How we handle fire damper testing in North End
Testing finds the dampers that will not close. Where a blade sticks, a link is damaged or corrosion has set in, we note it and can quote to repair or replace the damper, so the fault doesn’t just sit on a list. Typical jobs include dampers that can’t be reached without an access panel and dirty dampers that may not close, on hospitals and care homes, fusible link fire dampers and offices and schools.
Across London, buildings with ducted ventilation have a fire damper wherever a duct crosses a fire-resisting wall or floor. In a larger building in North End, that can mean dampers on every floor, many of them above ceilings or in risers.
The sign-off is always in writing: a dated report with photos of the work, and for TR19® Grease cleans, a certificate issued through the BESCA VHE portal. Any parts we couldn’t reach are recorded on it too.

Signs you need fire damper testing in North End
Corrosion is another common cause of failure. Water leaks, condensation and damp plant areas attack the casing, blade and spring, so a damper can seize without anyone noticing.
Signs it’s time to call us include:
- Dirty dampers that may not close
- Smoke dampers that need testing through their controls
- Dampers flagged on a fire risk assessment
- Corroded dampers in damp risers and plant rooms
Site managers at schools such as The Fulham Boys School normally find the summer break the easiest time for ceiling work like damper testing.
What to look for in a quote
- Whether a written report and pictures are included
- Whether the whole system is included, or only the parts that are easy to reach
- Which accreditations they hold, and whether you can check them
- How areas they cannot reach will be recorded
What a clean won’t put right
To be straight with you, there are a few things this work will not fix:
- Control wiring problems outside the damper itself
- Holes around ductwork in fire-resisting walls
- Designing the building’s fire compartments
If you’re not sure, just give us a ring on 0345 646 2711 or email us and we’ll give you a straight answer before booking.

FAQs for North End
Who is the fire and rescue service for North End?
London Fire Brigade is the fire and rescue service for North End. Failed dampers on a report should be followed by a record of the repair, so the file shows the problem was closed out.
Can you come to North End after we close?
Yes, we can come after you close and finish before you open. Your customers, staff or residents in North End needn’t be disturbed. Let us know the hours you are closed and we will book within them.
What happens to the waste?
It leaves the site with us when we go. While we work, it’s kept contained to keep the area clean.
Is TR19 a legal requirement?
No. The law sets the duty; TR19® is the benchmark used to show it’s met. Under the Regulatory Reform (Fire Safety) Order 2005, the responsible person has to manage fire risk, and many insurers can refuse or reduce a claim without proof of cleaning.
What happens to dampers you can’t get to?
The report lists each inaccessible damper and where it is, so you know exactly what’s outstanding. Fitting an access panel is the usual fix, and we can quote to fit one.
Is North End in your area?
Yes. We work in North End and across Greater London, as part of our work across South East England and London. To book, ring 0345 646 2711 or send us an email.
Will we have to shut during the visit?
Typically not. Booking the work out of hours means the site can carry on as normal. Larger jobs can be phased over several visits so parts stay in use.
Do you have insurance?
Yes, we are fully insured. CHAS and SafeContractor accreditation sit alongside it for clients who vet their contractors.
Leave it or put it right?
After any fire, one of the first questions is what maintenance had been done. Damper test records are part of that answer, and you can only produce records for tests that took place. Choosing the date yourself beats having a fault choose it for you.
You will not find a price list here, because the cost depends on the site in front of us. Call for a fixed quote, and we’ll talk you through it.

How the visit works
The visit has three parts: getting the area ready, doing the work and signing it off. Set-up means sheeting and making equipment safe, and the sign-off is a written report with pictures. The middle part takes longest, and that takes a couple of hours for a few dampers, and a day or more across a big site. If your building in North End has sign-in rules, permits or key holders, mention them when you book.
- Before the visit, we agree access, timings and any areas with restrictions.
- Ceiling tiles and hatches are opened and each damper’s access panel removed.
- The blade is released and watched to make sure it closes fully.
- We reset it and record any dirt, corrosion or damage.
- We close everything up and send the results in a report.
How to prepare
- Let us know about parking and loading
- Name a contact who can let us in at the agreed time
- Clear the space around the work
How to get a quote
Photos are enough for some jobs, while others need a look on site. Larger sites, and anything hidden behind walls, ceilings or floors, are normally surveyed first. Either way, you get a fixed price before work begins.

Fire damper testing in North End: local notes
There are about 89 schools, colleges and universities, about 75 hospitals, care homes and childcare premises and about 98 hotels and B&Bs on the FSA’s food hygiene register within 1.5 miles or so of the middle of North End. Many buildings of this kind have ductwork through fire-resisting walls and floors, and the dampers at those points need testing at least annually. London Fire Brigade covers North End. Fire and rescue authorities enforce the Fire Safety Order in most non-domestic premises, and keeping dampers working is part of the responsible person’s duty. In a London building, dampers are often spread across floors and risers, and testing is usually planned out of hours.
The nearest hospital, Fulham Hospital, is about 0.6 miles south-west; healthcare buildings like it are a reminder that dampers protect people who cannot move quickly. If you manage an older building converted to a hotel or venue, like many historic houses in the area (Garden Lodge is about 0.4 miles north-east), finding every damper is the first job.

Managing agents and facilities teams in North End
The Fire Safety Order 2005 puts the duty to manage fire risk on the responsible person, which may be the employer, owner, landlord, FM or managing agent. With shared responsibility, good records help everyone.
Managing agents often deal with us directly. Tell us the site, the work and the access arrangements, and we’ll send a fixed quote.
In-house cleaning or a specialist?
Logging matters as much as cleaning. A dated log of in-house cleaning and checks helps show that the system is managed between specialist visits, next to our reports.
Good housekeeping makes our visits easier, not unnecessary. Regular in-house cleaning slows the build-up, but the parts you cannot see still need a specialist at the right interval.

Keeping the system healthy
So the system stays in good health:
- Act on failed dampers rather than leaving them on file
- Make sure access panels stay clear and usable
- Add new dampers to the register as they’re fitted
- Keep to at least yearly testing
Failed dampers are set out separately, each with the fault we found, and we can quote for remedials. Once the work is done, the damper is tested again and the record updated.
Make sure every damper can be reached. Where there’s no hatch, an access panel makes testing possible ahead of the next visit.
