey or pictures
- Whether VAT is included
- If the quote is a fixed price or an estimate
- How areas they cannot reach will be recorded
Kitchen extract cleaning for kitchens and businesses in Lee-over-Sands
The canopy over the range is only the start of a kitchen extract system. Behind it sit the plenum and grease filters, then the ductwork, risers, extract fan and discharge, and grease settles in every one of them. Our clean follows the air from canopy to discharge, cleaning to BESA TR19® Grease. The work covers discharge points, canopies and hoods and vertical risers, and people most often call us about grease smells coming from the extract and a TR19 certificate needed for the insurer. Whether you call it kitchen extract cleaning, TR19 cleaning or kitchen duct cleaning, it’s the job we do every week across Essex.
BESA sets minimum intervals by hours of cooking a day: 3-monthly for heavy use, 6-monthly for moderate use and yearly for light use, with grease readings setting the real interval.
Work in a small place like Lee-over-Sands starts with a call to agree access and timings, and the clean covers the whole system, as it would anywhere: canopy, filters, duct, fan and discharge, with a certificate and photo report at the end.
Every visit ends with a written report and pictures, so there’s a dated record of the work. Where the work is a TR19® Grease clean, the certificate is issued through the BESCA Vent Hygiene Elite portal.

What a clean won’t put right
Before you book, it helps to know what’s not included:
- A fan motor or bearings that have failed (that needs a fan repair or replacement)
- A canopy that is too small or a system that was badly designed
- Damaged duct sections that need replacing
Not sure which it is? You can phone us on 0345 646 2711, or email photos and we will tell you honestly before you book.

Leave it or put it right?
There’s no law that names TR19, but the Fire Safety Order 2005 still applies. It puts a duty on the responsible person to assess and reduce fire risk, and in a kitchen that means keeping extract grease under control. TR19 is the benchmark insurers, fire officers and EHOs look to. Out of sight is the usual reason a rural system goes too long without attention.
When the work has to happen, how we reach it and how big the site is can all change the price. Each of those is built into the quote and give you a fixed price before we start.

What we do, step by step
Protection comes first: floors, worktops and anything near the work are covered. After that, the system is made safe and the work begins. It takes as long as the system needs, from a few hours to several planned visits, and the area is cleaned down before we leave. In a small place like Lee-over-Sands, the journey is planned ahead and the visit arranged around the site’s hours.
- We survey the system, from your pictures or on site, canopy to discharge.
- Grease thickness is measured and the price is fixed before work starts.
- On the night, the equipment is off and cool and the kitchen is sheeted.
- We work through the system from the canopy to the fan and discharge.
- We re-test, photograph and send your certificate and photo report.
Getting ready for the visit
- Find the previous report, if there is one
- Let us know when the site is closed or quiet
- Mention any sign-in, permit or induction we need
Get a fixed quote
Photos are enough for some jobs, while others need a look on site. Big or complicated sites, and systems that are hard to see in pictures, get a survey first. Either way, the quote is fixed before any work is booked.
Advice
What staff can safely do
Some jobs should never be done in-house: entering ducts, working on fans, testing dampers and taking grease readings need training, the right equipment and safe access. That’s our job.
Good housekeeping makes our visits easier, not unnecessary. Regular in-house cleaning slows the build-up, but the parts you cannot see still need a specialist at the right interval.

How we price kitchen extract cleaning
There’s no set price list, because sites vary so much. What we look at:
- The condition we find in the survey
- Whether we need access equipment or extra panels
- The scale of the work
- Travel, parking and unloading
You will not find a price list here, because each job is priced on what it involves. Call for a fixed quote, and we’ll explain what it covers.
What to send for a quote
Photos let us diagnose from a distance. Try to include:
- Wide photos of the system and the area around it
- Any access panels or hatches you can see
- Your opening hours and when the area is out of use
- How we’d reach plant on a roof or in a plant room
We don’t publish a price list, because every site is different. We look at your system first, from photos or on a visit, then send a fixed quote. To get going, give us a ring on 0345 646 2711 or send us an email.
Between visits
Here’s the after-treatment advice, short and simple:
- Tell us when the extract starts to drip or smell
- Run the extract fan throughout cooking
- Clean grease off the canopy surfaces regularly
- Never cook with filters missing or out of place
The kitchen is left clean and ready for the next service. Grease and dirty water are collected and taken off site, so you can start cooking as normal.
Regular filter cleaning is the simplest thing a kitchen can do. Clean, well-fitted filters catch more fat before it reaches the duct, which slows build-up further down the system.
What kitchen extract cleaning looks like in Lee-over-Sands
At about 1 mile from the coast, Lee-over-Sands is close enough for sea air to matter. Near the sea, the fan and discharge at the top of a kitchen extract corrode faster than they would inland. There are about 3 cafés, restaurants and staff canteens in and around Lee-over-Sands, up to about a mile and a half out, according to the Food Standards Agency’s register. Any of them cooking under a canopy is sending grease into its ductwork every service. In Lee-over-Sands, food businesses are inspected by environmental health officers from Tendring council. An officer looking round a kitchen will see the canopy, and grease there is hard to miss. Our report lists what was cleaned and when, which is useful to have ready.
Before-and-after pictures and a TR19® certificate come with every clean around Lee-over-Sands.

Can you price the work without visiting?
In many cases, yes. With good photos, the site type and your last report, we can price many jobs. Larger or hidden systems need a survey on site first.

Do you survey before quoting?
Yes. We always survey first, either from photos and details you send or on a site visit. A fixed quote follows.
Can you set up regular visits?
Yes. Regular plans can run on 3, 6 or 12-monthly cycles, to suit the system and how it’s used.
Can you look after several sites?
Yes. One number covers all your sites across London and the South East, with visits on a regular schedule.
What if parts of the system cannot be reached?
Anything we cannot reach goes on the report, with pictures where possible, and we tell you what would make it reachable, such as extra access panels in ductwork.
