FAQs for Ruxley
Can the work in Ruxley be done at night or at weekends?
Yes, nights and weekends are routine for us. The work in Ruxley can fit around your hours. When you give us a ring on 0345 646 2711 or send us an email, mention when the site is quiet.
Can you test school fire dampers in Ruxley out of term?
Yes. The holidays are the usual time for school work. Around Ruxley, the Food Standards Agency lists about 10 schools and colleges with registered kitchens within a mile and a half or so. Just phone us on 0345 646 2711 or drop us a line with your term dates and we’ll plan around them.
What accreditations do you have?
BESCA Vent Hygiene Elite membership, cleaning to BESA TR19® Grease, plus CHAS, SafeContractor and ISO 9001. We are fully insured and have been trading since 2009.
Who is responsible for fire safety on the premises?
The law calls them the responsible person. That’s generally the employer or the person in control of the premises, and in shared buildings more than one person can have duties. Your lease and fire risk assessment should make it clear.
Do you work with multi-site operators?
Yes. We work across South East England and London, so we can schedule a run of sites as one programme. Every site has its own report.
How often does BESA say fire dampers should be tested?
According to BESA guidance, dampers should be tested when they’re installed and then at least once a year. For spring-operated dampers, once a year is the minimum.
What happens to the waste?
Waste is contained during the work and removed when we leave, including grease, debris and dirty water. None of it is left on site.
What if a fire damper won’t close?
Failed dampers are reported and we can quote to repair or replace them. After the repair, we test it again so the record shows a pass.
How we handle fire damper testing in Ruxley
BESA guidance is that fire dampers should be tested by a competent person when they’re installed and at least annually after that. For spring-operated types, annual testing is the minimum. We carry out fire damper testing for buildings in Ruxley and give you the records to show it’s been done. We’re often asked to deal with fire dampers nobody can get to and rusted damper blades and springs, on hospitals and care homes, riser dampers and fusible link fire dampers.
Many London buildings have been through several fit-outs, and dampers are often left behind new ceilings with no way to reach them. Locating each damper in a building in Ruxley is the first part of a proper test.
Duct Doctor has been trading since 2009, and we’re a BESCA Vent Hygiene Elite member, cleaning to BESA TR19® Grease. CHAS, SafeContractor and ISO 9001 are in place too, and we are fully insured.

Different parts, different methods
Ceiling voids and risers
Damp plant areas are hard on dampers. We note any rust or water damage on the report so the cause can be tackled.
Smoke dampers
A smoke damper is opened and closed by a motor, not a link. We test them through their controls to confirm the blade moves all the way.
Fire damper testing around Ruxley
Going by the FSA’s register, there are about 10 schools, colleges and universities and about 23 caring premises (care homes, nurseries and hospitals) serving food in and around Ruxley, up to about a mile and a half out. Schools, care settings and hotels are the kind of buildings where fire dampers are commonly found. About 1.3 miles west of Ruxley is Queen Mary's Hospital, the nearest hospital. Hospitals are a good example of a building with fire dampers across many floors and departments. Fire safety in Ruxley falls to London Fire Brigade. Under the Fire Safety Order, the responsible person has to keep fire safety systems, dampers included, in working order, and the fire authority enforces that in most non-domestic premises.
The nearest hospital, Queen Mary's Hospital, is about 1.3 miles west; healthcare buildings like it are a reminder that dampers protect people who cannot move quickly. A school like Hope Community School can have any dampers tested over half-term without disturbing lessons. If you manage a historic building in the area (Hall Place and Gardens is about 2.6 miles north-east), dampers fitted during conversions can be hard to reach and need recording.

What affects the quote in Ruxley
Every site gets its own quote. These are the things that affect it:
- Whether several sites go on one quote
- How big the system is
- The condition we find in the survey
- Any permits to work or inductions
Putting the work off seldom saves money. Problems in a system tend to grow, and a neglected system can mean more work. If you are unsure, ring 0345 646 2711 or email us for straight advice and a fixed quote.
Asking for a quote
We can often survey from pictures. Try to include:
- Anything you’ve noticed, such as smells, noise, drips or poor airflow
- Any previous report or certificate
- Any access panels or hatches you can see
- A few general shots of the system
Some systems can be priced from pictures; others need a survey. Larger sites, and anything hidden behind walls, ceilings or floors, are normally surveyed first. Either way, you get a fixed price before we start.
What staff can safely do
In-house cleaning and specialist cleaning do different jobs. A daily filter wipe and a weekly filter wash keep grease down at the front of the system, but they do not reach the grease that builds up further in. That part needs specialist access and equipment.
For ventilation and air handling systems, in-house care is mostly about checks: keeping grilles clear, noting unusual noise or smells and logging filter changes. Cleaning inside ducts and units is specialist work.
Keeping the system healthy
Good habits slow the build-up between visits. A few tips:
- Do not let anything obstruct a damper’s blade
- Brief other trades about dampers in ceilings and risers
- Get remedials done soon after a failed test
- Keep the damper register up to date after any building work
Put the next test in the diary within twelve months. The guidance is at least once a year, so it helps to book it before the date slips.
Deal with leaks and condensation near dampers quickly. Rusted parts are one of the main reasons dampers fail to close.
Leave it or put it right?
Your fire risk assessor or insurer may want evidence that dampers have been tested. A current report on file means you can answer straight away when the question comes. Shared walls, risers and roofs mean a problem at one London site seldom stays put.
Working hours, access and the scale of the site can all change the price. Each of those is built into the quote and give you a fixed price before we start.

What we do, step by step
Your trading hours come first. Most visits are booked for when the area is out of use, such as evenings, overnight, early mornings or weekends. When the team arrives, the work area is protected and the relevant equipment is switched off to cool, and the job takes from an hour or two in a small building to several visits on a large estate. Most London sites cannot stop for the day, so work in Ruxley is normally done overnight, early in the morning or at weekends.
- We start with whatever records exist: registers, drawings or old reports.
- Each damper is located and reached through its access panel.
- We release each fire damper blade and operate smoke dampers from their controls.
- Dampers that close fully are reset and left open.
- We report on every damper, with faults and suggested remedials set out.
How to prepare
- Mention any sign-in, permit or induction we need
- Clear the space around the work
- Let us know about parking and loading

Advice
What a clean won’t put right
Fire damper testing can’t fix everything, and we will tell you before work begins. It doesn’t solve:
- Ductwork crossing a fire wall with no damper fitted
- Approving the building’s fire strategy
- Holes around ductwork in fire-resisting walls
Not sure which it is? You can phone us on 0345 646 2711 or email us and we’ll tell you honestly.
