Fire damper testing in Peasmarsh

Each damper we test gets a location, a result and a note of its condition. Passes are reset and left ready to work, while failures are flagged with what we found. That record belongs with the building’s fire safety paperwork. The work covers hospitals and care homes, fusible link fire dampers and wall and floor dampers, and people most often call us about motorised smoke dampers due for testing and fire dampers that fail to drop shut.

In rural areas, conversions, country hotels and care homes can have ductwork crossing fire-resisting walls, where the dampers are easy to overlook. The first visit starts by locating each damper.

Our accreditations include CHAS, SafeContractor and ISO 9001, and we are fully insured. On top of that, we are a BESCA Vent Hygiene Elite member, cleaning to BESA TR19® Grease, and we have been trading since 2009.

What fire damper testing cannot fix

Not every problem is solved by fire damper testing, and we’ll tell you before work begins. It doesn’t solve:

  • Fire alarm or control system faults behind a smoke damper
  • Holes around ductwork in fire-resisting walls
  • Deciding where dampers should be fitted

If you are not sure, just phone us on 0345 646 2711 or send us an email and we will give you a straight answer before booking.

Parts of the system we cover

  • Motorised smoke dampers
  • Fusible link fire dampers
  • Offices and schools
  • Hospitals and care homes
  • Wall and floor dampers
  • Riser dampers

For landlords and multi-site operators

We work for landlords, managing agents and facilities managers as well as the people running the site. Where a system serves more than one tenant, such as a shared riser, it helps to agree who arranges the work, and we are happy to quote for all of it.

Where a tenant occupies the premises but the landlord owns the building, it’s worth checking the lease for who maintains the systems. We’re happy to deal with either side, and the report can go to both.

How it works

Every visit runs to the same pattern: protect the area, make the system safe, do the work, clear away and leave you the report. The visit itself takes a morning or an afternoon for a small number of dampers, longer where there are many. Photos of the system and how to reach it help us plan a visit to Peasmarsh.

  1. First we check the schedule and the last set of results.
  2. Each damper is found and checked for access.
  3. We test fire dampers by dropping them and smoke dampers by operating them through the controls.
  4. Passes are reset and any failures recorded with the reason.
  5. The report sets out the results, and we can quote to repair or replace failed dampers.

Getting ready for the visit

  • Agree a time when the area can be out of use
  • Make sure someone can let us in and lock up afterwards
  • Mention any sign-in, permit or induction we need

How to get a quote

Photos are the quickest way to a quote: the system from a couple of angles, plus any access panels or hatches. Add the site type and your opening hours, and we can price many jobs without a visit.

Common problems we fix in Peasmarsh

Dampers are hidden above ceilings, inside risers and behind boxing. Without an access panel nearby, they’re easy to forget, and anything nobody can get to goes untested.

These are the problems we see most often:

  • Dampers affected by leaks or condensation
  • Dampers overdue for their annual drop test
  • Dampers flagged on a fire risk assessment
  • Fire dampers nobody can get to

Historic buildings that have had ventilation added later can hide dampers in awkward places; Lamb House, about 2.5 miles south-east, is one of the historic houses in the area around Peasmarsh.

What your quote should include

  • Whether they recommend a next date
  • What hours they’ll be on site
  • Whether the price is fixed
  • If they look at the system before pricing

FAQs for Peasmarsh

Do you cover smaller places like Peasmarsh?

Yes. Villages and rural sites across the South East are part of our work, Peasmarsh included. Let us know about access, parking and anything unusual about getting there when you book.

Do you work overnight in Peasmarsh?

Yes, nights and weekends are routine for us. That way a site in Peasmarsh does not have to lose a day’s trading. Tell us your opening hours when you ask for a quote.

Is a quote from pictures possible?

Yes, if we can see what we need. Otherwise, we book a survey at a time that suits the site, and the quote follows that.

How often do fire dampers need drop testing?

The guidance from BESA is at least annually, by a competent person. A test on completion of installation comes first.

How much time does a damper test visit need?

Testing takes a couple of hours for a few dampers, and a day or more across a big site. Bigger sites can be phased, so phone us on 0345 646 2711 or send us an email for a quote.

Can you look after several sites?

Yes. One number covers all your sites across London and the South East, with visits on a regular schedule.

What paperwork do we get after testing?

You get a test report recording every damper we tested, showing where it is, whether it passed and what we found. Keep it with your fire safety records.

Whose job is it to make sure fire dampers are tested?

The Regulatory Reform (Fire Safety) Order 2005 puts it on the responsible person. Testing at least yearly and keeping the reports is how they can show it’s being done.

What your team can do, and what needs us

If your staff spot something between visits, such as dripping grease, a noisy fan, a smell or a filter that won’t come clean, they should report it rather than try to fix it. We will take a look and give you a fixed quote.

Logging matters as much as cleaning. A simple log of filter washes, wipe-downs and checks shows an inspector that the system is looked after between visits, next to our reports.

How we price fire damper testing

The diagnosis comes before the price. We look at:

  • The size of the system
  • Whether we need access equipment or extra panels
  • Where the site is and how we reach it
  • Site rules, permits and inductions

Working hours, access and the scale of the site can all change the price. We take each of them into account, and the price is fixed before we start.

What to send for a quote

A few details help us quote accurately. With your enquiry, please include:

  • Any previous report or certificate
  • Any symptoms, from odd noises to smells or leaks
  • The times we could work without disrupting the site
  • The site address and the type of premises

Want a quote for fire damper testing? Please ring 0345 646 2711 or send us an email with a few details about the site. We will talk you through the work and send you a fixed quote before anything is booked.

Keeping the system healthy

Think of this as the after-treatment advice, short and simple:

  • File every damper report where your assessor can find it
  • Make sure access panels stay clear and usable
  • Brief other trades about dampers in ceilings and risers
  • Add new dampers to the register as they’re fitted

If we couldn’t get to a damper, the report says so and why, such as no access panel or a blocked hatch. Access panels can be fitted so those dampers are tested on the next visit.

Good access is half the battle. If a damper has no access panel, have one fitted ahead of the next visit.
