Fire damper testing for kitchens and businesses in Home Farm

Some dampers haven’t been tested since the day they went in. Ceilings get lowered, hatches get boarded over and paperwork goes astray. We find what we can, test what we can reach and list anything we can’t get to, so you can see exactly what still needs access. Typical jobs include gaps in the fire damper test log and motorised smoke dampers due for testing, on hospitals and care homes, motorised smoke dampers and riser dampers.

In a village or hamlet like Home Farm, there may be only a few buildings with fire dampers. Wherever there are dampers, each one needs testing at least annually.

Duct Doctor has been trading since 2009, and we are a BESCA Vent Hygiene Elite member, cleaning to BESA TR19® Grease. CHAS, SafeContractor and ISO 9001 are in place too, and we carry full insurance.

Keeping the system healthy

How long the results last depends on use and care. We suggest:

  • Book the next test before the year runs out
  • Fix water leaks in plant rooms and risers promptly
  • Act on failed dampers rather than leaving them on file
  • Warn anyone working in ceiling voids about the dampers

Tell other contractors where the dampers are, and that they mustn’t tie, wedge or obstruct them. If a damper has been disturbed, have it tested again.

Deal with leaks and condensation near dampers quickly. Rusted parts are one of the main reasons dampers fail to close.

When to call us in Home Farm

The law puts a duty on the responsible person to keep fire safety systems, dampers included, in working order. Whoever that is, whether employer, owner, landlord, facilities manager or managing agent, needs to be able to show the dampers work.

Signs it’s time to call us include:

  • Damper actions from a fire risk assessment
  • Smoke dampers that need testing through their controls
  • Fire dampers nobody can get to
  • Rusted damper blades and springs

If you manage a school site such as Wooden Hill Primary and Nursery School, any fire dampers can be tested in the holidays.

Before you book anyone

  • Their accreditations, such as BESCA Vent Hygiene Elite, CHAS or SafeContractor
  • What hours they’ll be on site
  • What paperwork you get at the end
  • Whether VAT is included

What staff can safely do

If your staff spot something between visits, such as dripping grease, a noisy fan, a smell or a filter that will not come clean, it’s best reported rather than tackled in-house. We will take a look and give you a fixed quote.

Your own staff can handle the daily basics: wiping down canopy surfaces, cleaning filters and keeping a simple log. What they cannot safely do is clean inside the ductwork, the fan or the risers, which is where we come in.

What the work involves, part by part

Fusible link fire dampers

Spring-operated fire dampers need testing at least once a year. A weak spring or a sticking blade shows up when the damper is dropped.

Offices and retail

Each new fit-out brings a risk of damaged or covered dampers. A test after the works shows the dampers still close.

FAQs for Home Farm

Do you do school damper testing in Home Farm in the summer holidays?

Yes, holiday work suits schools best. Food Standards Agency records list about 11 schools, colleges and universities with registered kitchens within about a mile and a half of Home Farm. Booking early in the term gives the best choice of holiday dates.

Can the work in Home Farm be done at night or at weekends?

Yes. We work evenings, overnight and at weekends. It means the site in Home Farm keeps running as normal. Just call 0345 646 2711, or email photos with your opening times and we will plan around them.

Does the law say we must follow TR19?

No. The law sets the duty; TR19® is the benchmark used to show it’s met. Under the Fire Safety Order 2005, the responsible person must reduce fire risk, and many insurers can refuse or reduce a claim without proof of cleaning.

Do you cover Home Farm?

Yes. Our area takes in London and the counties of South East England, and that includes Home Farm.

How do you protect the area?

Floors and surfaces near the work are sheeted before we start, and waste is contained as we go. Before we leave, we tidy up and clean down.

Are you accredited?

CHAS, SafeContractor, ISO 9001 and BESCA Vent Hygiene Elite membership, cleaning to BESA TR19® Grease. We’ve been trading since 2009 and we are fully insured.

Can you look after several sites?

Yes. Send the list of sites and the work at each and we’ll quote them together.

Do you offer maintenance contracts?

Yes. Send details of the systems and how they’re used and we will propose a schedule with a fixed quote.

The process

The visit has three parts: getting the area ready, doing the work and signing it off. Getting ready means protecting surfaces and switching off what needs to be off, and the sign-off is a written report with photos. The middle part takes longest, which takes a morning or an afternoon for a small number of dampers, longer where there are many. Somewhere as small as Home Farm, the date and timings are agreed with you well before the day.

  1. We plan access and timing with you first, including any out-of-hours work.
  2. Ceiling tiles and hatches are opened and each damper’s access panel removed.
  3. We release each blade and check it shuts all the way.
  4. The damper is reset and its condition noted.
  5. Panels and tiles go back, and the results are written up.

Preparing for the visit

  • Make sure someone can let us in and lock up afterwards
  • Clear the space around the work
  • Plan for cooking equipment or plant to be off before we arrive

How to get a quote

There’s no standard price list, because no two systems are the same. We look at your system first, from pictures or on a visit, then send a fixed quote. To get going, ring 0345 646 2711, or email photos.

Multi-site and managed buildings

The Fire Safety Order 2005 puts the duty to manage fire risk on the responsible person, and that can be the employer, the owner, a landlord, a facilities manager or a managing agent. Where responsibility is shared, records matter even more.

For anyone managing more than one site, we can schedule visits across all of them on one quote. Every building has its own written report, so each one has its own record.

Honest limits

It’s worth knowing the limits before booking:

  • Dampers that were never installed where they’re needed
  • Deciding where dampers should be fitted
  • Holes around ductwork in fire-resisting walls

If in doubt, phone us on 0345 646 2711 or email us and we will say what we think.
