About our fire damper testing in Ore

For every damper, we record where it is, whether it passed and the state it’s in. Dampers that pass are reset and left open, ready to operate, while failures are flagged with what we found. That record belongs with the building’s fire safety paperwork. The work covers riser dampers, hospitals and care homes and wall and floor dampers, and the jobs we see most are dampers affected by leaks or condensation and fire damper items raised by an assessor.

In smaller places like Ore, dampers are often in the ductwork serving kitchens, plant rooms and escape routes. Testing is planned around residents, pupils or guests.

Think of the report as the system’s health record: dated, with photos, and showing what was done. For TR19® Grease cleans, the certificate comes through the BESCA Vent Hygiene Elite portal and sits alongside the report.

Signs you need fire damper testing in Ore

Over time, dust builds up on the blade, the runners and the spring. If the duct carries cooking vapour, a film of grease adds to it, and either one can hold the blade part-open.

Any of these means the system needs a check-up:

  • Dampers overdue for their annual drop test
  • Gaps in the fire damper test log
  • Smoke dampers with no recent test
  • Fire dampers that fail to drop shut

Healthcare buildings such as Conquest Hospital (about 2 miles north-west) rely on fire compartments, and the dampers in them need testing at least annually.

Questions to ask before you book

  • Which accreditations they hold, and whether you can check them
  • What hours they’ll be on site
  • Whether the figure could change on the day
  • Whether they’re fully insured

Fire dampers in Ore buildings

At about 1 mile from the coast, Ore is close enough for sea air to matter. Near the sea, we look closely for rust on dampers serving intakes and louvres. There are about 5 schools, colleges and universities, about 17 caring premises (care homes, nurseries and hospitals) and about 4 hotels, B&Bs and guest houses on the FSA’s food hygiene register within about 1.5 miles of central Ore. Larger buildings like these are often divided into fire compartments, with dampers where ducts pass between them. For Ore, the closest hospital is Conquest Hospital, roughly 2 miles north-west. A hospital is the kind of building where dampers sit on every floor, and clinics, surgeries and care homes need the same annual testing for any they have.

For managed buildings around Ore station, damper testing can be booked out of hours so tenants aren’t disturbed. Site managers at schools such as Sandown Primary School usually find the summer break the easiest time for ceiling work like damper testing.

What happens if it’s left?

Fire risk assessors and insurers may ask to see damper test records. Having a current report ready for a building in Ore saves a scramble when the question comes. Light use slows the build-up but does not stop it.

One small site or a whole estate, the quote is built the same way: what needs doing, how we get to it and when. The price is fixed before any work starts.

Part by part

Access panels

Where there’s no access panel, we record the damper as not tested and say why. We can fit access panels so it’s tested next time.

Offices and retail

In shared buildings, some dampers sit inside tenants’ space. Access to each area is planned with whoever manages the building.

Fixed quotes for fire damper testing in Ore

We don’t publish a price list, because no two systems are the same. What we look at:

  • Working hours and out-of-hours timing
  • What state the system is in
  • The scale of the work
  • A single visit or a regular plan

Whatever the type of site, the quote works the same way: the size of the job, access, condition and working hours. Ask for a fixed quote and we’ll explain each part.

Helping us quote

Photos let us diagnose from a distance. Try to include:

  • Detail shots of panels, filters and grilles
  • Where the plant sits or the system leaves the building, such as a roof or outside wall
  • Your last certificate, test record or report
  • Problems your staff have spotted

Quotes are quick. Send a few details and photos, and we usually reply with a fixed quote within one working day. Where a survey is needed, we arrange a time that suits the site.

When it’s something else

To be straight with you, some problems need a different fix:

  • Deciding where dampers should be fitted
  • Control wiring problems outside the damper itself
  • Dampers that were never installed where they’re needed

Not sure which it is? You can ring 0345 646 2711 or use the quote form and we will tell you honestly before booking.

Parts of the system we cover

  • Offices and schools
  • Motorised smoke dampers
  • Wall and floor dampers
  • Hospitals and care homes
  • Riser dampers
  • Fusible link fire dampers

Ore questions

Does coastal air change anything about fire damper testing in Ore?

Yes, to a degree: at about 1 mile from the coast, Ore gets salt-laden air that corrodes metal faster. We pay particular attention to dampers near louvres and intakes, where salt air reaches.

Can a school’s dampers in Ore be tested out of term time?

Yes, out-of-term visits are normal for schools. There are about 5 schools, colleges and universities on the FSA’s food hygiene register within about 1.5 miles of Ore. Send us your term dates when you call 0345 646 2711 or send us an email, and we’ll fit the work in.

Who is the responsible person?

The Fire Safety Order 2005 calls them the responsible person: normally the employer or whoever controls the premises. In shared or managed buildings, a landlord, facilities manager or managing agent can share the duty.

How much time does a damper test visit need?

It takes anything from a couple of hours for a handful of dampers to a full day for a large building. How easily we can reach the dampers makes the most difference, so we’ll confirm the time when we quote.

What’s TR19?

TR19® is BESA’s specification for ventilation hygiene. TR19® Grease, a standalone specification since 2019, covers grease in kitchen extract systems, and TR19® Air covers general supply and extract systems.

Do you have a 24/7 line?

Yes, any time. If something urgent happens, like a fan failing or damage after a fire, call our 24/7 line and we’ll talk you through the next steps.

Can you test motorised smoke dampers?

Yes. We operate each smoke damper from its controls and check it opens and closes fully. If someone else looks after the controls, we plan the timing with you.

Who is responsible for fire damper testing?

The responsible person under the Regulatory Reform (Fire Safety) Order 2005, such as the employer, owner, landlord or managing agent. Keeping fire safety systems working, dampers included, is part of their duty.

How the visit works

The first job on site is protection: sheeting goes over floors and surfaces close to the work. Then we make the system safe and start. It takes a morning or an afternoon for a small number of dampers, longer where there are many, and the area is cleaned down before we leave. Tell us when your site near Ore is quiet and the visit will be booked for then.

  1. We go through the damper schedule and any previous faults.
  2. We locate every damper and note any we cannot reach.
  3. We test fire dampers by dropping them and smoke dampers by operating them through the controls.
  4. Passes are reset and any failures recorded with the reason.
  5. The report sets out the results, and we can quote to repair or replace failed dampers.

Preparing for the visit

  • Dig out any earlier paperwork for the system
  • Tell us about site rules, permits or sign-in
  • Let us know about parking and loading

How to get a quote

The quickest way to a quote is to send photos: the system from a couple of angles, plus any access panels or hatches. Tell us what kind of site it is and when it’s open, and we can price many jobs without a visit.

Staff cleaning versus specialist work

Staff cleaning and specialist work aren’t the same thing. A daily filter wipe and a weekly filter wash keep grease down at the front of the system, but they don’t reach the grease that builds up further in. Reaching it takes a specialist with the right equipment.

Your own staff can handle the daily basics: wiping canopies, washing grease filters and recording it in a log. Inside the ducts, risers and fan is specialist work, and that is where we come in.
