Fire damper testing across Stanstead Abbotts

Fire damper testing in Stanstead Abbotts, done properly

We’re often asked to take on annual damper testing by the people who look after buildings in and around Stanstead Abbotts. If there’s a damper register or a set of drawings, share it with us, and we’ll plan the testing around when the building is in use. Common call-outs are for dampers that can’t be reached without an access panel and smoke dampers with no recent test, on offices and schools, hospitals and care homes and motorised smoke dampers.

In rural areas, conversions, country hotels and care homes can have ductwork crossing fire-resisting walls, and the dampers in them are easily forgotten. A first test usually starts with finding them all.

We’ve been trading since 2009, and we’re a BESCA Vent Hygiene Elite member, cleaning to BESA TR19® Grease. We also hold CHAS, SafeContractor and ISO 9001, and we carry full insurance.

Your questions about fire damper testing in Stanstead Abbotts

Will you come out to Stanstead Abbotts?

Yes. Villages and rural sites across the South East are part of our work, Stanstead Abbotts included. Let us know about access, parking and anything unusual about getting there when you book.

Do you do school damper testing in Stanstead Abbotts in the summer holidays?

Yes, and it’s the easiest time to do it. There are about 9 schools, colleges and universities on the FSA’s food hygiene register within about 1.5 miles of Stanstead Abbotts. Tell us your holiday dates and we will book the visit for when the site is empty.

What happens to dampers you can’t get to?

We do not leave it off the report; we note it as not reached. With an access panel fitted, it can be tested on a return visit.

How long will damper testing take?

Typically the work takes from an hour or two in a small building to several visits on a large estate. The number of dampers and how they’re reached decide the rest.

Do you have a 24/7 line?

Yes. There’s a 24/7 emergency line, for problems that cannot wait. Call us any time and explain what’s happened.

Do you test dampers in the evening or at weekends?

Yes, the visit is arranged to suit the site. Out-of-hours and weekend work is available where daytime access is difficult.

Can you price the work without visiting?

In many cases, yes. With good pictures, the site type and your last report, we can price many jobs. Larger or hidden systems need a survey on site first.

Does the law say we must follow TR19?

No. TR19® itself is not law; it’s a BESA specification. The law is the Regulatory Reform (Fire Safety) Order 2005, which makes the responsible person assess and reduce fire risk, and TR19® is the benchmark for showing that grease in the extract is under control.

What happens on the day

On the day, we arrive at the time agreed with you, which is often after service, overnight or at a weekend. Anything that needs to be off for the work is switched off and left to cool before any work starts, and floors and nearby surfaces are sheeted. On site, it takes a few hours for a single floor, with bigger buildings phased over more than one visit. A quick note on how to find the site and where to park makes a visit to Stanstead Abbotts run smoothly.

  1. Before the visit, we agree access, timings and any areas with restrictions.
  2. Ceiling tiles and hatches are opened and each damper’s access panel removed.
  3. The blade is released and watched to make sure it closes fully.
  4. The damper is reset and its condition noted.
  5. We close everything up and send the results in a report.

What affects the cost of fire damper testing

We do not publish a price list, because sites vary so much. What we look at:

  • Travel, parking and unloading
  • A single visit or a regular plan
  • What state the system is in
  • The times the site is available

We do not list prices on the website, because each job is priced on what it involves. Call for a fixed quote, and we will talk you through it.

What to send for a quote

We can often survey from photos. Try to include:

  • Close-ups of filters, grilles, hatches or access panels
  • Problems your staff have spotted
  • The paperwork from the last visit, if you have it
  • Wide pictures of the system and the area around it

What staff can safely do

Staff cleaning and specialist work are not the same thing. Wiping filters daily and washing them weekly keeps the visible parts in order, but grease that has passed the filters is out of reach. Reaching it takes a specialist with the right equipment.

Good housekeeping makes our visits easier, not unnecessary. Regular in-house cleaning slows the build-up, but hidden parts of the system still need specialist attention.

Aftercare tips

After the visit, a few habits help the work last:

  • Keep an eye out for damp around dampers
  • Update the register when ductwork changes
  • Get remedials done soon after a failed test
  • Diary the annual test well ahead

Make sure trades working in ceilings and risers know where the dampers sit, and that they mustn’t tie, wedge or obstruct them. If a damper has been disturbed, have it tested again.

Good access is half the battle. If a damper has no access panel, have one fitted ahead of the next visit.

For landlords and multi-site operators

If you look after several sites, we can schedule visits across all of them on one quote. Every building has its own written report, so records stay tidy.

We work for landlords, managing agents and facilities managers as well as the people running the site. Where a system serves more than one tenant, such as a shared riser, it helps to agree who arranges the work, and we are happy to quote for all of it.

Fire damper testing in Stanstead Abbotts: local notes

The FSA’s food hygiene register lists about 9 schools, colleges and universities and about 7 caring premises (care homes, nurseries and hospitals) with registered kitchens or food service within about 1.5 miles of central Stanstead Abbotts. Buildings like these often have ducted ventilation, and wherever a duct crosses a fire-resisting wall or floor there should be a damper, tested at least once a year. For Stanstead Abbotts, the closest hospital is Princess Alexandra Hospital, roughly 3.4 miles east. A hospital is the kind of building where dampers sit on every floor, and clinics, surgeries and care homes need the same annual testing for any they have. Stanstead Abbotts sits within the area of Hertfordshire Fire and Rescue Service. When a fire safety officer audits a non-domestic building, maintenance of systems like dampers can come up.

Healthcare buildings such as Princess Alexandra Hospital (about 3.4 miles east) rely on fire compartments, and the dampers in them need testing at least annually. For buildings around St Margarets (Herts) station with ducted ventilation, any fire dampers need an annual test at least.

What the work involves, part by part

Offices and retail

Each new fit-out brings a risk of damaged or covered dampers. A test after the works shows the dampers still close.

Access panels

Where there’s no access panel, we record the damper as not tested and say why. Fitting a panel means it can be tested on the next visit.

Signs you need fire damper testing in Stanstead Abbotts

Over the life of a building, owners, tenants and contractors come and go, and the damper records do not always go with them. Without a register, nobody knows how many dampers there are or when they were last tested.

If you notice any of these, it’s worth a diagnosis:

  • Smoke dampers that need testing through their controls
  • Fire dampers with no recent test record
  • Dampers affected by leaks or condensation
  • Fire damper items raised by an assessor

For schools like The John Warner School, damper testing is easiest in the holidays, when corridors and ceilings are clear.
