Fire damper testing for kitchens and businesses in Skye Green
Under BESA guidance, every fire damper is tested on completion of installation and then at least once a year. For spring-operated types, annual testing is the minimum. Our job is to do the testing and hand you the paperwork that shows it. We’re often asked to deal with dampers that stick or won’t close fully and motorised smoke dampers due for testing, across riser dampers, wall and floor dampers and hospitals and care homes.
Testing in a small place like Skye Green is planned around the journey and access, and every damper is drop tested, reset and recorded, the same as anywhere.
We’re CHAS and SafeContractor accredited, we hold ISO 9001 and we’re fully insured. On top of that, we are a BESCA Vent Hygiene Elite member, cleaning to BESA TR19® Grease, and we’ve been trading since 2009.

Questions from Skye Green
Can you work in Skye Green outside opening hours?
Yes. We work evenings, overnight and at weekends. It means the site in Skye Green keeps running as normal. Tell us your opening hours when you ask for a quote.
Do you work in villages like Skye Green?
Yes. Skye Green is within the area we cover across London and the South East. Just mention lanes, gates or anything else about the site when you book.
What does TR19 mean?
It’s BESA’s specification and the benchmark insurers, fire officers and EHOs look to. It covers how systems are inspected, cleaned and checked, and it takes a risk-based approach.
What happens if you cannot reach some of it?
Anything we cannot reach goes on the report, with pictures where possible, and we tell you what would make it reachable, such as extra access panels in ductwork.
Which kinds of sites do you work on?
Any site with a kitchen or a ventilation system to look after, from a single café to a large school. Hotels, schools, care homes, offices, shops and leisure sites are all part of our work.
What should I send you?
Only a few details: where it is, what kind of site, when it’s open and the access. Photos and any previous paperwork make it quicker. Then call us on 0345 646 2711, or send details by email.
How often do fire dampers need drop testing?
The guidance from BESA is at least annually, by a competent person. A test on completion of installation comes first.
Do you work with multi-site operators?
Yes. One number covers all your sites in our area, and visits can be set on a regular cycle.
What affects the quote in Skye Green
We do not publish a price list, because sites vary so much. What we look at:
- Where the site is and how we reach it
- The condition we find in the survey
- How many systems or sites are involved
- Whether we need access equipment or extra panels
We don’t list prices on the website, because the cost depends on the site in front of us. For a fixed quote, give us a ring on 0345 646 2711 or email us, and we will explain what it covers.
What we need to know
To help us quote quickly, send us:
- Your last certificate, test record or report
- A few general shots of the system
- How we’d reach plant on a roof or in a plant room
- Where the site is and what kind of site it is
Need a price for fire damper testing? Please call 0345 646 2711 or use the quote form with a few details about the site. We will explain what we’d do and send a fixed quote before you commit to anything.
How the visit works
We work around your opening hours, not the other way round. We book the visit for a time the area is closed, whether that is an evening, overnight or a weekend. Once we are in, the area is sheeted and anything that has to be off is turned off and cooled, and the work takes anything from a couple of hours for a handful of dampers to a full day for a large building. We agree a date with you, plan the drive to Skye Green and turn up when the site is quiet.
- We plan access and timing with you first, including any out-of-hours work.
- We open up ceilings and hatches and take off each access panel.
- We release each blade and check it shuts all the way.
- We reset it and record any dirt, corrosion or damage.
- Panels and tiles go back, and the results are written up.
Getting ready for the visit
- Have your last certificate or report to hand
- Let us know about permits to work or site inductions
- Agree a time when the area can be out of use
How to get a quote
Here’s what helps us quote: where the site is, what it is and its opening hours, photos of the system and the last certificate or report, if there is one. Then phone us on 0345 646 2711 or email us.

Multi-site and managed buildings
Whether it’s one building or many, you get the same standard: the system surveyed, the price fixed, the visit fitted around trading and everything written up afterwards.
Landlords, managing agents and facilities managers book us, not only the businesses that use the systems. Shared systems, like a riser serving several units, need a clear agreement on who books the work, and we can quote for the whole system.
Part by part
Fusible link fire dampers
Most fire dampers are held open by a fusible link. When the link reaches its set temperature it melts, and the blade drops to close the duct. Testing means dropping the blade, checking the full close and resetting it.
Access panels
A damper can only be tested if it can be reached. Most need an access panel in the duct and a hatch in the ceiling or wall.
Do you need fire damper testing in Skye Green?
Corrosion is another common cause of failure. Water leaks, condensation and damp plant areas attack the casing, blade and spring, so a damper can seize without anyone noticing.
Clients typically contact us after spotting something like this:
- Missing or out-of-date damper records
- Fire dampers that fail to drop shut
- Dampers that can’t be reached without an access panel
- Dirty dampers that may not close
Layer Marney Tower, about 4.5 miles south-east, is one of the historic houses near Skye Green, and older buildings converted to new uses often have ventilation added later.
What to look for in a quote
- If the quote is a fixed price or an estimate
- Whether the whole system is included, or only the parts that are easy to reach
- Whether they’re fully insured
- What paperwork you get at the end

What staff can safely do
For ventilation and air handling systems, in-house care is mostly about checks: clear grilles, a log of filter changes and reporting anything odd. Cleaning inside ducts and units is specialist work.
Keep a record of what your team does. A dated log of in-house cleaning and checks helps show that the system is managed between specialist visits, next to our reports.
Leave it or put it right?
Faults found early are often simpler to put right. Left for years, corrosion and build-up can turn it into a full damper replacement. Our emergency line runs 24/7, but a planned visit to Skye Green is calmer for everyone.
The cost depends on how big the system is, what state it’s in and how easy it is to reach. You get a fixed price before any work starts, so you know where you stand.
