Fire damper testing in The Burroughs, done properly
We’re often asked to take on annual damper testing by the people who look after buildings in and around The Burroughs. Send us the damper schedule or the drawings if you have them, and we will plan the visit around the building’s hours. If you have dust or grease build-up on damper blades and dampers overdue for their annual drop test, we can put it right, from hospitals and care homes, offices and schools and motorised smoke dampers onwards.
In a London area like The Burroughs, testing has to fit around tenants, residents, guests or patients, so it’s often done out of hours or one zone at a time. We agree access to ceilings, risers and plant rooms with the building before we start.
A written report with photos follows every visit, so there’s a dated record of the work. Where the work is a TR19® Grease clean, the certificate is issued through the BESCA Vent Hygiene Elite portal.

Your questions about fire damper testing in The Burroughs
Do you work at weekends in The Burroughs?
Yes, we can come after you close and finish before you open. The work in The Burroughs can fit around your hours. Let us know the hours you are closed and we will book within them.
What do you need to know about parking in The Burroughs?
We plan it in advance, so let us know about loading bays, permits and access rules at the building. Where restrictions apply in the day, an evening or overnight visit normally gets round them.
Do you carry out smoke damper testing?
Yes, as well as drop testing fire dampers. Smoke and fire dampers are reported together, with any faults set out clearly.
Can you set up regular visits?
Yes. Send details of the systems and how they’re used, and we’ll suggest a schedule and quote for it.
What about areas you can’t get to?
We never leave them off the paperwork. The report says which parts couldn’t be reached and why, and we can quote to improve the access.
Can you quote from photos?
Often, yes. Photos of the system and the access, plus your opening hours and last report, are often enough. Larger or hidden systems need a survey on site first.
Which sectors do you work in?
Any site with a kitchen or a ventilation system to look after, from a small pub to a hospital. We work with hotels, schools, care homes, offices, retail and leisure sites.
How much time does a damper test visit need?
Testing takes anything from a couple of hours for a handful of dampers to a full day for a large building. Large buildings can be split over several visits, so call us on 0345 646 2711, or email photos for a quote.
How the job changes from site to site
Schools, hospitals and care homes
Buildings where people sleep or need help to leave rely heavily on compartments holding fire back. Annual damper testing is part of keeping that in place.
Ceiling voids and risers
Many dampers sit above suspended ceilings. We lift tiles where necessary and put them back as we found them.

How the visit works
At the end of the visit, someone from your team can look over the work with us. Anything we couldn’t reach or that needs attention is pointed out there and then, and it goes on the report too. All told, the work takes anything from a couple of hours for a handful of dampers to a full day for a large building. Night and weekend working is normal for us in London, and a site in The Burroughs is no exception.
- Before the visit, we agree access, timings and any areas with restrictions.
- Ceiling tiles and hatches are opened and each damper’s access panel removed.
- The blade is released and watched to make sure it closes fully.
- The damper is reset and its condition noted.
- We close everything up and send the results in a report.
Before we arrive
- Make sure equipment near the work can be switched off and left to cool
- Arrange a key holder or contact on site
- Mention any parking or loading restrictions
How to get a quote
Some systems can be priced from photos; others need a survey. Big or complicated sites, and systems that are hard to see in pictures, get a survey first. Either way, the quote is fixed before any work is booked.
Advice
Staff cleaning versus specialist work
Some jobs should never be done in-house: opening up ductwork, cleaning fans, drop testing fire dampers and measuring grease call for the right kit, training and safe access. Leave those to us.
Your own staff can handle the daily basics: wiping canopies, washing grease filters and recording it in a log. What they cannot safely do is clean inside the ductwork, the fan or the risers, which is where we come in.
Fire dampers in The Burroughs buildings
The FSA’s food hygiene register lists about 43 schools, colleges and universities, about 41 hospitals, care homes and childcare premises and about 6 hotels, B&Bs and guest houses with registered kitchens or food service within about 1.5 miles of central The Burroughs. Buildings like these often have ducted ventilation, and wherever a duct crosses a fire-resisting wall or floor there should be a damper, tested at least once a year. The Burroughs’s nearest hospital, St Andrew's Hospital, is about 1.9 miles south. Healthcare buildings rely on fire compartments to protect people who can’t easily move, and dampers keep those compartments sealed. Testing in London is typically done zone by zone, evenings and weekends included, so occupants aren’t disturbed.
St Andrew's Hospital, about 1.9 miles south of The Burroughs, is the kind of building where dampers protect every compartment; smaller care sites need the same annual tests. A school like St Joseph's Catholic Primary School can have any dampers tested over half-term without disturbing lessons. For buildings around Hendon station with ducted ventilation, any fire dampers need an annual test at least.

Landlords, agents and facilities managers
Running several sites is easier with one contractor. We work across London and the South East, so visits at different addresses can be planned together and kept to a regular schedule.
Facilities teams in offices, schools and healthcare sites book us too across Greater London. Work can be phased by floor, building or site around the people who use them.
Why act early in The Burroughs
Testing every year builds a history for each damper, which shows patterns early. If the same damper keeps giving trouble, the record shows it before it becomes a failure. For a site in The Burroughs, fitting the work in overnight now is far easier than closing at short notice later.
One small site or a whole estate, the quote is built the same way: what needs doing, how we get to it and when. You’ll have a fixed price before any work starts.

What affects the cost of fire damper testing
Every site gets its own quote. These are the things that affect it:
- The number of sites or systems
- The times the site is available
- Whether it’s a one-off visit or part of a schedule
- Travel, parking and unloading
Kitchens, offices, schools and hospitals are all priced the same way: how much there is, how we reach it, what state it’s in and when we can work. Call for a fixed quote and we’ll explain each part.
What we need to know
We can often survey from pictures. The most useful are:
- Any previous report or certificate
- Any symptoms, from odd noises to smells or leaks
- The times we could work without disrupting the site
- The site address and the type of premises
Quoting starts with a diagnosis, from your pictures and details or, where that is not enough, a survey on site. After that, you get a fixed price for the work so you know the cost before we start.
