Fire damper testing across Yelsted

Fire damper testing in Yelsted, done properly

Ductwork can carry fire and smoke between compartments, and the damper is what stops it. That depends entirely on the blade closing all the way. Annual drop testing is how you know for the dampers in your building. The work covers offices and schools, hospitals and care homes and motorised smoke dampers, and common reasons people get in touch are gaps in the fire damper test log and corroded dampers in damp risers and plant rooms.

In a village or hamlet like Yelsted, there may be only a few buildings with fire dampers. Wherever there are dampers, each one needs testing at least annually.

The paperwork matters as much as the work. You get a written report with photos after every visit, listing what was done, anything we couldn’t reach and when the next visit is due. Keep it with your fire safety records so it’s ready for an insurer, fire officer or EHO.

For landlords and multi-site operators

Whether it’s one building or many, you get the same standard: diagnosis, a fixed price, work booked around your hours and a written report with pictures.

For anyone managing more than one site, we can schedule visits across all of them on one quote. Each site gets its own report and photos, so each one has its own record.

How it works

Our technicians bring everything the work needs, from protective sheeting to tools and access equipment. All we need from you is clear access and the right equipment switched off. On site, the work takes a few hours for a single floor, with bigger buildings phased over more than one visit. Visits to a village like Yelsted are booked in advance, at a time that suits whoever runs the site.

  1. Before the visit, we agree access, timings and any areas with restrictions.
  2. We open up ceilings and hatches and take off each access panel.
  3. The blade is released and watched to make sure it closes fully.
  4. We reset it and record any dirt, corrosion or damage.
  5. Panels and tiles go back, and the results are written up.

Before we arrive

  • Plan for cooking equipment or plant to be off before we arrive
  • Let us know about parking and loading
  • Let us know when the site is closed or quiet

Some systems can be priced from pictures; others need a survey. Big or complicated sites, and systems that are hard to see in photos, get a survey first. Either way, the quote is fixed before any work is booked.

What happens if it’s left?

If a damper can’t close, the wall it sits in has a hole in it during a fire. Everything else about the compartment can be right and the duct still lets it down. Testing now is how you find out before it matters. Rural sites cannot always move to another kitchen or room when something fails.

Kitchens, offices, schools and hospitals are all priced the same way: how much there is, how we reach it, what state it’s in and when we can work. Ask for a fixed quote and we’ll explain each part.

Aftercare tips

To keep the system working properly between visits:

  • Don’t let hatches get painted shut or boarded over
  • Tell contractors where dampers are before they start work
  • Add new dampers to the register as they’re fitted
  • Diary the annual test well ahead

Failed dampers are set out separately, each with the fault we found, along with an offer to repair or replace them. Once the work is done, the damper is tested again and the record updated.

Deal with leaks and condensation near dampers quickly. Corrosion is a common reason blades stick.

Can the work in Yelsted be done at night or at weekends?

What a clean will not put right

Some problems need a different service or another trade:

  • Approving the building’s fire strategy
  • Fire-stopping gaps around the duct where it passes through the wall
  • Control wiring problems outside the damper itself

If in doubt, call us on 0345 646 2711 or drop us a line and we’ll say what we think before you book.

Parts of the system we cover

  • Riser dampers
  • Fusible link fire dampers
  • Hospitals and care homes
  • Wall and floor dampers
  • Offices and schools
  • Motorised smoke dampers

In-house cleaning or a specialist?

Some jobs should never be done in-house: entering ducts, working on fans, testing dampers and taking grease readings call for the right kit, training and safe access. Leave those to us.

Good housekeeping makes our visits easier, not unnecessary. Clean filters and tidy surfaces slow the build-up, but hidden parts of the system still need specialist attention.

What the work involves, part by part

Offices and retail

Multi-let buildings may have dampers inside tenant areas. We agree access with the managing agent before the visit.

Ceiling voids and risers

Many dampers sit above suspended ceilings. Ceiling tiles are lifted for access and replaced afterwards.
