Fire damper testing for sites in St Helen's

How it works

Night work is normal for us. A lot of visits happen overnight or at weekends, so the site can open as normal afterwards. The visit itself takes a few hours for a single floor, with bigger buildings phased over more than one visit. Everything the job in St Helen's needs is worked out beforehand, from the survey.

  1. We plan access and timing with you first, including any out-of-hours work.
  2. Ceiling tiles and hatches are opened and each damper’s access panel removed.
  3. The blade is released and watched to make sure it closes fully.
  4. The damper is reset and its condition noted.
  5. Panels and tiles go back, and the results are written up.

Getting ready for the visit

  • Make sure equipment near the work can be switched off and left to cool
  • Let us know when the site is closed or quiet
  • Clear the space around the work

How to get a quote

Every quote begins with a look at the system, from your photos and details or, where that is not enough, a survey on site. After that, you get a fixed price for the work so you know the cost before any work starts.

Advice

About our fire damper testing in St Helen's

Each damper we test gets a location, a result and a note of its condition. Passes are reset and left ready to work, while failures are flagged with what we found. You end up with a clear record to keep with your fire safety documents. If you have smoke dampers that need testing through their controls and fire dampers that fail to drop shut, we can help.

Around a place like St Helen's, dampers tend to be in schools, care homes, surgeries and hotels rather than big offices. The duty to keep them working is the same as in a city.

We’ve been trading since 2009, and we’re a BESCA Vent Hygiene Elite member, cleaning to BESA TR19® Grease. We also hold CHAS, SafeContractor and ISO 9001, and we’re fully insured.

What a clean won’t put right

We will not sell you work that doesn’t address the problem, so these are the things it will not cover:

  • Deciding where dampers should be fitted
  • Control wiring problems outside the damper itself
  • Signing off a building’s overall fire safety

If you’re not sure, just ring 0345 646 2711 or drop us a line and we will give you a straight answer before you book.

Fire dampers in St Helen's buildings

St Helen's is within about 2 miles of the coast. Salt air speeds up corrosion, and corrosion is one of the things that can stop a fire damper closing. Food Standards Agency records list about 9 schools, colleges and universities, about 48 caring premises (care homes, nurseries and hospitals) and about 7 hotels and B&Bs registered as food businesses within 1.5 miles or so of the middle of St Helen's. Larger buildings like these are often divided into fire compartments, with dampers where ducts pass between them. East Sussex Fire and Rescue Service covers St Helen's. Fire and rescue authorities enforce the Fire Safety Order in most non-domestic premises, and keeping dampers working is part of the responsible person’s duty.

If you manage offices, shops or flats near Ore station, the ductwork in them may pass through fire-resisting walls and floors, and any dampers need testing at least once a year. Conquest Hospital, about 0.9 miles north-west of St Helen's, is the kind of building where dampers protect every compartment; smaller care sites need the same annual tests.

St Helen's is about 1 mile north-east of Hastings, in East Sussex. Across the TN34 area, we cover fire damper testing for commercial sites. St Helen's is one of 289 towns, villages and districts in East Sussex we cover for commercial clients. Maidstone is in our area too, around 27 miles away.

Work in TN34 and TN37 follows the same survey, fixed quote and written report as everywhere else we cover. You will find streets such as Park Avenue, Keppel Road and Down's Road, all of which we cover for fire damper testing. We also cover the places around St Helen's: Blacklands (1 mile south), Hastings (1 mile south-west), Silverhill (1 mile south-west), Belmont (1 mile south-east) and Hollington (1 mile west). Larger places within reach include Eastbourne (14 miles south-west), Bexhill-on-Sea (5 miles west), Hailsham (14 miles west), Polegate (15 miles west), Old Town (15 miles south-west) and Heathfield (15 miles north-west).

How we price fire damper testing

Before we fix a price, we need to know a few things. We look at:

  • Whether several sites go on one quote
  • The size of the system
  • What state the system is in
  • Parking and loading at the site

We do not list prices on the website, because the cost depends on the site in front of us. Call for a fixed quote, and we will talk you through it.

