Fire damper testing around Honor Oak
The FSA’s food hygiene register lists about 71 schools, colleges and universities and about 76 caring premises (care homes, nurseries and hospitals) with registered kitchens or food service in Honor Oak and the streets around it, up to about 1.5 miles out. Buildings like these often have ducted ventilation, and wherever a duct crosses a fire-resisting wall or floor there should be a damper, tested at least once a year. Honor Oak sits within the area of London Fire Brigade. Fire and rescue authorities enforce the Fire Safety Order in most non-domestic premises, and keeping dampers working is part of the responsible person’s duty. London buildings tend to have dampers on several floors, so testing is typically done out of hours, a zone at a time.
Hospitals such as Dulwich Community Hospital, about 1.4 miles north-west, are a good example of buildings with dampers on many floors; if you manage a clinic, surgery or care home near Honor Oak, the same annual testing applies. If you look after a building near Honor Oak Park station with a fire risk assessment due, a damper test with a full record is worth having first.

Fire damper testing for kitchens and businesses in Honor Oak
Fire dampers sit inside ductwork where it passes through a fire-resisting wall or floor. A fusible link holds the blade open until heat melts it, and the blade then drops to shut the duct. Drop testing proves that this still happens, and we record the result for every damper we test. If you’re dealing with gaps in the fire damper test log and blades that jam part-way when released, we can help.
Many London buildings have been through several fit-outs, and dampers are often left behind new ceilings with no way to reach them. In Honor Oak, as across London, finding every damper and recording its access is part of the job.
The paperwork matters as much as the work. Each visit is written up with pictures, listing what was done, anything we couldn’t reach and when the next visit is due. Keep it with your fire safety records so it’s ready for an insurer, fire officer or EHO.

Whether it’s one building or many, the standard is the same: diagnosis, a fixed price, work booked around your hours and a written report with photos.
Running several sites is easier with one contractor. We work across London and the South East, so a run of sites can go into one programme and kept on a regular cycle.
Signs you need fire damper testing in Honor Oak
In most buildings, Honor Oak included, dampers are out of sight in ceiling voids, risers and service shafts. If there’s no hatch to reach them, they slip off everyone’s list, and one that cannot be reached can’t be tested.
Common reasons sites call us are:
- Rusted damper blades and springs
- Motorised smoke dampers due for testing
- Dampers hidden with no access panel or hatch
- Dampers that stick or won’t close fully
Historic buildings that have had ventilation added later can hide dampers in awkward places; Kingswood House, about 1.9 miles south-west, is one of the historic houses in the area around Honor Oak.

Your questions about fire damper testing in Honor Oak
Do you do school damper testing in Honor Oak in the summer holidays?
Yes, out-of-term visits are normal for schools. Food Standards Agency records list about 71 schools, colleges and universities with registered kitchens within about a mile and a half of Honor Oak. Send us your term dates when you give us a ring on 0345 646 2711 or drop us a line, and we will fit the work in.
Which fire service covers Honor Oak?
That is London Fire Brigade. BESA guidance is that every fire damper is tested at least once a year, so an officer or insurer may expect a report less than a year old.
How often should fire dampers be tested?
BESA guidance is that fire dampers are tested on completion of installation and at least annually after that. For spring-operated dampers, once a year is the minimum.
How do you protect the area?
We cover floors and nearby surfaces with sheeting before work begins, and waste is contained as we go. At the end, the area is cleaned down.
Can testing be done without disrupting the building?
Yes. We can test in the evening, overnight or at the weekend, which suits offices, retail and schools. Hospitals and care homes are planned with the site team.
How much notice should we give?
That depends on the slot you want and the size of the job. Mention your preferred dates with your enquiry, and for anything urgent, ring our 24/7 emergency line.
What does TR19 mean?
TR19® is BESA’s specification for ventilation hygiene. Since 2019, TR19® Grease has been a standalone specification for grease in kitchen extract systems, and TR19® Air covers general supply and extract systems.
What if parts of the system can’t be reached?
We record them on the report, with a note of where it is, and we explain what access is needed, for example new access panels.
When it’s something else
To be straight with you, there are a few things this work will not fix:
- Deciding where dampers should be fitted
- Approving the building’s fire strategy
- Gaps in the wall or floor around the damper
If in doubt, call us on 0345 646 2711, or email photos and we’ll say what we think before you book.
Where we work
- Motorised smoke dampers
- Fusible link fire dampers
- Offices and schools
- Riser dampers
- Hospitals and care homes
- Wall and floor dampers
The process
On the day, we arrive at the time agreed with you, often in the evening, overnight or at the weekend so the site keeps working. Equipment that has to be off is switched off and allowed to cool first, and floors and nearby surfaces are sheeted. The work itself takes a couple of hours for a few dampers, and a day or more across a big site. In Honor Oak, as across London, we usually work overnight or at weekends and hand the site back ready to open.
- Before the visit, we agree access, timings and any areas with restrictions.
- Ceiling tiles and hatches are opened and each damper’s access panel removed.
- The blade is released and watched to make sure it closes fully.
- We reset it and record any dirt, corrosion or damage.
- Panels and tiles go back, and the results are written up.
Getting ready for the visit
- Clear the space around the work
- Tell us about site rules, permits or sign-in
- Mention any locked doors, roof access or ceiling voids

Staff cleaning versus specialist work
Day-to-day cleaning is something your team can do: wiping down canopy surfaces, cleaning filters and keeping a simple log. What they cannot safely do is clean inside the ductwork, the fan or the risers, which is where we come in.
If your staff spot something between visits, like drips, unusual noise, smells or damaged filters, it’s best reported rather than tackled in-house. We’ll take a look and give you a fixed quote.
Between visits
After the visit, a few habits help the work last:
- Close off damper faults promptly
- Book the next test before the year runs out
- Warn anyone working in ceiling voids about the dampers
- Make sure access panels stay clear and usable
Make sure trades working in ceilings and risers know where the dampers sit, and that they mustn’t tie, wedge or obstruct them. If a damper has been disturbed, have it tested again.
Water is a damper’s enemy, so fix leaks and condensation near them promptly. Corrosion is a common reason blades stick.
How the job changes from site to site
Schools, hospitals and care homes
Schools are often easiest to test during the holidays, when ceilings can be opened without disturbing lessons.
Fusible link fire dampers
The link has to be in good order for the damper to work. Each link is looked at as part of the test and note anything that is not right.
