What staff can safely do

Away from the kitchen, the in-house job is mainly checking: clear grilles, a log of filter changes and reporting anything odd. The inside of ducts and units needs a specialist.

Staff cleaning doesn’t replace a specialist visit; it supports it. Clean filters and tidy surfaces slow the build-up, but hidden parts of the system still need specialist attention.

About our fire damper testing in Green End

The idea behind drop testing is straightforward: the blade is released, checked for a full close and reset. We test dampers for sites in Green End and the rest of Buckinghamshire, keeping a log for each damper so there’s a history to look back on. If you have fire dampers nobody can get to and dirty dampers that may not close, we can help, from riser dampers, offices and schools and wall and floor dampers onwards.

Somewhere as small as Green End, fire dampers are typically found in a school, a care home, a hotel or a converted building, wherever there is one. Each damper still needs testing at least once a year.

Every visit ends with a written report and pictures, so you have a record of what was done and when. Kitchen extract cleaning to TR19® Grease is certificated through the BESCA Vent Hygiene Elite portal.

The process

Your trading hours come first. Most visits are booked for when the area is out of use, such as evenings, overnight, early mornings or weekends. When the team arrives, the work area is protected and the relevant equipment is switched off to cool, and the job takes from an hour or two in a small building to several visits on a large estate. Somewhere as small as Green End, the date and timings are agreed with you well before the day.

  1. We gather what’s known about the dampers, from drawings, registers or past reports.
  2. We find every damper and open it up through the access panel.
  3. We release each fire damper blade and operate smoke dampers from their controls.
  4. Dampers that close fully are reset and left open.
  5. The results go into a report, with failed dampers and remedials listed.

Advice

For landlords and multi-site operators

Records are where multi-site compliance often slips. Every visit ends with a dated report and photos, ready to show insurers, fire officers or EHOs.

The Fire Safety Order 2005 puts the duty to manage fire risk on the responsible person, which may be the employer, owner, landlord, FM or managing agent. Where responsibility is shared, records matter even more.

Different parts, different methods

Fusible link fire dampers

A damaged or painted link can stop a damper doing its job. We check its condition during the test and note anything that is not right.

Smoke dampers

A smoke damper is opened and closed by a motor, not a link. Testing means operating them from the controls and check each blade travels fully.

Between visits

Aftercare is simple, and it makes the next visit easier:

  • Fix water leaks in plant rooms and risers promptly
  • Never wedge or tie a damper open
  • Keep to at least yearly testing
  • Keep ceiling hatches and duct panels easy to open

After testing, you get a report listing each of the fire and smoke dampers we tested, with its location and its result. Keep it with the building’s fire safety records so it’s to hand for assessors and insurers.

Keep a damper register: location, type, last test date and result. It means nothing gets forgotten when staff or contractors change.

Leave it or put it right?

A damper that is stuck open gives fire and smoke a route straight through a fire-resisting wall. The rest of the compartment can be built perfectly and still be bypassed by the duct. It’s far better to find that out on a test than in a fire. It’s worth booking a check, because nobody sees inside a duct day to day.

What you pay depends on the size of the system, what state it’s in and how easy it is to reach. We give you a fixed price before we start, so you know where you stand.

Fire dampers in Green End buildings

There are about 3 care, childcare and hospital premises on the FSA’s food hygiene register within roughly a mile and a half of the centre of Green End. If any of them has ducted ventilation, its dampers need an annual drop test at least. Buckinghamshire Fire and Rescue Service covers Green End. In most workplaces and other non-domestic buildings, it’s the fire and rescue authority that enforces the Fire Safety Order. Wycombe Hospital is the nearest hospital, about 4.2 miles south-east of Green End. Healthcare buildings rely on fire compartments to protect people who cannot easily move, and dampers keep those compartments sealed.

If you manage a historic building in the area (West Wycombe Park House is about 1.9 miles south-east), dampers fitted during conversions can be hard to reach and need recording. Healthcare buildings such as Wycombe Hospital (about 4.2 miles south-east) rely on fire compartments, and the dampers in them need testing at least annually. Site managers at schools such as The Mary Towerton School At Studley Green usually find the summer break the easiest time for ceiling work like damper testing.

Fixed quotes for fire damper testing in Green End

Your quote is based on your site. We take into account:

  • Any permits to work or inductions
  • Where the site is and how we reach it
  • The number of sites or systems
  • The times the site is available

Leaving it longer rarely makes the work cheaper. Build-up, wear and faults tend to get worse, not better, which can make the next visit longer. If you’re not sure what’s needed, phone us on 0345 646 2711 or drop us a line for straight advice and a fixed quote.

What we need to know

A few details help us quote accurately. With your enquiry, please include:

  • The roof, plant room or outside wall the system runs to
  • When the site is open and when it’s quiet
  • Problems your staff have spotted
  • Close-ups of filters, grilles, hatches or access panels

Every quote begins with a look at the system, from your pictures and details or, where that is not enough, a survey on site. After that, you get a fixed price for the work, before we start.

FAQs for Green End

Do you work in villages like Green End?

Yes. Villages and rural sites across the South East are part of our work, Green End included. The journey is planned ahead, so a few details about the route help.

Who is the fire and rescue service for Green End?

It’s Buckinghamshire Fire and Rescue Service, which covers Green End. Failed dampers on a report should be followed by a record of the repair, so the file shows the problem was closed out.

What types of premises do you cover?

Commercial premises of every kind: kitchens, offices, schools, healthcare, retail, leisure and food production. We fit the work around how the site operates.

How often does BESA say fire dampers should be tested?

BESA’s guidance is a test on installation and at least once a year after that. Your fire risk assessment may call for some dampers to be tested more often.

Will we have to shut during the visit?

Not usually. Visits are timed for when the area is closed, such as overnight or at a weekend, so the site can carry on as normal.

What do you do to protect the area?

We start with protection: sheeting over floors, worktops and anything close to the work. The area is left tidy, with our waste taken away.

What should I send you?

Where the site is, what it is and when it’s open, plus photos of the system and your last certificate or report if you have one.

Do you carry out smoke damper testing?

Yes. Every smoke damper is driven through its controls and checked for full movement. Where a controls contractor needs to be involved, we arrange it with you.
