Fire damper testing near North Benfleet

Fire damper testing for kitchens and businesses in North Benfleet

We’re often asked to take on annual damper testing by the people who look after buildings in and around North Benfleet. Send us the damper schedule or the drawings if you have them, and we’ll plan the testing around when the building is in use. The work covers wall and floor dampers, offices and schools and riser dampers, and common reasons people get in touch are dampers hidden with no access panel or hatch and corroded dampers in damp risers and plant rooms.

Somewhere as small as North Benfleet, fire dampers are typically found in a school, a care home, a hotel or a converted building, wherever there is one. Each damper still needs testing at least once a year.

Duct Doctor has been trading since 2009, as a BESCA Vent Hygiene Elite member, cleaning to BESA TR19® Grease. CHAS, SafeContractor and ISO 9001 are in place too, and we’re fully insured.

Common problems we fix in North Benfleet

Over the life of a building, owners, tenants and contractors come and go, and damper records often get lost along the way. Without a register, nobody knows how many dampers there are or when they were last tested.

Keep an eye out for these warning signs:

  • Fire dampers that haven’t been tested for over a year
  • Fire dampers that fail to drop shut
  • Dirty dampers that may not close
  • Fire damper items raised by an assessor

Hospitals such as Basildon University Hospital, about 3.7 miles west, are a good example of buildings with dampers on many floors; if you manage a clinic, surgery or care home near North Benfleet, the same annual testing applies.

Our hiring checklist

In-house cleaning or a specialist?

When your team notices a problem between visits, such as dripping grease, a noisy fan, a smell or a filter that won’t come clean, it’s best reported rather than tackled in-house. We can diagnose it and quote.

Staff cleaning does not replace a specialist visit; it supports it. Regular in-house cleaning slows the build-up, but hidden parts of the system still need specialist attention.

What we do, step by step

The first job on site is protection: sheeting goes over floors and surfaces close to the work. After that, the system is made safe and the work begins. The work on site takes a couple of hours for a few dampers, and a day or more across a big site, and we clear up before we go. Rural roads and tight entrances are worth telling us about before a visit to North Benfleet.

  1. First we check the schedule and the last set of results.
  2. We locate every damper and note any we cannot reach.
  3. We test fire dampers by dropping them and smoke dampers by operating them through the controls.
  4. Dampers that pass are reset, and failures are logged with what we found.
  5. The report sets out the results, and we can quote to repair or replace failed dampers.

Getting ready for the visit

  • Arrange a key holder or contact on site
  • Plan for cooking equipment or plant to be off before we arrive
  • Tell us about access, such as roof hatches, plant rooms, ceilings or locked areas

FAQs for North Benfleet

Is North Benfleet within the area you cover?

Yes. North Benfleet is within the area we cover across London and the South East. Let us know about access, parking and anything unusual about getting there when you book.

Do you work at weekends in North Benfleet?

Yes. We work evenings, overnight and at weekends. The site is handed back ready to open. Let us know the hours you’re closed and we will book within them.

Do you carry out smoke damper testing?

Yes. Smoke dampers are motorised, so we test them by operating them through their controls. Each one is checked for full travel and the result recorded.

What does TR19 mean?

BESA’s ventilation hygiene specification, with two parts that matter most here: TR19® Grease for kitchen extract systems and TR19® Air for general ventilation. It is not legislation, but it’s the standard people check against.

Do you offer maintenance contracts?

Yes. Plans on a 3, 6 or 12-monthly cycle are available, to suit the system and how it’s used.

How long will damper testing take?

A visit takes a couple of hours for a few dampers, and a day or more across a big site. Bigger sites can be phased, so call us on 0345 646 2711 or email us for a quote.

Do you certify fire dampers?

The record we give you is a report of the tests for every damper on the visit. Failures are set out with the remedials we’d suggest.

Whose job is it to make sure fire dampers are tested?

The Regulatory Reform (Fire Safety) Order 2005 puts it on the responsible person. Annual testing by a competent person, with written records, is a practical way to show the duty is being met.

Honest limits

Fire damper testing cannot fix everything, and we’ll tell you before work begins. It will not put right:

  • Dampers that were never installed where they’re needed
  • Deciding where dampers should be fitted
  • Signing off a building’s overall fire safety

If you’re not sure, just call us on 0345 646 2711 or drop us a line and we will give you a straight answer before booking.

What the work covers

  • Wall and floor dampers
  • Offices and schools
  • Motorised smoke dampers
  • Fusible link fire dampers
  • Hospitals and care homes
  • Riser dampers

What happens if it’s left?

A damper that is stuck open gives fire and smoke a route straight through a fire-resisting wall. The rest of the compartment can be built perfectly and still be bypassed by the duct. It’s far better to find that out on a test than in a fire. It’s worth booking a check, because nobody sees inside a duct day to day.

Whatever the type of site, the quote works the same way: how much there is, how we reach it, what state it’s in and when we can work. Ask for a fixed quote and we will explain each part.

What affects the cost of fire damper testing

Some jobs are bigger than they look, and some smaller. What affects the quote:

  • How big the system is
  • Working hours and out-of-hours timing
  • Travel, parking and unloading
  • How many systems or sites are involved

Every site is different, so we price each one individually. Size, access, the condition of the system and when we can work all make a difference.

Helping us quote

There’s no need for technical detail. Just send:

  • Your last certificate, test record or report
  • Detail shots of panels, filters and grilles
  • Where the plant sits or the system leaves the building, such as a roof or outside wall
  • A few general shots of the system

Some systems can be priced from photos; others need a survey. Big or complicated sites, and systems that are hard to see in photos, get a survey first. Either way, the quote is fixed before any work is booked.

Keeping the system healthy

After the visit, a few habits help the work last:

  • Brief other trades about dampers in ceilings and risers
  • Keep damper test reports with the fire safety log
  • Close off damper faults promptly
  • Never wedge or tie a damper open

Failed dampers are set out separately, each with the fault we found, along with an offer to repair or replace them. Once the work is done, the damper is tested again and the record updated.

The simplest way to avoid failures is to test on time, every year. A blade that is just starting to stick is easier to deal with than a seized one.
