Fire damper testing in The Stocks

Keeping the system healthy

Aftercare is simple, and it helps at the next visit:

  • Store test records alongside the fire risk assessment
  • Keep an eye out for damp around dampers
  • Act on failed dampers rather than leaving them on file
  • Keep to at least yearly testing

Dampers we couldn’t reach are listed with the reason, such as no access panel or a blocked hatch. Access panels can be fitted so those dampers are tested on the next visit.

Make sure every damper can be reached. If a damper has no access panel, have one fitted ahead of the next visit.

How we handle fire damper testing in The Stocks

A drop test is simple in principle: we release the blade, watch it close fully, then reset it. We test dampers for sites in The Stocks and the rest of Kent, keeping a log for each damper so there’s a history to look back on. If you are dealing with fire damper items raised by an assessor and fire dampers with no recent test record, we can put it right, from motorised smoke dampers, offices and schools and wall and floor dampers onwards.

Rural buildings that have been converted or extended can have ducts passing through fire-resisting walls, and the dampers in them are easily forgotten. A first test usually starts with finding them all.

The report is your system’s health record: dated, with photos, and showing what was done. Grease extract cleans are also certificated to TR19® Grease through the BESCA VHE portal, ready for your insurer.

What happens on the day

Your trading hours come first. Most visits are booked for when the area is out of use, such as evenings, overnight, early mornings or weekends. Once we are in, the area is sheeted and anything that has to be off is turned off and cooled, and the work takes anything from a couple of hours for a handful of dampers to a full day for a large building. Visits to a village like The Stocks are booked in advance, at a time that suits whoever runs the site.

  1. We go through the damper schedule and any previous faults.
  2. Each damper is found and checked for access.
  3. We test fire dampers by dropping them and smoke dampers by operating them through the controls.
  4. Dampers that pass are reset, and failures are logged with what we found.
  5. We report the results and offer remedials on failed dampers.

Preparing for the visit

  • Move anything stored near the system
  • Dig out any earlier paperwork for the system
  • Tell us about access, such as roof hatches, plant rooms, ceilings or locked areas

Advice

Why act early in The Stocks

Leaving damper testing for another year does not make the dampers any more likely to work. BESA guidance is to test at least annually, so a missed year leaves a gap in the record too. A fault that closes a site in a village like The Stocks affects everyone who depends on it.

We do not list prices on the website, because the cost depends on the site in front of us. Call for a fixed quote, and we’ll talk you through it.

What you get with us

  • Fully insured
  • One number for every site across the South East and London
  • We diagnose before we treat
  • In business since 2009

Common problems we fix in The Stocks

Rust is a frequent reason a damper will not close. Condensation, leaks and damp plant rooms corrode the parts that need to move, so a damper can seize without anyone noticing.

The symptoms we are asked about most include:

  • Dampers clogged with dust or grease
  • Fire dampers nobody can get to
  • Fire damper items raised by an assessor
  • Fire dampers with no recent test record

If you manage a school site such as Wittersham Church of England Primary School, any fire dampers can be tested in the holidays.

What your quote should include

  • What records you will receive afterwards
  • Which accreditations they hold, and whether you can check them
  • Whether the work can be done while the site is closed
  • Whether the price is fixed

What a clean won’t put right

We’d rather tell you now than book work that won’t help, so here are the limits:

  • Gaps in the wall or floor around the damper
  • Deciding where dampers should be fitted
  • Sign-off of the whole building’s fire safety

If you are not sure, just call 0345 646 2711 or email us and we’ll give you a straight answer before you book.

  • Wall and floor dampers
  • Hospitals and care homes

The Stocks questions

Can you come to The Stocks after we close?

Yes. We work evenings, overnight and at weekends. That way a site in The Stocks doesn’t have to lose a day’s trading. Let us know the hours you’re closed and we’ll book within them.

Do you cover smaller places like The Stocks?

Yes. Villages and rural sites across the South East are part of our work, The Stocks included. Just mention lanes, gates or anything else about the site when you book.

Can you quote from photos?

In many cases, yes. Photos of the system and the access, plus your opening hours and last report, are often enough. Where we can’t see enough, we arrange a survey.

Where does the waste go?

Waste is contained during the work and removed when we leave, from grease and debris to used cleaning water. None of it is left on site.

How long does fire damper testing take?

It takes a couple of hours for a few dampers, and a day or more across a big site. Access is the biggest factor, so we will confirm the time when we quote.

What’s TR19?

A BESA specification in two main parts: TR19® Grease for kitchen extracts and TR19® Air for supply and extract systems. It isn’t legislation, but it’s the standard people check against.

How much notice do you need?

The more notice, the better, particularly for night and weekend visits. Quotes normally come back within one working day, and emergencies are covered by our 24/7 line.

What do you do to protect the area?

Protection goes down first: sheeting over floors, worktops and anything close to the work. We tidy up and take our waste away before we leave.

What staff can safely do

Day-to-day cleaning is something your team can do: wiping canopies, washing grease filters and recording it in a log. What they can’t safely do is clean inside the ductwork, the fan or the risers, which is where we come in.

In-house cleaning and specialist cleaning do different jobs. A daily filter wipe and a weekly filter wash keep grease down at the front of the system, but they don’t reach the grease that builds up further in. Reaching it takes a specialist with the right equipment.

Multi-site and managed buildings

Records are where multi-site compliance often slips. Each visit produces a dated report with pictures, so you can show an insurer or inspector what was done at each site.

Under the Regulatory Reform (Fire Safety) Order 2005, the responsible person must assess and reduce fire risk, which may be the employer, owner, landlord, FM or managing agent. Where responsibility is shared, records matter even more.
