About our fire damper testing in Labour-in-vain
Responsible persons, facilities managers and managing agents call us when damper testing falls due in Labour-in-vain. Send us the damper schedule or the drawings if you have them, and we’ll plan the visit around the building’s hours. We’re often asked to deal with dampers overdue for their annual drop test and motorised smoke dampers due for testing, across offices and schools, hospitals and care homes and riser dampers.
Rural buildings that have been converted or extended can have ducts passing through fire-resisting walls, and the dampers in them are easily forgotten. A first test normally starts with finding them all.
Think of the report as the system’s health record: dated, with photos, and showing what was done. For TR19® Grease cleans, the certificate comes through the BESCA Vent Hygiene Elite portal and sits alongside the report.

Labour-in-vain buildings and fire safety
There are about 6 schools, colleges and universities on the FSA’s food hygiene register across Labour-in-vain and its immediate surroundings (about a mile and a half). Many buildings of this kind have ductwork through fire-resisting walls and floors, and the dampers at those points need testing at least annually. For Labour-in-vain, the closest hospital is Sevenoaks Hospital, roughly 5.1 miles south-west. A hospital is the kind of building where dampers sit on every floor, and clinics, surgeries and care homes need the same annual testing for any they have. Labour-in-vain is covered by Kent Fire and Rescue Service. In most workplaces and other non-domestic buildings, it’s the fire and rescue authority that enforces the Fire Safety Order.
Healthcare buildings such as Sevenoaks Hospital (about 5.1 miles south-west) rely on fire compartments, and the dampers in them need testing at least annually. Historic buildings that have had ventilation added later can hide dampers in awkward places; Old Soar Manor, about 4 miles south, is one of the historic houses in the area around Labour-in-vain.
Labour-in-vain is about 6 miles north-east of Sevenoaks, in Kent. Labour-in-vain: your questions answered
Can you come to Labour-in-vain after we close?
Yes, out-of-hours work is a big part of what we do. The site is handed back ready to open. Your opening times are the first thing we ask for.
Who enforces fire safety at workplaces in Labour-in-vain?
Labour-in-vain is in the area of Kent Fire and Rescue Service. Failed dampers on a report should be followed by a record of the repair, so the file shows the problem was closed out.
What is TR19?
It’s the industry benchmark for cleaning ventilation and kitchen extract systems, written by BESA. It sets out inspection, cleaning and record keeping, and it takes a risk-based approach.
What do you do to protect the area?
Protection goes down first: floor sheeting and covers over nearby surfaces and equipment. The area is left tidy, with our waste taken away.
What if a damper has no access panel?
Any damper we cannot reach is listed on the report, so you know exactly what’s outstanding. An access panel tends to solve it, and we can quote to fit one.
Who has the legal duty for fire safety?
The Fire Safety Order 2005 calls them the responsible person: often the employer, owner or occupier. In shared or managed buildings, a landlord, facilities manager or managing agent can share the duty.
Can we book visits on a schedule?
Yes. Regular plans can run on 3, 6 or 12-monthly cycles, depending on what the system needs.
What does fire damper testing cost?
It depends on the site, so we quote each one individually. To get one, phone us on 0345 646 2711 or send us an email with the site type, opening hours and a few photos.
Common problems we fix in Labour-in-vain
In most buildings, Labour-in-vain included, dampers are out of sight in ceiling voids, risers and service shafts. Without an access panel nearby, they’re easy to forget, and anything nobody can get to goes untested.
These are the problems we see most often:
- Dampers overdue for their annual drop test
- Smoke dampers that need testing through their controls
- Dust or grease build-up on damper blades
- Fire damper items raised by an assessor
School buildings such as Wrotham School are normally tested in the holidays, wherever they have dampers.
What to look for in a quote
- Whether the work can be done while the site is closed
- Whether a written report and pictures are included
- What insurance they carry
- Whether the figure could change on the day

How it works
At the end of the visit, someone from your team can look over the work with us. Anything we couldn’t reach or that needs attention is pointed out there and then, and it goes on the report too. All told, the work takes from an hour or two in a small building to several visits on a large estate. We agree a date with you, plan the drive to Labour-in-vain and turn up when the site is quiet.
- We start with whatever records exist: registers, drawings or old reports.
- Each damper is located and reached through its access panel.
- Every fire damper is dropped, and every smoke damper is tested through its controls.
- Dampers that close fully are reset and left open.
- We report on every damper, with faults and suggested remedials set out.
How to prepare
- Let us know how we reach the system, including roofs, risers and plant rooms
- Move anything stored near the system

Advice
Why it’s worth doing now in Labour-in-vain

We don’t list prices on the website, because each job is priced on what it involves. Call for a fixed quote, and we’ll explain what it covers.

Different parts, different methods
Fusible link fire dampers
Most fire dampers are held open by a fusible link. When the link reaches its set temperature it melts, and the blade drops to close the duct. We release the blade, check it closes fully and reset it.
Ceiling voids and risers
Ceiling voids are where lots of dampers end up. We lift tiles where necessary and put them back as we found them.
What staff can safely do
Staff cleaning doesn’t replace a specialist visit; it supports it. Clean filters and tidy surfaces slow the build-up, but the parts you cannot see still need a specialist at the right interval.
A few tasks are always specialist work: entering ducts, working on fans, testing dampers and taking grease readings call for the right kit, training and safe access. Leave those to us.
