For landlords and multi-site operators

Whether it’s one building or many, you get the same standard: the system surveyed, the price fixed, the visit fitted around trading and everything written up afterwards.

For anyone managing more than one site, we can schedule visits across all of them on one quote. Every building has its own written report, so each one has its own record.

Fire damper testing for kitchens and businesses in Swiss Cottage

Smoke dampers work differently from fire dampers. A smoke damper is driven by a motor and responds to signals from its controls, so we test them by operating them through those controls and confirming every blade travels fully and comes back. We’re often asked to deal with dampers overdue for their annual drop test and rusted damper blades and springs, on offices and schools, wall and floor dampers and motorised smoke dampers.

Damper testing in London buildings is normally planned around the people in them, so it’s often done out of hours or one zone at a time. We agree access to ceilings, risers and plant rooms with the building before any work starts.

For insurers and inspectors, the record counts. So every job comes with a written report and photos, and grease extract cleans come with a TR19® certificate issued through the BESCA Vent Hygiene Elite portal.

Leave it or put it right?

Fire risk assessors and insurers may ask to see damper test records. Having a current report ready for a building in Swiss Cottage saves a scramble when the question comes. A booked night’s work in Swiss Cottage costs you no trading time; an unplanned closure does.

Kitchens, offices, schools and hospitals are all priced the same way: how much there is, how we reach it, what state it’s in and when we can work. Ask for a fixed quote and we will go through it with you.

What we do, step by step

There are three stages on the day: set-up, the treatment itself and the sign-off. Getting ready means protecting surfaces and switching off what needs to be off, and the sign-off is a written report with pictures. Most of the time goes on the work itself, and that takes a couple of hours for a few dampers, and a day or more across a big site. A name and number for whoever controls access to the building in Swiss Cottage saves time on the night.

  1. We go through the damper schedule and any previous faults.
  2. Each damper is found and checked for access.
  3. We test fire dampers by dropping them and smoke dampers by operating them through the controls.
  4. Passes are reset and any failures recorded with the reason.
  5. We report the results and offer remedials on failed dampers.

Offices and retail

In shared buildings, some dampers sit inside tenants’ space. We agree access with the managing agent before the visit.

Fusible link fire dampers

The common fire damper uses a link that holds the blade open. When the link reaches its set temperature it melts, and the blade drops to close the duct. We release the blade, check it closes fully and reset it.

Fire dampers in Swiss Cottage buildings

There are about 70 schools, colleges and universities, about 51 caring premises (care homes, nurseries and hospitals) and about 22 hotels, B&Bs and guest houses on the FSA’s food hygiene register in Swiss Cottage and the streets around it, up to about 1.5 miles out. Schools, care settings and hotels are the kind of buildings where fire dampers are commonly found. Managed London buildings usually need damper testing booked through the agent, often out of hours. Hospital of St John and St Elizabeth is the nearest hospital, about 0.7 miles south of Swiss Cottage. Where patients or residents may need help to leave a building, working dampers matter all the more.

If you manage an older building converted to a hotel or venue, like many historic houses in the area (Winfield House is about 0.9 miles south-east), finding every damper is the first job. School buildings such as The UCL Academy are normally tested in the holidays, wherever they have dampers.

Swiss Cottage is about 1 mile south of Hampstead, in Greater London. Across the NW3 area, we cover fire damper testing for commercial sites. Our area takes in 764 places across Greater London, large and small.

Every address in NW3, NW8 and NW6 is covered for fire damper testing, from the main roads to the quietest streets. If you need fire damper testing at premises on Avenue Road, Acacia Road and Harben Road or anywhere close by, we can help. Neighbouring places we cover for fire damper testing include South Hampstead (1 mile north), St John's Wood (1 mile south), Haverstock (1 mile east), Belsize Park (1 mile east) and Primrose Hill (1 mile east). We also work in nearby towns such as London (4 miles south-east), Kensington (3 miles south-west), St Pancras (3 miles south-east), Shoreditch (4 miles east), Walthamstow (7 miles north-east) and Hoxton (4 miles east).

Landmarks near Swiss Cottage

Around Swiss Cottage, our work takes us to kitchens and buildings near Cafe Med pub, Holy Trinity CofE Primary School and Primrose Hill and the streets around them. Nearby too are Cecil Sharp House (1.1 miles east) and St. Mary's Town and Country School (under half a mile north-east). Swiss Cottage has its own railway station: South Hampstead station. A little further out are Montfichet's Tower (3.7 miles south-east) and Isokon Gallery (0.8 miles north-east). For a walk, there’s The Long Water and Primrose Hill.

In-house cleaning or a specialist?

A few tasks are always specialist work: opening up ductwork, cleaning fans, drop testing fire dampers and measuring grease call for the right kit, training and safe access. Leave those to us.

If your staff spot something between visits, such as dripping grease, a noisy fan, a smell or a filter that will not come clean, it’s best reported rather than tackled in-house. We can diagnose it and quote.

Do you need fire damper testing in Swiss Cottage?

Dampers are hidden above ceilings, inside risers and behind boxing. Without an access panel nearby, they’re easy to forget, and anything nobody can get to goes untested.

These are the problems we see most often:

  • Blades that jam part-way when released
  • Fire dampers nobody can get to
  • Gaps in the fire damper test log
  • Damper actions from a fire risk assessment

Wherever there are offices above shops, near South Hampstead station or elsewhere in Swiss Cottage, ductwork may cross fire-resisting floors, and any dampers need testing.

Questions to ask before booking

What fire damper testing cannot fix

Not every problem is solved by fire damper testing, and we’d rather say so up front. It won’t put right:

  • Gaps in the wall or floor around the damper
  • Deciding where dampers should be fitted
  • Sign-off of the whole building’s fire safety

If in doubt, phone us on 0345 646 2711 or use the quote form and we’ll say what we think.

Swiss Cottage: your questions answered

Can fire dampers in schools around Swiss Cottage be tested in the holidays?

Yes. Half-terms and the summer break are the natural time for school work. The FSA’s register shows about 70 schools and colleges with food registrations within roughly a mile and a half of Swiss Cottage. Just call 0345 646 2711 or email us with your term dates and we will plan around them.

How do you handle parking and loading in Swiss Cottage?

A loading bay, a visitor permit or off-street space near the site in Swiss Cottage makes the visit easier to plan. Working overnight, as we often do in London, typically makes it simpler.

Where does the waste go?

Anything we remove is contained as we work and taken away with us, from grease and debris to used cleaning water. We do not leave it behind.

What is TR19?

TR19® is BESA’s specification for ventilation hygiene. TR19® Grease, a standalone specification since 2019, covers grease in kitchen extract systems, and TR19® Air covers general supply and extract systems.

What about areas you can’t get to?

They’re listed in the report, never skipped quietly. The report says which parts couldn’t be reached and why, and we can quote to improve the access.

Can you come out in an emergency?

Yes. There’s a 24/7 emergency line, for problems that cannot wait. Call us any time and explain what’s happened.

Do you offer maintenance contracts?

Yes. Tell us what you have and how it’s used, and we’ll suggest a schedule and quote for it.

How long does fire damper testing take?

Expect it to take a few hours for a single floor, with bigger buildings phased over more than one visit. Access is the biggest factor, and we will give you an idea when we quote.
