Fire damper testing in Thong
Fire dampers sit inside ductwork where it passes through a fire-resisting wall or floor. Most are held open by a fusible link that melts at a set temperature, letting the blade drop and close the duct. A drop test shows that the damper still does that when it matters, and every result is written down, damper by damper. The work covers motorised smoke dampers, fusible link fire dampers and hospitals and care homes, and people most often call us about dampers clogged with dust or grease and blades that jam part-way when released.
Somewhere as small as Thong, fire dampers are normally found in a school, a care home, a hotel or a converted building, wherever there is one. Wherever there are dampers, each one needs testing at least annually.
Insurers, fire officers and environmental health officers all look at records. That is why every job is written up in a report with pictures, plus a TR19® certificate through the BESCA VHE portal where the work is a TR19® Grease clean.

What happens if it’s left?
Faults found early are often simpler to put right. Years of corrosion and dirt can mean the whole damper needs replacing instead. It’s simpler to plan the work at Thong now than to arrange it in a hurry later.
You will not find a price list here, because the cost depends on the site in front of us. For a fixed quote, call us on 0345 646 2711 or use the quote form, and we will talk you through it.

Landlords, agents and facilities managers
Under the Regulatory Reform (Fire Safety) Order 2005, the responsible person must assess and reduce fire risk, and that can be the employer, the owner, a landlord, a facilities manager or a managing agent. Where responsibility is shared, records matter even more.
Landlords, managing agents and facilities managers book us, not only the businesses that use the systems. Where a system serves more than one tenant, such as a shared riser, it helps to agree who arranges the work, and we are happy to quote for all of it.
Questions from Thong
Is fire damper testing any different in a coastal place like Thong?
Yes, to a degree: at about 3 miles from the coast, Thong gets salt-laden air that corrodes metal faster. Corrosion is one of the things that can stop a damper closing, so it’s noted at every test.
Can you get to a site in Thong?
Yes. Thong is within the area we cover across London and the South East. Photos of the system and directions to the site help us plan the visit.
How much notice should we give?
The more notice, the better, especially for out-of-hours work. Quotes normally come back within one working day, and emergencies are covered by our 24/7 line.
Can you test motorised smoke dampers?
Yes, alongside fire damper drop testing. Smoke and fire dampers are reported together, with any faults set out clearly.
How often do fire dampers need drop testing?
BESA guidance is that fire dampers are tested on completion of installation and at least annually after that. For spring-operated dampers, once a year is the minimum.
Can you fix fire dampers that fail?
Failed dampers are reported and we can quote to repair or replace them. After the repair, we test it again so the record shows a pass.
Do we lose a day’s trading?
Not usually. Visits are timed for when the area is closed, such as overnight or at a weekend, so the site can carry on as normal.
Can we book visits on a schedule?
Yes. Send details of the systems and how they’re used and we’ll propose a schedule with a fixed quote.
What staff can safely do
Some jobs should never be done in-house: opening up ductwork, cleaning fans, drop testing fire dampers and measuring grease call for the right kit, training and safe access. That is our job.
For ventilation and air handling systems, in-house care is mostly about checks: clear grilles, a log of filter changes and reporting anything odd. Cleaning inside ducts and units is specialist work.
How the visit works
Each visit runs to the same pattern: sheeting and protection first, isolate whatever needs isolating, carry out the fire damper testing, clear away and hand over the paperwork. On site, the work takes a morning or an afternoon for a small number of dampers, longer where there are many. For a village or hamlet like Thong, tell us about narrow lanes, gates and parking when you book.
- Before the visit, we agree access, timings and any areas with restrictions.
- Ceiling tiles and hatches are opened and each damper’s access panel removed.
- The blade is released and watched to make sure it closes fully.
- The damper is reset and its condition noted.
- We close everything up and send the results in a report.
How to prepare
- Agree a time when the area can be out of use
- Move anything stored near the system
- Mention any parking or loading restrictions
Get a fixed quote
Getting a quote does not take long. Call or email with a few details and you’ll normally have a fixed price within one working day. Where a survey is needed, we arrange a time that suits the site.
Related advice
Looking after it afterwards
After the visit, a few habits help the work last:
- Book the next test before the year runs out
- Keep ceiling hatches and duct panels easy to open
- Store test records alongside the fire risk assessment
- Keep the damper register up to date after any building work
Pass the report to whoever keeps your fire risk assessment up to date so their assessment matches what was found. Outstanding faults should be dealt with, not left on file.
Clean ductwork means less dust and grease reaching the dampers. It makes sense to plan duct cleaning and damper testing together.
Different parts, different methods
Ceiling voids and risers
Ceiling voids are where lots of dampers end up. We lift tiles where necessary and put them back as we found them.
Access panels
Where there’s no access panel, we record the damper as not tested and say why. Fitting a panel means it can be tested on the next visit.
Common problems we fix in Thong
In most buildings, Thong included, dampers are out of sight in ceiling voids, risers and service shafts. Without an access panel nearby, they’re easy to forget, and anything nobody can get to goes untested.
It’s time to book a visit if you see:
- Smoke dampers that need testing through their controls
- Dampers that can’t be reached without an access panel
- Fire dampers that fail to drop shut
- Gaps in the fire damper test log
Hospitals such as Gravesham Community Hospital, about 2.8 miles north-west, are a good example of buildings with dampers on many floors; if you manage a clinic, surgery or care home near Thong, the same annual testing applies.

What fire damper testing looks like in Thong
Thong is within about 3 miles of the coast. Dampers close to louvres and air intakes can corrode in sea air, and a corroded blade may not drop. There are about 18 schools, colleges and universities and about 4 caring premises (care homes, nurseries and hospitals) on the FSA’s food hygiene register within 1.5 miles or so of the middle of Thong. Schools, care settings and hotels are the kind of buildings where fire dampers are commonly found. Thong sits within the area of Kent Fire and Rescue Service. In most workplaces and other non-domestic buildings, it’s the fire and rescue authority that enforces the Fire Safety Order.
If you manage an older building converted to a hotel or venue, like many historic houses in the area (Cobham College is about 1.5 miles south), finding every damper is the first job. A school like Riverview Infant School can have any dampers tested over half-term without disturbing lessons.
Thong is about 2 miles south-east of Gravesend, in Kent. Every kind of commercial site in Thong, fire damper testing is something we can help with. We can work out of hours so the site keeps running.
