Need fire damper testing in Radfield?

Multi-site and managed buildings

Running several sites is easier with one contractor. We cover South East England and London, so visits at different addresses can be planned together and kept on a regular cycle.

From a single site to a large estate, the standard is the same: the system surveyed, the price fixed, the visit fitted around trading and everything written up afterwards.

Fire damper testing in Radfield, done properly

Each damper we test gets a location, a result and a note of its condition. Passes are reset and left ready to work, and any that fail are listed with the reason. That record belongs with the building’s fire safety paperwork. Typical jobs include motorised smoke dampers due for testing and damper actions from a fire risk assessment, across hospitals and care homes, offices and schools and riser dampers.

In rural areas, conversions, country hotels and care homes can have ductwork crossing fire-resisting walls, where the dampers are easy to overlook. A first test typically starts with finding them all.

Good records are part of the job. You get a written report with pictures after every visit, listing what was done, anything we couldn’t reach and when the next visit is due. Keep it with your fire safety records so it’s to hand when an insurer or inspector asks.

What a clean won’t put right

Fire damper testing can’t fix everything, and we’d rather say so up front. It won’t put right:

  • Ductwork crossing a fire wall with no damper fitted
  • Holes around ductwork in fire-resisting walls
  • Sign-off of the whole building’s fire safety

Not sure which it is? You can ring 0345 646 2711 or email us and we will tell you honestly.

Radfield: your questions answered

Can fire dampers in schools around Radfield be tested in the holidays?

Yes, holiday work suits schools best. With about 4 schools and colleges on the FSA’s register within roughly a mile and a half of Radfield, it pays to plan holiday dates ahead. You can give us a ring on 0345 646 2711, or email photos with the dates the site is empty.

Does coastal air change anything about fire damper testing in Radfield?

It can. Radfield is within about 3 miles of the coast, and salt air speeds up corrosion. We pay particular attention to dampers near louvres and intakes, where salt air reaches.

Can you come out in an emergency?

Yes, any time. For anything urgent, such as a fan failure or damage after a fire, ring the 24/7 line, and we will advise on what to do next.

Can you price the work without visiting?

Yes, if we can see what we need. Otherwise, we book a survey at a time that suits the site, and the quote follows that.

Do you look at the system first?

Yes. Every job is surveyed first, from your photos and details, or with a visit where needed. A fixed quote follows.

Do we lose a day’s trading?

Not typically. The area we are working in has to be out of use while we’re there, so we book a time when it would be closed anyway.

What’s TR19?

TR19® is the BESA specification for keeping ventilation systems clean. Since 2019, TR19® Grease has been a standalone specification for grease in kitchen extract systems, while TR19® Air covers other supply and extract ductwork.

What if parts of the system cannot be reached?

We never leave them off the paperwork. The report says which parts couldn’t be reached and why, along with a quote to put access in.

How it works

Before we leave, we walk the area with whoever is on site. Anything we couldn’t reach or that needs attention is pointed out there and then, and it goes on the report too. All told, the work takes a morning or an afternoon for a small number of dampers, longer where there are many. Pictures of the system and its access let us plan the work in Radfield before we set off.

  1. First we look at any damper register, drawings or earlier test reports.
  2. We find every damper and open it up through the access panel.
  3. Fire dampers are drop tested and smoke dampers are run through their controls.
  4. We reset every damper that passes and check it’s left open.
  5. The results go into a report, with failed dampers and remedials listed.

Preparing for the visit

  • Arrange a key holder or contact on site
  • Allow time for equipment near the work to be turned off and cool down
  • Mention any parking or loading restrictions

Aftercare tips

After the visit, a few habits help the work last:

  • File every damper report where your assessor can find it
  • Keep to at least yearly testing
  • Warn anyone working in ceiling voids about the dampers
  • Close off damper faults promptly

Tell other contractors where the dampers are, and that they mustn’t tie, wedge or obstruct them. If a damper has been disturbed, have it tested again.

A simple register of every damper helps a great deal: where each damper is, what kind it is and when it was last tested. It means nothing gets forgotten when staff or contractors change.

What happens if it’s left?

Faults found early are often simpler to put right. Left for years, corrosion and build-up can turn it into a full damper replacement. Our emergency line runs 24/7, but a planned visit to Radfield is calmer for everyone.

Combining work into one visit or one programme can make for a more efficient booking. Tell us about everything you’d like looked at and we will price it together.

What the work involves, part by part

Schools, hospitals and care homes

Schools are often easiest to test during the holidays, with no classes to work around.

Smoke dampers

Because they’re linked to controls, smoke damper tests can need some coordination. We plan that with you before the visit.

Fixed quotes for fire damper testing in Radfield

The price is fixed before any work begins. It’s based on:

  • How big the system is
  • The condition we find in the survey
  • A single visit or a regular plan
  • Whether several sites go on one quote

One small site or a whole estate, we price it on the same basis: what needs doing, how we get to it and when. You’ll have a fixed price before we start.

What to send for a quote

To speed up the quote, please include:

  • When the site is open and when it’s quiet
  • The roof, plant room or outside wall the system runs to
  • Problems your staff have spotted
  • The site address and the type of premises

The quickest way to a quote is to send pictures: wide shots of the system, close-ups of anything that worries you and how we’d get to it. Tell us what kind of site it is and when it’s open, and many jobs can be priced from that alone.

What fire damper testing looks like in Radfield

Radfield lies within about 3 miles of the sea. Salt air speeds up corrosion, and corrosion is one of the things that can stop a fire damper closing. Food Standards Agency records list about 4 schools, colleges and universities and about 6 care, childcare and hospital premises registered as food businesses within 1.5 miles or so of the middle of Radfield. Schools, care settings and hotels are the kind of buildings where fire dampers are commonly found. Radfield is covered by Kent Fire and Rescue Service. In most workplaces and other non-domestic buildings, it’s the fire and rescue authority that enforces the Fire Safety Order.

If you manage a historic building in the area (Belmont House and Gardens is about 4.9 miles south-east), dampers fitted during conversions can be hard to reach and need recording. If you manage offices, shops or flats near Teynham station, the ductwork in them may pass through fire-resisting walls and floors, and any dampers need testing at least once a year. Site managers at schools such as Teynham Parochial Church of England Primary School normally find the summer break the easiest time for ceiling work like damper testing.
