Fire damper testing in The Warren
Not every damper relies on heat. Smoke dampers are motorised and are opened and closed by a control system, so testing means running them through their controls and checking that each blade moves fully and returns. Common call-outs are for motorised smoke dampers due for testing and dampers that stick or won’t close fully, on motorised smoke dampers, riser dampers and fusible link fire dampers.
Where there are care homes, schools or hotels around a place like The Warren, their dampers are often in the ductwork serving kitchens, plant rooms and corridors. We plan the work around the people using the building.
Good records are part of the job. Each visit is written up with photos, covering the work done, any areas we couldn’t access and a recommended next date. File it in your maintenance log so it’s ready for an insurer, fire officer or EHO.

Signs you need fire damper testing in The Warren
Over time, dust builds up on the blade, the runners and the spring. If the duct carries cooking vapour, a film of grease adds to it, and either can stop the blade dropping fully.
The symptoms we’re asked about most are:
- Gaps in the fire damper test log
- Fire damper items raised by an assessor
- Dirty dampers that may not close
- Smoke dampers that need testing through their controls
If you manage a school site such as Harmans Water Primary School, any fire dampers can be tested in the holidays.

What your team can do, and what needs us
Away from the kitchen, the in-house job is mainly checking: keeping grilles clear, noting unusual noise or smells and logging filter changes. Cleaning inside ducts and units is specialist work.
Good housekeeping makes our visits easier, not unnecessary. Clean filters and tidy surfaces slow the build-up, but hidden parts of the system still need specialist attention.
What the work involves, part by part
Access panels
Where there’s no access panel, we record the damper as not tested and say why. We can fit access panels so it’s tested next time.
Fusible link fire dampers
The common fire damper uses a link that holds the blade open. When the link reaches its set temperature it melts, and the blade drops to close the duct. We release the blade, check it closes fully and reset it.
Between visits
To keep the system working properly between visits:
- Fix water leaks in plant rooms and risers promptly
- Keep the damper register up to date after any building work
- Book the next test before the year runs out
- Get remedials done soon after a failed test
After testing, you get a report listing each of the fire and smoke dampers we tested, with its location and its result. Keep it with the building’s fire safety records so it’s to hand for assessors and insurers.
The simplest way to avoid failures is to test on time, every year. Faults caught early are easier to fix.
The Warren buildings and fire safety
There are about 8 schools, colleges and universities and about 7 caring premises (care homes, nurseries and hospitals) on the FSA’s food hygiene register within roughly a mile and a half of the centre of The Warren. Buildings like these often have ducted ventilation, and wherever a duct crosses a fire-resisting wall or floor there should be a damper, tested at least once a year. About 1.6 miles east of The Warren is Heatherwood Hospital, the nearest hospital. Healthcare buildings rely on fire compartments to protect people who cannot easily move, and dampers keep those compartments sealed. The Warren is covered by Royal Berkshire Fire and Rescue Service. When a fire safety officer audits a non-domestic building, maintenance of systems like dampers can come up.
Wherever there are offices above shops, near Martins Heron station or elsewhere in The Warren, ductwork may cross fire-resisting floors, and any dampers need testing. If you manage a care home or clinic near The Warren, the testing that a hospital like Heatherwood Hospital (about 1.6 miles east) relies on applies to your dampers too.

What we do, step by step
Protection comes first: sheeting goes over floors and surfaces close to the work. Then we make the system safe and start. It takes anything from a couple of hours for a handful of dampers to a full day for a large building, and we clear up before we go. Visits to a place like The Warren are planned ahead, so we arrive with what the survey says the job needs.
- Before the visit, we agree access, timings and any areas with restrictions.
- Ceiling tiles and hatches are opened and each damper’s access panel removed.
- We release each blade and check it shuts all the way.
- The damper is reset and its condition noted.
- Panels and tiles go back, and the results are written up.
Getting ready for the visit
- Let us know about parking and loading
- Let us know about permits to work or site inductions
- Tell us the best time to work, such as after service or at a weekend
Ask for a quote
Photos are enough for some jobs, while others need a look on site. Big or complicated sites, and systems that are hard to see in pictures, get a survey first. Either way, you get a fixed price before we start.
Advice
Multi-site and managed buildings
When the building owner and the occupier are different, the lease normally sets out who maintains what. We can quote either party, and the report can go to both.
Keeping records across a portfolio is half the battle. Each visit produces a dated report with pictures, ready to show insurers, fire officers or EHOs.
Why it’s worth doing now in The Warren
Until a damper has been dropped, you can’t say whether it works. Testing turns it into a known pass or a known fault, with remedials offered for anything that fails, which is far easier to plan for. Booking now means the visit to The Warren is planned around you, not forced by a breakdown.
Whatever the type of site, the quote works the same way: how much there is, how we reach it, what state it’s in and when we can work. Ask for a fixed quote and we will go through it with you.
