Need fire damper testing in Kingston?

What the work involves, part by part

Offices and retail

Multi-let buildings may have dampers inside tenant areas. We agree access with the managing agent before the visit.

Schools, hospitals and care homes

Where residents cannot easily get out, holding fire and smoke back matters even more. Regular damper testing supports that.

How we handle fire damper testing in Kingston

Under BESA guidance, every fire damper is tested on completion of installation and then at least once a year. For spring-operated types, annual testing is the minimum. We carry out fire damper testing for buildings in Kingston and give you the records to show it’s been done. We’re often asked to deal with missing or out-of-date damper records and corroded dampers in damp risers and plant rooms, on motorised smoke dampers, riser dampers and offices and schools.

Somewhere as small as Kingston, fire dampers are usually found in a school, a care home, a hotel or a converted building, wherever there is one. Each damper still needs testing at least once a year.

Insurers, fire officers and environmental health officers all look at records. So every job comes with a written report and pictures, plus a TR19® certificate through the BESCA VHE portal where the work is a TR19® Grease clean.

Why act early in Kingston

The cost depends on the size of the system, the condition it’s in and how easy it is to reach. You get a fixed price before work begins, so there are no surprises.

What fire damper testing can’t fix

A few issues sit outside what this work can do:

  • Sign-off of the whole building’s fire safety
  • Control wiring problems outside the damper itself
  • Deciding where dampers should be fitted

If you are not sure, just call us on 0345 646 2711 or use the quote form and we will give you a straight answer.

Common problems we fix in Kingston

In most buildings, Kingston included, dampers are out of sight in ceiling voids, risers and service shafts. If there’s no hatch to reach them, they slip off everyone’s list, and one that cannot be reached cannot be tested.

Common reasons sites call us include:

  • Dampers clogged with dust or grease
  • Dampers that can’t be reached without an access panel
  • Fire dampers that haven’t been tested for over a year
  • Damper actions from a fire risk assessment

Goodnestone Park, about 3.8 miles north-east, is one of the historic houses near Kingston, and older buildings converted to new uses often have ventilation added later.

What your quote should include

  • Whether the quote is based on a survey or photos
  • Proof of insurance
  • Whether the work can be done while the site is closed
  • Whether the figure could change on the day

Questions to ask before you book

Questions from Kingston

Can you work in Kingston outside opening hours?

Yes, evening, overnight and weekend work is normal for us. The work in Kingston can fit around your hours. When you give us a ring on 0345 646 2711 or email us, mention when the site is quiet.

Will you come out to Kingston?

Yes. Villages and rural sites across the South East are part of our work, Kingston included. Let us know about access, parking and anything unusual about getting there when you book.

What if a fire damper will not close?

The failure goes on the report, along with what caused it, whether that’s a stuck blade, rust or a damaged link. We offer remedials to repair or replace it, and test it again afterwards.

Can you look after several sites?

Yes. Our area covers London and the South East, so sites at different addresses can be planned together on one programme. Every site has its own report.

What paperwork do we get after testing?

Our paperwork is a test report, not a certificate of compliance. It lists each damper, the result and any remedials needed.

Can you come out in an emergency?

Yes, 24/7. Office hours are Monday to Friday, 8am to 6pm, with the emergency line covering every other hour.

Can you quote from pictures?

Usually, yes. Send a few wide pictures plus close-ups of panels, filters or grilles, and we usually come back within one working day. Some sites still need a visit, and we will say so.

What is TR19?

TR19® is BESA’s specification for ventilation hygiene. Since 2019, TR19® Grease has been a standalone specification for grease in kitchen extract systems, and TR19® Air covers general supply and extract systems.

In-house cleaning or a specialist?

A few tasks are always specialist work: entering ducts, working on fans, testing dampers and taking grease readings need training, the right equipment and safe access. Leave those to us.

In-house cleaning and specialist cleaning do different jobs. Wiping filters daily and washing them weekly keeps the visible parts in order, but they don’t reach the grease that builds up further in. Reaching it takes a specialist with the right equipment.

The process

Night work is normal for us. A lot of visits happen overnight or at weekends, so a kitchen or building can carry on as usual the next day. On site, the work takes a morning or an afternoon for a small number of dampers, longer where there are many. The timing of a visit to Kingston is set by you, and the travel is our side of the planning.

  1. We go through the damper schedule and any previous faults.
  2. Each damper is found and checked for access.
  3. Fire dampers are drop tested, and smoke dampers are tested through their controls.
  4. Dampers that pass are reset, and failures are logged with what we found.
  5. The report sets out the results, and we can quote to repair or replace failed dampers.

Before we arrive

  • Let us know about permits to work or site inductions
  • Dig out any earlier paperwork for the system
  • Let us know when the site is closed or quiet

Getting a quote

Fire dampers in Kingston buildings

There are about 3 care, childcare and hospital premises on the FSA’s food hygiene register within about 1.5 miles of central Kingston. Larger buildings like these are often divided into fire compartments, with dampers where ducts pass between them. Kingston is covered by Kent Fire and Rescue Service. When a fire safety officer audits a non-domestic building, maintenance of systems like dampers can come up. The nearest hospital to Kingston is Kent and Canterbury Hospital, about 4.2 miles north-west. Where patients or residents may need help to leave a building, working dampers matter all the more.

Site managers at schools such as Barham Church of England Primary School usually find the summer break the easiest time for ceiling work like damper testing. If you manage a care home or clinic near Kingston, the testing that a hospital like Kent and Canterbury Hospital (about 4.2 miles north-west) relies on applies to your dampers too.

Kingston is about 5 miles south-east of Canterbury, in Kent. Across the CT4 area, we can take on fire damper testing. Kingston is one of 922 places in Kent where we work for commercial clients. For sites nearby, see our Maidstone page (27 miles or so).

Looking after it afterwards

A little care between visits keeps the system in better shape. Our advice:

  • File every damper report where your assessor can find it
  • Keep to at least yearly testing
  • Never wedge or tie a damper open
  • Update the register when ductwork changes

Put the next test in the diary within twelve months. BESA guidance is at least annual testing, so it helps to book it before the date slips.

Good access is half the battle. Where there’s no hatch, an access panel makes testing possible ahead of the next visit.