Asking for a quote

Many jobs can be priced from pictures and some basics. Useful things to send:

  • Your opening hours and when the area is out of use
  • Close-ups of filters, grilles, hatches or access panels
  • Where the plant sits or the system leaves the building, such as a roof or outside wall
  • The site address and the type of premises

Photos are enough for some jobs, while others need a look on site. Big or complicated sites, and systems that are hard to see in photos, get a survey first. Either way, you get a fixed price before we start.

Common problems we fix in St Helen's

The law puts a duty on the responsible person to keep fire safety systems, dampers included, in working order. Employers, owners, landlords and managing agents all need evidence that the dampers have been checked.

It’s time to book a visit if you see:

  • Dust or grease build-up on damper blades
  • Dampers that stick or will not close fully
  • Rusted damper blades and springs
  • Smoke dampers with no recent test

School buildings such as Ark Blacklands Primary Academy are normally tested in the holidays, wherever they have dampers.

Before booking anyone

  • When they can work, and whether that is outside your opening hours
  • What insurance they carry
  • How VAT is shown on the quote
  • Exactly which parts of the system are covered

Choosing a duct cleaning contractor

Between visits

So the system stays in good health:

  • Keep ceiling hatches and duct panels easy to open
  • Get remedials done soon after a failed test
  • Keep damper test reports with the fire safety log
  • Book the next test before the year runs out

Failed dampers are set out separately, each with the fault we found, and we can quote for remedials. Once the work is done, the damper is tested again and the record updated.

Clean ductwork means less dust and grease reaching the dampers. It makes sense to plan duct cleaning and damper testing together.

Leave it or put it right?

When something goes wrong, people ask what checks were in place. Damper test records are part of that answer, and they only exist if the testing happened. It’s better to plan the work at a site near St Helen's than wait for a failure.

What you pay reflects the actual work. That is why we survey first, from pictures or on site, and why the quote is fixed before we start.

Questions from St Helen's

Will you come out to St Helen's?

Yes, we work in villages as well as towns, and St Helen's is covered. A survey first, from pictures or a visit, means we arrive with the right kit.

Can you test school fire dampers in St Helen's out of term?

Yes, out-of-term visits are normal for schools. The FSA’s register shows about 9 schools and colleges with food registrations within roughly a mile and a half of St Helen's. Send us your term dates when you phone us on 0345 646 2711 or drop us a line, and we’ll fit the work in.

Do you offer maintenance contracts?

Yes. We run scheduled maintenance contracts, set at the interval the system needs. Each report recommends when the next visit should be.

What if parts of the system can’t be reached?

We never leave them off the paperwork. You’ll know exactly which parts weren’t reached and why, and we can quote to improve the access.

How much does fire damper testing cost in St Helen's?

The cost depends on the size of the system, its condition, access and timing. Call for a fixed quote and we will normally reply within one working day.

Whose job is it to make sure fire dampers are tested?

Under the Fire Safety Order 2005, it’s the responsible person, such as the employer, owner, landlord or managing agent. They must keep fire safety measures, including dampers, in working order.

Does the law say we must follow TR19?

No. The law sets the duty; TR19® is the benchmark used to show it’s met. Under the Fire Safety Order 2005, the responsible person must reduce fire risk, and without records, many insurers may refuse or reduce a claim.

How do you deal with dampers that cannot be reached?

Any damper we can’t reach is listed on the report so nothing is quietly missed. An access panel tends to solve it, and we can quote to fit one.

What your team can do, and what needs us

Your own staff can handle the daily basics: wiping down canopy surfaces, cleaning filters and keeping a simple log. What they can’t safely do is clean inside the ductwork, the fan or the risers, which is where we come in.

In-house cleaning and specialist cleaning do different jobs. A daily filter wipe and a weekly filter wash keep grease down at the front of the system, but they do not reach the grease that builds up further in. That part needs specialist access and equipment.
