About our fire damper testing in Vange
For every damper, we record where it is, whether it passed and the state it’s in. Passes are reset and left ready to work, while failures are flagged with what we found. You end up with a clear record to keep with your fire safety documents. Common call-outs are for dampers flagged on a fire risk assessment and blades that jam part-way when released, on riser dampers, motorised smoke dampers and hospitals and care homes.
Buildings around Vange may have just a handful of dampers, and each still needs an annual drop test at least, with a record of every result.
The sign-off is always in writing: a dated report with pictures of the work, and for TR19® Grease cleans, a certificate issued through the BESCA VHE portal. Any parts we couldn’t reach are recorded on it too.

What we do, step by step
Your trading hours come first. Most visits are booked for when the area is out of use, such as evenings, overnight, early mornings or weekends. Once we are in, the area is sheeted and anything that has to be off is turned off and cooled, and the work takes from an hour or two in a small building to several visits on a large estate. Everything the job in Vange needs is worked out beforehand, from the survey.
- Before the visit, we agree access, timings and any areas with restrictions.
- We open up ceilings and hatches and take off each access panel.
- We release each blade and check it shuts all the way.
- We reset it and record any dirt, corrosion or damage.
- We close everything up and send the results in a report.
Getting ready for the visit
- Let us know about permits to work or site inductions
- Have your last certificate or report to hand
- Clear the space around the work
Getting a quote
Quoting starts with a diagnosis, from your pictures and details or, where that is not enough, a survey on site. After that, you get a fixed price for the work so you know the cost before we start.
Advice
What happens if it’s left?
Sites in Vange tested every year build up a history for each damper so repeat problems show up early. A damper that was slow last year and sticks this year tells you something long before it fails outright. When a site near Vange shuts unexpectedly, the people who rely on it notice at once.
What you pay depends on the size of the system, what state it’s in and access to every part of it. You get a fixed price before work begins, so you know where you stand.

Questions from Vange
Can fire dampers in schools around Vange be tested in the holidays?
Yes. The holidays are the usual time for school work. The FSA’s register shows about 14 schools and colleges with food registrations within roughly a mile and a half of Vange. Booking early in the term gives the best choice of holiday dates.
Who enforces fire safety at workplaces in Vange?
Vange is in the area of Essex County Fire and Rescue Service. Keep each damper test report with the fire risk assessment and the building’s log book, ready to show.
Which sectors do you work in?
Any commercial site with kitchens or ventilation, from a single café to a large school. Hotels, schools, care homes, offices, shops and leisure sites are all part of our work.
What accreditations do you have?
BESCA Vent Hygiene Elite membership, cleaning to BESA TR19® Grease, plus CHAS, SafeContractor and ISO 9001. We’re fully insured and have been trading since 2009.
What paperwork do we get after testing?
Our paperwork is a test report, not a certificate of compliance. It lists each damper, the result and any remedials needed.
What should I send you?
Some pictures and a quick description of the system plus the address and your hours. We’ll ask for anything else we need.
Can you test out of hours?
Yes. We work evenings, overnight and weekends, so the building keeps running. We plan the visit around when the building is quietest.
How much notice should we give?
The more notice, the better, especially for out-of-hours work. Quotes normally come back within one working day, and there’s a 24/7 line for emergencies.
What fire damper testing looks like in Vange
Food Standards Agency records list about 14 schools, colleges and universities and about 18 caring premises (care homes, nurseries and hospitals) registered as food businesses in and around Vange, up to about a mile and a half out. Buildings like these often have ducted ventilation, and wherever a duct crosses a fire-resisting wall or floor there should be a damper, tested at least once a year. About 1.5 miles west of Vange is Basildon University Hospital, the nearest hospital. Hospitals are a good example of a building with fire dampers across many floors and departments. Fire safety in Vange falls to Essex County Fire and Rescue Service. Fire and rescue authorities enforce the Fire Safety Order in most non-domestic premises, and keeping dampers working is part of the responsible person’s duty.
School buildings such as Ryedene Primary and Nursery School are typically tested in the holidays, wherever they have dampers. For buildings around Pitsea station with ducted ventilation, any fire dampers need an annual test at least.
Vange is about 1 mile south-east of Basildon, in Essex. Sites in Vange get the same service as everywhere we cover: diagnosis first, a fixed price, out-of-hours working where needed and a written report with photos. Across Essex, we cover 644 places, Vange among them. For sites nearby, see our Chelmsford page, about 12 miles away.
Work in SS16, SS14 and SS13 is surveyed, quoted and booked the same way as anywhere else. If you need fire damper testing at premises on High Road, Beech Road and London Road or a nearby road, we can help. With the A13 close by, Vange is easy for our technicians to reach at any hour. We also work in nearby towns such as Chelmsford (12 miles north), Brentwood (9 miles north-west), Maldon (14 miles north-east), Canvey Island (5 miles south-east), Billericay (5 miles north-west) and Rayleigh (5 miles north-east).
What’s near Vange
We work in commercial kitchens and buildings around Barstable School, Vange Hill and The Basildon Lower Academy. For rail, the closest station is Pitsea station, roughly 0.9 miles east of the centre. Nearby you’ll also find The Motor Boat Museum (less than half a mile north-west) and Eastgate Shopping Centre (1.3 miles north-west). Green spaces nearby include Vange Marsh RSPB nature reserve.
Multi-site and managed buildings
Running several sites is easier with one contractor. We cover South East England and London, so a run of sites can go into one programme and kept on a regular cycle.
Managing agents often deal with us directly. Send the address, what’s needed and how access works, and we will send a fixed quote.
Staff cleaning versus specialist work
When your team notices a problem between visits, like drips, unusual noise, smells or damaged filters, it’s best reported rather than tackled in-house. We will take a look and give you a fixed quote.
Staff cleaning and specialist work aren’t the same thing. A daily filter wipe and a weekly filter wash keep grease down at the front of the system, but they do not reach the grease that builds up further in. That part needs specialist access and equipment.
Between visits
Good habits slow the build-up between visits. Our tips:
- Do not let anything obstruct a damper’s blade
- Don’t let hatches get painted shut or boarded over
- Act on failed dampers rather than leaving them on file
- Book the next test before the year runs out
Make sure trades working in ceilings and risers know where the dampers sit, and ask them not to run cables through or wedge them. Anything they disturb should be checked again.
A simple register of every damper helps a great deal: where each damper is, what kind it is and when it was last tested. It stops dampers getting lost as the building changes.
Different parts, different methods
Smoke dampers
A smoke damper that does not respond to its controls is recorded as a fault, along with what we saw.
Schools, hospitals and care homes
Schools are often easiest to test during the holidays, when ceilings can be opened without disturbing lessons.
Signs you need fire damper testing in Vange
Building work often happens right next to dampers. Cables get run through them, links get knocked and blades get wedged open, and any of those can stop a damper closing.
If you notice any of these, it’s worth a diagnosis:
- Corroded dampers in damp risers and plant rooms
- Missing or out-of-date damper records
- Dampers that can’t be reached without an access panel
- Dampers that stick or will not close fully
The nearest hospital, Basildon University Hospital, is about 1.5 miles west; healthcare buildings like it are a reminder that dampers protect people who cannot move quickly.

- How VAT is shown on the quote
- When they can work, and whether that’s outside your opening hours
- What paperwork you get at the end
