Fire damper testing for sites in Knebworth

Fire damper testing in Knebworth

Ductwork can carry fire and smoke between compartments, and the damper is what stops it. That depends entirely on the blade closing all the way. Annual drop testing is how you know for the dampers in your building. Typical jobs include damper actions from a fire risk assessment and corroded dampers in damp risers and plant rooms, across offices and schools, motorised smoke dampers and fusible link fire dampers.

In smaller places like Knebworth, dampers are often in the ductwork serving kitchens, plant rooms and escape routes. We plan the work around the people using the building.

Our accreditations include CHAS, SafeContractor and ISO 9001, and we’re fully insured. On top of that, we are a BESCA Vent Hygiene Elite member, cleaning to BESA TR19® Grease, and we’ve been trading since 2009.

What we do, step by step

We turn up at the time agreed with you, often in the evening, overnight or at the weekend so the site keeps working. Equipment that has to be off is switched off and allowed to cool before we start, and floors and nearby surfaces are sheeted. On site, it takes from an hour or two in a small building to several visits on a large estate. In a place like Knebworth, we fit the visit around your hours.

  1. We plan access and timing with you first, including any out-of-hours work.
  2. Ceiling tiles and hatches are opened and each damper’s access panel removed.
  3. The blade is released and watched to make sure it closes fully.
  4. We reset it and record any dirt, corrosion or damage.
  5. We close everything up and send the results in a report.

How to prepare

  • Mention any parking or loading restrictions
  • Let us know when the site is closed or quiet
  • Make sure equipment near the work can be switched off and left to cool

How to get a quote

Quoting starts with a diagnosis, either from pictures and details you send or from a site visit. After that, you get a fixed price for the work, before any work starts.

What staff can safely do

For ventilation and air handling systems, in-house care is mostly about checks: keeping grilles clear, noting unusual noise or smells and logging filter changes. Cleaning inside ducts and units is specialist work.

If your staff spot something between visits, like drips, unusual noise, smells or damaged filters, it’s best reported rather than tackled in-house. We can diagnose it and quote.

Fixed quotes for fire damper testing in Knebworth

Every site gets its own quote. These are the things that affect it:

  • Where the site is and how we reach it
  • The number of sites or systems
  • The times the site is available
  • Whether it’s a one-off visit or part of a schedule

Kitchens, offices, schools and hospitals are all priced the same way: the size of the job, access, condition and working hours. Ask for a fixed quote and we will go through it with you.

What we need to know

You do not need the technical terms. Just send:

  • The paperwork from the last visit, if you have it
  • Wide pictures of the system and the area around it
  • Where the site is and what kind of site it is
  • Any symptoms, from odd noises to smells or leaks

Photos are enough for some jobs, while others need a look on site. Larger sites, and anything hidden behind walls, ceilings or floors, are normally surveyed first. Either way, you get a fixed price before we start.

Part by part

Offices and retail

In shared buildings, some dampers sit inside tenants’ space. We agree access with the managing agent before the visit.

Fusible link fire dampers

Most fire dampers are held open by a fusible link. Heat melts the link and the blade falls shut across the duct. Testing means dropping the blade, checking the full close and resetting it.

Honest limits

A few issues sit outside what this work can do:

  • Fire risk assessments, which need a fire risk assessor
  • Control wiring problems outside the damper itself
  • Sign-off of the whole building’s fire safety

Not sure which it is? You can phone us on 0345 646 2711 or use the quote form and we will tell you honestly before you book.

Your questions about fire damper testing in Knebworth

Do you do school damper testing in Knebworth in the summer holidays?

Yes. The holidays are the usual time for school work. There are about 6 schools, colleges and universities on the FSA’s food hygiene register within about 1.5 miles of Knebworth. Send us your term dates when you phone us on 0345 646 2711 or use the quote form, and we’ll fit the work in.

Who enforces fire safety at workplaces in Knebworth?

That is Hertfordshire Fire and Rescue Service. A report listing every damper, its location and its result is the easiest way to show the dampers are maintained.

Is TR19 a legal requirement?

No. The law sets the duty, and TR19® is the recognised benchmark for meeting it. Under the Regulatory Reform (Fire Safety) Order 2005, the responsible person has to manage fire risk, and many insurers can refuse or reduce a claim without proof of cleaning.

What if parts of the system can’t be reached?

We record them on the report, with pictures where possible, and we tell you what would make it reachable, such as extra access panels in ductwork.

Can testing be done without disrupting the building?

Yes, we plan around how the building is used. We can work evenings, overnight or at weekends if daytime testing would get in the way.

How much time does a damper test visit need?

Typically the work takes a morning or an afternoon for a small number of dampers, longer where there are many. It comes down mainly to how many dampers there are and how easy they are to get to.

What information do you need?

The site address, the type of premises and your opening hours, plus photos of the system and your last certificate or report if you have one.

Do you offer maintenance contracts?

Yes. Send details of the systems and how they’re used and we’ll propose a schedule with a fixed quote.

Keeping the system healthy

So the system stays in good health:

  • Update the register when ductwork changes
  • Don’t let anything obstruct a damper’s blade
  • Book the next test before the year runs out
  • Keep damper test reports with the fire safety log

The next test should be no more than a year away. BESA guidance is at least annual testing, and booking the same month each year keeps it simple.

Keep a damper register: where each damper is, what kind it is and when it was last tested. It stops dampers getting lost as the building changes.

Multi-site and managed buildings

Under the Regulatory Reform (Fire Safety) Order 2005, the responsible person must assess and reduce fire risk, which may be the employer, owner, landlord, FM or managing agent. Where responsibility is shared, records matter even more.

Keeping records across a portfolio is half the battle. Each visit produces a dated report with photos, so you can show an insurer or inspector what was done at each site.
