AHU cleaning in The Warren

Drain trays under cooling coils are meant to empty. When the drain blocks, water sits there and the tray turns slimy, right in the path of the air going into the building. Cleaning and clearing it is a key part of the job. We’re often asked to deal with units that have only ever had filter changes and filters that are clogged or overdue, on filter sections, heating and cooling coils and drain trays.

Visits to a place like The Warren are fitted around opening hours. The method doesn’t change: inspect first, clean, then record what was done.

Nothing is signed off by word of mouth: a written report, dated and illustrated with pictures, and for TR19® Grease cleans, a certificate issued through the BESCA VHE portal. Any parts we couldn’t reach are recorded on it too.

Will you come out to The Warren?

Yes. Villages and rural sites across the South East are part of our work, The Warren included. Just mention lanes, gates or anything else about the site when you book.

How much does AHU cleaning cost in The Warren?

It depends on the site, so we quote each one individually. For a quote, ring 0345 646 2711 or email us with the site type, opening hours and a few photos.

Do you look at the system first?

Yes. For many sites, photos and a few details are enough, while bigger or harder-to-see systems are surveyed on site.

Is a quote from pictures possible?

Often, yes. Photos of the system and the access, plus your opening hours and last report, are often enough. Larger or hidden systems need a survey on site first.

Do you have a 24/7 line?

Yes. Our emergency line runs 24/7 for anything that can’t wait until a planned visit. Ring any time and tell us what’s happened.

Where does the waste go?

Waste is contained during the work and removed when we leave, including grease, debris and dirty water. We do not leave it behind.

What types of premises do you cover?

Any commercial site with kitchens or ventilation, from a single café to a large school. We work with hotels, schools, care homes, offices, retail and leisure sites.

For landlords and multi-site operators

We work for landlords, managing agents and facilities managers as well as the people running the site. Where a system serves more than one tenant, such as a shared riser, it helps to agree who arranges the work, and we can quote for the whole system.

Keeping records across a portfolio is half the battle. Each visit ends with a dated report and photos, so you can show an insurer or inspector what was done at each site.

What affects the cost of AHU cleaning

Before we fix a price, we need to know a few things. We check:

  • How easy every part is to reach
  • Where the site is and how we reach it
  • The condition of the system
  • Site rules, permits and inductions

The cost depends on the size of the system, what state it’s in and how easy it is to reach. We give you a fixed price before we start, so you know where you stand.

Helping us quote

To speed up the quote, please include:

  • The paperwork from the last visit, if you have it
  • Detail shots of panels, filters and grilles
  • The roof, plant room or outside wall the system runs to
  • The times we could work without disrupting the site

Photos are enough for some jobs, while others need a look on site. Larger sites, and anything hidden behind walls, ceilings or floors, are normally surveyed first. Either way, the quote is fixed before any work is booked.

Between visits

Here’s the after-treatment advice, short and simple:

  • Change filters on schedule and log each change
  • Don’t store bins or materials near the intake
  • Check the drain tray is emptying during routine visits
  • Store the TR19 paperwork where auditors can find it

Photos in the report cover the filters, coils, drain tray, fan and casing, and note any part we couldn’t get to. It also notes faults we spotted, such as damaged panels or a blocked drain.

Regular inspection under TR19® Air shows when cleaning is due instead of leaving it to guesswork.

Why act early in The Warren

Facilities teams are often asked for evidence that the ventilation is looked after. A TR19® certificate and photo report give you that, for audits, tenants or your own peace of mind. Booking now means the visit to The Warren is planned around you, not forced by a breakdown.

One small site or a whole estate, we price it on the same basis: the work involved, the access and the timing. The price is fixed before we start.

How the visit works

The first job on site is protection: floors, worktops and anything near the work are covered. Then we make the system safe and start. It takes one overnight shift for many single units, with bigger plant phased, and we clear up before we go. Around The Warren, access is typically simpler than in a town centre, though gates and roof access are worth mentioning.

  1. We survey the unit from pictures or on site and agree what’s included.
  2. With your site team, the unit is switched off and isolated, then the area around it protected.
  3. Filters, coils, fan section and casing are cleaned in turn.
  4. Standing water and slime come out of the tray and the drain is checked.
  5. We close up the unit and send the certificate and before and after pictures.

Preparing for the visit

  • Let us know about permits to work or site inductions
  • Tell us about access, such as roof hatches, plant rooms, ceilings or locked areas
  • Plan for cooking equipment or plant to be off before we arrive

Different parts, different methods

Heating and cooling coils

Cooling coils stay damp in use, so dirt on them can turn sticky. The coil and its drain tray are cleaned as one job.

Rooftop and plant room units

Rooftop units take the weather, and intakes can collect leaves and debris. We clean the intake and first stage of filters along with the rest.

What a clean will not put right

It’s worth knowing the limits before booking:

  • Leaking heating or cooling coils
  • Building management system faults
  • Mechanical faults with motors, belts or bearings

If in doubt, ring 0345 646 2711 or drop us a line and we will say what we think before you book.
