How we handle fire damper testing in West Hampstead
We’re often asked to take on annual damper testing by the people who look after buildings in and around West Hampstead. If there’s a damper register or a set of drawings, share it with us, and we’ll plan the visit around the building’s hours. If you have buildings with no damper register and rusted damper blades and springs, we can help, from riser dampers, hospitals and care homes and offices and schools onwards.
Across London, buildings with ducted ventilation have a fire damper wherever a duct crosses a fire-resisting wall or floor. In a larger building in West Hampstead, that can mean dampers on every floor, many of them above ceilings or in risers.
Nothing is signed off by word of mouth: a dated report with pictures of the work, and for TR19® Grease cleans, a certificate issued through the BESCA VHE portal. It shows what was done and what, if anything, couldn’t be reached.

When it’s something else
We won’t sell you work that does not address the problem, so here are the limits:
- Designing the building’s fire compartments
- Ductwork crossing a fire wall with no damper fitted
- Fire alarm or control system faults behind a smoke damper
If in doubt, phone us on 0345 646 2711 or drop us a line and we’ll say what we think.
Parts of the system we cover
- Offices and schools
- Riser dampers
- Motorised smoke dampers
- Hospitals and care homes
- Fusible link fire dampers
- Wall and floor dampers
For landlords and multi-site operators
We work for landlords, managing agents and facilities managers as well as the people running the site. Shared systems, like a riser serving several units, need a clear agreement on who books the work, and we can quote for the whole system.
We also work for facilities teams across offices, schools and healthcare across Greater London. Work can be phased by floor, building or site around the people who use them.
Signs you need fire damper testing in West Hampstead
Over the life of a building, owners, tenants and contractors come and go, and the damper records do not always go with them. Without a register, nobody knows how many dampers there are or when they were last tested.
Common reasons sites call us are:
- Fire dampers that fail to drop shut
- Gaps in the fire damper test log
- Fire damper items raised by an assessor
- Corroded dampers in damp risers and plant rooms
The nearest hospital, New End Hospital, is about 0.5 miles north-east; healthcare buildings like it are a reminder that dampers protect people who can’t move quickly.
Questions to ask before you book
- Whether the quote is based on a survey or photos
- Whether inaccessible sections are listed on the report
- Whether the work can be done while the site is closed
- Whether the quote shows VAT
Fire dampers in West Hampstead buildings
Food Standards Agency records list about 70 schools, colleges and universities, about 54 hospitals, care homes and childcare premises and about 19 hotels and B&Bs registered as food businesses within about 1.5 miles of central West Hampstead. If any of them has ducted ventilation, its dampers need an annual drop test at least. West Hampstead sits within the area of London Fire Brigade. Fire and rescue authorities enforce the Fire Safety Order in most non-domestic premises, and keeping dampers working is part of the responsible person’s duty. In a London building, dampers are often spread across floors and risers, and testing is usually planned out of hours.
Historic houses near West Hampstead, with Fenton House about 0.5 miles north-east, are a reminder that older buildings can hold dampers in unexpected places. For schools like Emmanuel Church of England Primary School, damper testing is easiest in the holidays, when corridors and ceilings are clear.

West Hampstead questions
Can you test school fire dampers in West Hampstead out of term?
Yes. The holidays are the usual time for school work. The FSA’s register shows about 70 schools and colleges with food registrations within roughly a mile and a half of West Hampstead. Just ring 0345 646 2711, or send details by email with your term dates and we will plan around them.
Which fire authority looks after West Hampstead?
Fire safety enforcement in West Hampstead is handled by London Fire Brigade. BESA guidance is that every fire damper is tested at least once a year, so an officer or insurer may expect a report less than a year old.
Can one contract cover all our sites?
Yes. Our area covers London and the South East, so sites at different addresses can be planned together on one programme. Every site has its own report.
Do you offer emergency callouts?
Yes. There’s a 24/7 emergency line, for problems that can’t wait. Ring any time and tell us what’s happened.
What types of premises do you cover?
Any site with a kitchen or a ventilation system to look after, from a small pub to a hospital. Hotels, schools, care homes, offices, shops and leisure sites are all part of our work.
Does the law say we must follow TR19?
No. TR19® is BESA’s specification, not legislation. The legal duty comes from the Regulatory Reform (Fire Safety) Order 2005: the responsible person must assess and reduce fire risk, and cleaning to TR19® is the recognised way to show grease is under control.
How do you protect the area?
Floors and surfaces near the work are sheeted before we start, and waste is contained as we go. At the end, the area is cleaned down.
Do we lose a day’s trading?
Not typically. The area we are working in has to be out of use while we’re there, so the visit goes in a quiet slot.
The process
Protection comes first: sheeting goes over floors and surfaces close to the work. After that, the system is made safe and the work begins. The work on site takes a morning or an afternoon for a small number of dampers, longer where there are many, and the area is cleaned down before we leave. In West Hampstead, as across London, we typically work overnight or at weekends and hand the site back ready to open.
- Before the visit, we agree access, timings and any areas with restrictions.
- Ceiling tiles and hatches are opened and each damper’s access panel removed.
- We release each blade and check it shuts all the way.
- The damper is reset and its condition noted.
- Panels and tiles go back, and the results are written up.
Before we arrive
- Agree a time when the area can be out of use
- Let us know about parking and loading
- Let us know how we reach the system, including roofs, risers and plant rooms

Part by part
Access panels
Testing depends on getting to the damper. That typically means an access panel in the duct, plus a way through the ceiling or wall.
Fusible link fire dampers
A damaged or painted link can stop a damper doing its job. We check its condition during the test and note anything that isn’t right.
Between visits
After the visit, a few habits help the work last:
- Brief other trades about dampers in ceilings and risers
- Fix water leaks in plant rooms and risers promptly
- File every damper report where your assessor can find it
- Add new dampers to the register as they’re fitted
When we finish, we send a report covering every damper on the visit, with its location and its result. Keep it with the building’s fire safety records so it’s ready when your assessor or insurer asks.
Deal with leaks and condensation near dampers quickly. Rusted parts are one of the main reasons dampers fail to close.
What happens if it’s left?
A damper that’s stuck open gives fire and smoke a route straight through a fire-resisting wall. The rest of the compartment can be built perfectly and still be bypassed by the duct. Testing now is how you find out before it matters. In a London building, a problem in a duct, damper or fan rarely stays in one unit.
We don’t list prices on the website, because each job is priced on what it involves. For a fixed quote, give us a ring on 0345 646 2711, or email photos, and we’ll explain what it covers.
