Fire damper testing in Hedgerley

Fire damper testing in Hedgerley

BESA guidance is that fire dampers should be tested by a competent person when they’re installed and at least annually after that. For spring-operated types, annual testing is the minimum. Our job is to do the testing and hand you the paperwork that shows it. If you have fire dampers that fail to drop shut and buildings with no damper register, we can put it right, from motorised smoke dampers, riser dampers and fusible link fire dampers onwards.

For a building in or near Hedgerley, the visit is planned ahead, with access agreed in advance, and the test itself is the same as in any city building.

For insurers and inspectors, the record counts. So every job comes with a written report and photos, and grease extract cleans come with a TR19® certificate issued through the BESCA Vent Hygiene Elite portal.

The process

The first job on site is protection: floors, worktops and anything near the work are covered. After that, the system is made safe and the work begins. The work on site takes anything from a couple of hours for a handful of dampers to a full day for a large building, and the area is cleaned down before we leave. Rural roads and tight entrances are worth telling us about before a visit to Hedgerley.

  1. We gather what’s known about the dampers, from drawings, registers or past reports.
  2. Each damper is located and reached through its access panel.
  3. Fire dampers are drop tested and smoke dampers are run through their controls.
  4. We reset every damper that passes and check it’s left open.
  5. You get a report listing each damper, its result and any remedials needed.

Before we arrive

  • Mention any locked doors, roof access or ceiling voids
  • Name a contact who can let us in at the agreed time
  • Tell us where we can park and unload

What we’re called out for in Hedgerley

Dampers are hidden above ceilings, inside risers and behind boxing. If there’s no hatch to reach them, they slip off everyone’s list, and anything nobody can get to goes untested.

Most sites get in touch after spotting one of these:

  • Missing or out-of-date damper records
  • Dampers hidden with no access panel or hatch
  • Fire dampers that fail to drop shut
  • Fire dampers with no recent test record

A school like Farnham Common Junior School can have any dampers tested over half-term without disturbing lessons.

Comparing quotes

  • Proof of accreditation you can verify
  • Whether the whole system is included, or only the parts that are easy to reach
  • Whether a written report and pictures are included
  • When the next visit should be, and why

Our hiring checklist

Staff cleaning versus specialist work

Some jobs should never be done in-house: opening up ductwork, cleaning fans, drop testing fire dampers and measuring grease call for the right kit, training and safe access. That is our job.

When your team notices a problem between visits, like drips, unusual noise, smells or damaged filters, it’s best reported rather than tackled in-house. We will take a look and send you a fixed quote.

Who is the responsible person?

In the words of the Fire Safety Order 2005, it’s the responsible person. That’s generally the employer or the person in control of the premises, and where several people have control, each can have duties. If you are not sure, check your lease and fire risk assessment.

Who is responsible for fire damper testing?

It’s the responsible person, under the Fire Safety Order 2005. Annual testing by a competent person, with written records, is a practical way to show the duty is being met.

When it’s something else

A few issues sit outside what this work can do:

  • Dampers that were never installed where they’re needed
  • Deciding where dampers should be fitted
  • Gaps in the wall or floor around the damper

Not sure which it is? You can phone us on 0345 646 2711, or send details by email and we’ll tell you honestly before booking.

Fire dampers in Hedgerley buildings

There are about 4 hospitals, care homes and childcare premises on the FSA’s food hygiene register in and around Hedgerley, up to about a mile and a half out. Many buildings of this kind have ductwork through fire-resisting walls and floors, and the dampers at those points need testing at least annually. The nearest hospital to Hedgerley is Wexham Park Hospital, about 3 miles south-east. A hospital is the kind of building where dampers sit on every floor, and clinics, surgeries and care homes need the same annual testing for any they have. Hedgerley sits within the area of Royal Berkshire Fire and Rescue Service. Its fire safety officers enforce the Fire Safety Order in most non-domestic buildings, and that covers fire safety systems such as dampers.

If you manage an older building converted to a hotel or venue, like many historic houses in the area (Cliveden is about 3.8 miles west), finding every damper is the first job. The nearest hospital, Wexham Park Hospital, is about 3 miles south-east; healthcare buildings like it are a reminder that dampers protect people who cannot move quickly.

How we price fire damper testing

The diagnosis comes before the price. We look at:

  • A single visit or a regular plan
  • Where the site is and how we reach it
  • Whether we need access equipment or extra panels
  • The condition of the system

Putting the work off seldom saves money. Problems in a system tend to grow, and a neglected system can mean more work. If you are not sure what’s needed, call us on 0345 646 2711 or drop us a line and we’ll give you an honest view and a fixed quote.

Asking for a quote

To help us quote quickly, please include:

  • Any previous report or certificate
  • Problems your staff have spotted
  • How we’d reach plant on a roof or in a plant room
  • When the site is open and when it’s quiet

For fire damper testing in Hedgerley, phone us on 0345 646 2711 or send us an email. Let us know the site type and the opening hours, and send pictures or your last report if you can. A fixed quote normally follows within one working day.

Between visits

A little care between visits keeps the system in better shape. We recommend:

  • Fix water leaks in plant rooms and risers promptly
  • Update the register when ductwork changes
  • File every damper report where your assessor can find it
  • Get remedials done soon after a failed test

Make sure trades working in ceilings and risers know where the dampers sit, and ask them not to run cables through or wedge them. Anything they disturb should be checked again.

Clean ductwork means less dust and grease reaching the dampers. Duct cleaning and damper testing can be planned side by side.

Landlords, agents and facilities managers

Running several sites is easier with one contractor. We cover South East England and London, so a run of sites can go into one programme and kept to a regular schedule.

If you look after several sites, we can plan visits across the whole estate and price them together. Every building has its own written report, so records stay tidy.
