Fire damper testing in Holt Pound

Common problems we fix in Holt Pound

Dust settles on damper blades, runners and springs over the years. If the duct carries cooking vapour, a film of grease adds to it, and either one can hold the blade part-open.

Look out for these warning signs:

  • Dampers hidden with no access panel or hatch
  • Fire damper items raised by an assessor
  • Smoke dampers with no recent test
  • Dirty dampers that may not close

A school like Rowledge Church of England Controlled Primary School can have any dampers tested over half-term without disturbing lessons.

Our hiring checklist

Fire damper testing in Holt Pound

Not every damper relies on heat. A smoke damper is driven by a motor and responds to signals from its controls, so we test them by operating them through those controls and confirming every blade travels fully and comes back. The work covers offices and schools, hospitals and care homes and motorised smoke dampers, and the jobs we see most are dampers that can’t be reached without an access panel and motorised smoke dampers due for testing.

In rural areas, conversions, country hotels and care homes can have ductwork crossing fire-resisting walls, and the dampers in them are easily forgotten. The first visit starts by locating each damper.

Our accreditations include CHAS, SafeContractor and ISO 9001, and we’re fully insured. We’re also a BESCA Vent Hygiene Elite member, cleaning to BESA TR19® Grease, trading since 2009.

Leave it or put it right?

A damper that’s stuck open gives fire and smoke a route straight through a fire-resisting wall. Everything else about the compartment can be right and the duct still lets it down. Testing now is how you find out before it matters. Our emergency line runs 24/7, but a planned visit to Holt Pound is calmer for everyone.

The cost depends on how big the system is, what state it’s in and access to every part of it. You get a fixed price before work begins, so you know where you stand.

Staff cleaning versus specialist work

If your staff spot something between visits, such as dripping grease, a noisy fan, a smell or a filter that will not come clean, it’s best reported rather than tackled in-house. We’ll take a look and give you a fixed quote.

In-house cleaning and specialist cleaning do different jobs. A daily filter wipe and a weekly filter wash keep grease down at the front of the system, but grease that has passed the filters is out of reach. That part needs specialist access and equipment.

What affects the quote in Holt Pound

We don’t publish a price list, because no two systems are the same. The quote depends on:

  • One-off work versus a regular cycle
  • How big the system is
  • What state the system is in
  • Site requirements such as sign-in and permits

Working hours, access and the scale of the site can all change the price. We take each of them into account, and the price is fixed before work begins.

Asking for a quote

Photos let us diagnose from a distance. The most useful are:

  • Your last certificate, test record or report
  • Your opening hours and when the area is out of use
  • Problems your staff have spotted
  • How we’d reach plant on a roof or in a plant room

Quoting starts with a diagnosis, from your pictures and details or, where that is not enough, a survey on site. After that, you get a fixed price for the work, before work begins.

The process

Everything the job needs comes with us, including protection sheets, the right tools and access kit. All we need from you is clear access and the right equipment switched off. The visit takes from an hour or two in a small building to several visits on a large estate. Somewhere like Holt Pound, lanes, gates and parking are worth mentioning in advance.

  1. We go through the damper schedule and any previous faults.
  2. We locate every damper and note any we cannot reach.
  3. We test fire dampers by dropping them and smoke dampers by operating them through the controls.
  4. Passes are reset and any failures recorded with the reason.
  5. The report sets out the results, and we can quote to repair or replace failed dampers.

Getting ready for the visit

  • Make sure someone can let us in and lock up afterwards
  • Clear the space around the work
  • Dig out any earlier paperwork for the system

Getting a quote

Some systems can be priced from pictures; others need a survey. Larger sites, and anything hidden behind walls, ceilings or floors, are normally surveyed first. Either way, you get a fixed price before we start.

Advice

Holt Pound: your questions answered

Which fire service covers Holt Pound?

Can you come to Holt Pound after we close?

Yes. We work evenings, overnight and at weekends. The work in Holt Pound can fit around your hours. Let us know the hours you’re closed and we’ll book within them.

What’s TR19?

TR19® is BESA’s specification for ventilation hygiene. TR19® Grease, a standalone specification since 2019, covers grease in kitchen extract systems, while TR19® Air covers other supply and extract ductwork.

What about areas you can’t get to?

They’re marked on the report. In ductwork, new access panels are often the answer, and we can fit those.

How much time does a damper test visit need?

Typically the work takes anything from a couple of hours for a handful of dampers to a full day for a large building. It comes down mainly to how many dampers there are and how easy they are to get to.

What do you need from me for a quote?

Do you survey before quoting?

Yes. Every job is surveyed first, either from pictures and details you send or on a site visit. Then you get a fixed quote.

Between visits

Here’s the after-treatment advice, in brief:

  • Keep an eye out for damp around dampers
  • Make sure access panels stay clear and usable
  • Store test records alongside the fire risk assessment
  • Diary the annual test well ahead

Make sure trades working in ceilings and risers know where the dampers sit, and ask them not to run cables through or wedge them. Anything they disturb should be checked again.

Clean ductwork means less dust and grease reaching the dampers. It makes sense to plan duct cleaning and damper testing together.

Ceiling voids and risers

Plant rooms and risers can be damp, which leads to corrosion. We note any rust or water damage on the report so the cause can be tackled.

Fusible link fire dampers

A damaged or painted link can stop a damper doing its job. Each link is looked at as part of the test and note anything that is not right.
