- Damper actions from a fire risk assessment
- Blades that jam part-way when released
How we handle fire damper testing in Highgate
A drop test is simple in principle: the blade is released, checked for a full close and reset. We do this for buildings in Highgate and across Greater London, keeping a log for each damper so there’s a history to look back on. The work covers fusible link fire dampers, hospitals and care homes and riser dampers, and common reasons people get in touch are missing or out-of-date damper records and dampers flagged on a fire risk assessment.
Across London, buildings with ducted ventilation have a fire damper wherever a duct crosses a fire-resisting wall or floor. In a larger building in Highgate, that can mean dampers on every floor, many of them above ceilings or in risers.
We’ve been trading since 2009, and we’re a BESCA Vent Hygiene Elite member, cleaning to BESA TR19® Grease. We also hold CHAS, SafeContractor and ISO 9001, and we carry full insurance.

How it works
We turn up at the time agreed with you, which is often after service, overnight or at a weekend. Equipment that has to be off is switched off and allowed to cool before any work starts, and floors and nearby surfaces are sheeted. The work itself takes a morning or an afternoon for a small number of dampers, longer where there are many. Expect the work in Highgate to happen after your last customer leaves, not during trading.
- First we look at any damper register, drawings or earlier test reports.
- We find every damper and open it up through the access panel.
- We release each fire damper blade and operate smoke dampers from their controls.
- Dampers that close fully are reset and left open.
- We report on every damper, with faults and suggested remedials set out.
Before we arrive
- Mention any parking or loading restrictions
- Have your last certificate or report to hand
- Clear loose items from the work area
How to get a quote
Quotes are quick. Call or email with a few details and you’ll usually have a fixed price within one working day. Where a survey is needed, we arrange a time that suits the site.

What else we do in Highgate
Why deal with it now?
Leaving damper testing for another year doesn’t make the dampers any more likely to work. The guidance from BESA is at least once a year, and a skipped year leaves a hole in your records as well. London sites work long hours, and the longer a job is left, the bigger it gets.
Every site is different, so we price each one individually. Size, access, the condition of the system and when we can work all play a part.
Why us?
- Evenings, overnight and weekends, plus 24/7 emergency callout
- We are fully insured
- Survey first, then a fixed quote
- A single point of contact for sites across the South East and London

When to call us in Highgate
In most buildings, Highgate included, dampers are out of sight in ceiling voids, risers and service shafts. If there’s no hatch to reach them, they slip off everyone’s list, and one that can’t be reached can’t be tested.
If you notice any of these, it’s worth a diagnosis:
- Motorised smoke dampers due for testing
- Corroded dampers in damp risers and plant rooms
- Fire dampers that fail to drop shut
- Dampers that can’t be reached without an access panel
Site managers at schools such as St Michael's Church of England Primary School normally find the summer break the easiest time for ceiling work like damper testing.
What to look for in a quote
- Exactly which parts of the system are covered
- Whether they recommend a next date
- Proof of accreditation you can verify
- When they can work, and whether that’s outside your opening hours
Landlords, agents and facilities managers
Landlords, managing agents and facilities managers book us, not only the businesses that use the systems. Where a system serves more than one tenant, such as a shared riser, it helps to agree who arranges the work, and we’re happy to quote for all of it.
Where a tenant occupies the premises but the landlord owns the building, the lease normally sets out who maintains what. We can quote either party, and the report can go to both.
What fire damper testing looks like in Highgate
The FSA’s food hygiene register lists about 34 schools, colleges and universities, about 47 hospitals, care homes and childcare premises and about 5 hotels and guest houses with registered kitchens or food service in Highgate and the streets around it, up to about 1.5 miles out. Larger buildings like these are often divided into fire compartments, with dampers where ducts pass between them. Highgate Private Hospital is the nearest hospital, about 0.6 miles north-west of Highgate. Smaller healthcare sites, from surgeries to care homes, need the same annual damper test as a hospital. London buildings tend to have dampers on several floors, so testing is normally done out of hours, a zone at a time.
For managed buildings around Upper Holloway station, damper testing can be booked out of hours so tenants aren’t disturbed. Historic buildings that have had ventilation added later can hide dampers in awkward places; Witanhurst, about 0.4 miles south-west, is one of the historic houses in the area around Highgate.
Highgate is about 2 miles north-east of Hampstead, in Greater London. Highgate gets the same approach as every site we work on: a survey first, a fixed quote, work timed around your hours and a report with photos. Our Greater London coverage runs to 764 places, Highgate among them.

Highgate questions
Can you work in Highgate outside opening hours?
Yes, evening, overnight and weekend work is normal for us. That way a site in Highgate does not have to lose a day’s trading. Just call us on 0345 646 2711, or send details by email with your opening times and we will plan around them.
Does London parking affect a job in Highgate?
Parking and loading in London need planning, so tell us about bays, permits and building rules when you book. Much of our London work is done overnight, which helps.
What does fire damper testing cost?
Size, condition, access and working hours all affect the cost. Call for a fixed quote, typically ready within one working day.
Do you offer emergency callouts?
Yes. There’s a 24/7 emergency line, for problems that cannot wait. Call us any time and explain what’s happened.
What if a fire damper will not close?
We record the damper as failed, with the reason, whether that is a stuck blade, rust or a damaged link. Remedials are offered, either a repair or a replacement damper, and it’s tested again once the work is done.
Do you certify fire dampers?
We test, record and report, rather than certify dampers to a standard. For each damper it shows the result and anything that needs putting right.
How often should fire dampers be tested?
BESA’s guidance is a test on installation and at least once a year after that. Some sites choose to test more often where the risk is higher.
What do you do to protect the area?
Floors and surfaces near the work are sheeted before work begins, and anything we remove is contained. At the end, the area is cleaned down.
When something else is needed
Some problems need a different service or another trade:
- Signing off a building’s overall fire safety
- Control wiring problems outside the damper itself
- Missing dampers that a designer needs to specify
Not sure which it is? You can call us on 0345 646 2711 or email us and we will tell you honestly.

In-house cleaning or a specialist?
Good housekeeping makes our visits easier, not unnecessary. Regular in-house cleaning slows the build-up, but hidden parts of the system still need specialist attention.
In-house cleaning and specialist cleaning do different jobs. A daily filter wipe and a weekly filter wash keep grease down at the front of the system, but they don’t reach the grease that builds up further in. Reaching it takes a specialist with the right equipment.
Between visits
No system stays clean for ever, but care slows the build-up. Our tips:
- Act on failed dampers rather than leaving them on file
- File every damper report where your assessor can find it
- Make sure access panels stay clear and usable
- Update the register when ductwork changes
When we finish, we send a report covering every damper on the visit, with its location and its result. Keep it with the building’s fire safety records so it’s to hand for assessors and insurers.
Make sure every damper can be reached. If a damper has no access panel, have one fitted ahead of the next visit.
