FAQs for The Wrythe

Who is the fire and rescue service for The Wrythe?

London Fire Brigade is the fire and rescue service for The Wrythe. A report listing every damper, its location and its result is the easiest way to show the dampers are maintained.

Do you do school damper testing in The Wrythe in the summer holidays?

Yes, holiday work suits schools best. There are about 30 schools, colleges and universities on the FSA’s food hygiene register within about 1.5 miles of The Wrythe. Tell us your holiday dates and we will book the visit for when the site is empty.

Is TR19 a legal requirement?

No. The law sets the duty; TR19® is the benchmark used to show it’s met. Under the Regulatory Reform (Fire Safety) Order 2005, the responsible person has to manage fire risk, and without records, many insurers may refuse or reduce a claim.

Do you work in The Wrythe?

Yes. Our area takes in London and the counties of South East England, and that includes The Wrythe.

What do you do with what you remove?

We take it away at the end of the visit. During the work, it’s contained to keep the area clean.

What should I send you?

A short description and a few photos, with the address and opening hours. If we need more, we will ask.

What’s TR19?

It’s the industry benchmark for cleaning ventilation and kitchen extract systems, written by BESA. It sets out inspection, cleaning and record keeping and expects a risk-based approach.

Can one contract cover all our sites?

Yes. Send the list of sites and the work at each and you will get one fixed quote.

Fire damper testing in The Wrythe, done properly

For every damper, we record where it is, whether it passed and the state it’s in. Dampers that pass are reset and left open, ready to operate, while failures are flagged with what we found. That record belongs with the building’s fire safety paperwork. Common call-outs are for dampers that stick or won’t close fully and smoke dampers that need testing through their controls, on fusible link fire dampers, wall and floor dampers and riser dampers.

In a London area like The Wrythe, testing has to fit around tenants, residents, guests or patients, so we work floor by floor or out of hours. Access to ceiling voids and risers is agreed with the building manager first.

We have been trading since 2009, and we are a BESCA Vent Hygiene Elite member, cleaning to BESA TR19® Grease. CHAS, SafeContractor and ISO 9001 are in place too, and we carry full insurance.

What fire damper testing looks like in The Wrythe

There are about 30 schools, colleges and universities and about 59 care, childcare and hospital premises on the FSA’s food hygiene register in The Wrythe and the streets around it, up to about 1.5 miles out. Buildings like these often have ducted ventilation, and wherever a duct crosses a fire-resisting wall or floor there should be a damper, tested at least once a year. For The Wrythe, the closest hospital is St Helier Hospital, roughly 0.9 miles north-west. Hospitals are a good example of a building with fire dampers across many floors and departments. The Wrythe sits within the area of London Fire Brigade. Fire and rescue authorities enforce the Fire Safety Order in most non-domestic premises, and keeping dampers working is part of the responsible person’s duty.

If you manage a care home or clinic near The Wrythe, the testing that a hospital like St Helier Hospital (about 0.9 miles north-west) relies on applies to your dampers too. If you look after a building near Carshalton station with a fire risk assessment due, a damper test with a full record is worth having first.

The Wrythe is about 7 miles south of Stockwell, in Greater London. Why it’s worth doing now in The Wrythe

Testing every year builds a history for each damper so repeat problems show up early. If the same damper keeps giving trouble, the record shows it long before it fails outright. London sites work long hours, and the longer a job is left, the bigger it gets.

Leaving it longer rarely makes the work cheaper. Problems in a system tend to grow, which can make the next visit longer. If you are unsure, phone us on 0345 646 2711 or send us an email for straight advice and a fixed quote.

What you get with us

What your team can do, and what needs us

Keep a record of what your team does. A dated log of in-house cleaning and checks helps show that the system is managed between specialist visits, next to our reports.

Away from the kitchen, the in-house job is mainly checking: clear grilles, a log of filter changes and reporting anything odd. The inside of ducts and units needs a specialist.

When it’s something else

It’s worth knowing the limits before booking:

  • Fire risk assessments, which need a fire risk assessor
  • Holes around ductwork in fire-resisting walls
  • Approving the building’s fire strategy

If you’re not sure, just call 0345 646 2711 or email us and we will give you a straight answer.

Where we work

  • Riser dampers
  • Wall and floor dampers
  • Fusible link fire dampers
  • Hospitals and care homes
  • Offices and schools
  • Motorised smoke dampers

What happens on the day

We turn up at the time agreed with you, which is often after service, overnight or at a weekend. Equipment that has to be off is switched off and allowed to cool first, and floors and nearby surfaces are sheeted. The work itself takes a couple of hours for a few dampers, and a day or more across a big site. Loading bays, visitor permits and roof access are the first things we ask about for a site in The Wrythe.

  1. We go through the damper schedule and any previous faults.
  2. Each damper is found and checked for access.
  3. Fire dampers are drop tested, and smoke dampers are tested through their controls.
  4. Dampers that pass are reset, and failures are logged with what we found.
  5. We report the results and offer remedials on failed dampers.

Before we arrive

  • Agree a time when the area can be out of use
  • Arrange a key holder or contact on site
  • Clear loose items from the work area

Advice

Landlords, agents and facilities managers

We also work for facilities teams across offices, schools and healthcare in The Wrythe and across Greater London. Larger estates can be phased building by building to keep disruption down.

Keeping records across a portfolio is half the battle. Every visit ends with a dated report and pictures, so you can show an insurer or inspector what was done at each site.

Looking after it afterwards

To keep the system working properly between visits:

  • Tell contractors where dampers are before they start work
  • Diary the annual test well ahead
  • Keep the damper register up to date after any building work
  • File every damper report where your assessor can find it

Failed dampers are set out separately, each with the fault we found, and we can quote for remedials. Once the work is done, the damper is tested again and the record updated.

Deal with leaks and condensation near dampers quickly. Rusted parts are one of the main reasons dampers fail to close.

Do you need fire damper testing in The Wrythe?

Building work often happens right next to dampers. Cables get run through them, links get knocked and blades get wedged open, and any of those can stop a damper closing.

What we’re most often called out for:

  • Fire dampers with no recent test record
  • Smoke dampers with no recent test
  • Dust or grease build-up on damper blades
  • Dampers that stick or will not close fully

Historic buildings that have had ventilation added later can hide dampers in awkward places; Nonsuch Mansion, about 2.9 miles west, is one of the historic houses in the area around The Wrythe.
