Fire damper testing in Furzey Lodge

Landlords, agents and facilities managers

Multi-site operators often want one contractor and one number. We cover South East England and London, so a run of sites can go into one programme and kept to a regular schedule.

When the building owner and the occupier are different, it’s worth checking the lease for who maintains the systems. We’re happy to deal with either side and send the paperwork to whoever needs it.

Fire damper testing in Furzey Lodge

Plenty of buildings have dampers nobody has looked at since they were fitted. Ceilings have gone up, access panels have been covered or lost, and the records have gone missing. We find what we can, test what we can reach and list anything we can’t get to, so you know where the gaps are. We’re often asked to deal with dust or grease build-up on damper blades and missing or out-of-date damper records, on offices and schools, motorised smoke dampers and riser dampers.

In rural areas, conversions, country hotels and care homes can have ductwork crossing fire-resisting walls, and the dampers in them are easily forgotten. The first visit starts by locating each damper.

We’re CHAS and SafeContractor accredited, we hold ISO 9001 and we’re fully insured. We are also a BESCA Vent Hygiene Elite member, cleaning to BESA TR19® Grease, and we’ve been trading since 2009.

Staff cleaning versus specialist work

Some jobs should never be done in-house: opening up ductwork, cleaning fans, drop testing fire dampers and measuring grease call for the right kit, training and safe access. Leave those to us.

When your team notices a problem between visits, such as dripping grease, a noisy fan, a smell or a filter that won’t come clean, it’s best reported rather than tackled in-house. We can diagnose it and quote.

What affects the cost of fire damper testing

We do not publish a price list, because no two systems are the same. What we look at:

  • A single visit or a regular plan
  • The condition of the system
  • Whether we need access equipment or extra panels
  • The number of sites or systems

The price reflects the work, not guesswork. That’s why we survey first, from photos or on site, and why the quote is fixed before any work starts.

What to send for a quote

To speed up the quote, send us:

  • The times we could work without disrupting the site
  • Close-ups of filters, grilles, hatches or access panels
  • Where the site is and what kind of site it is
  • The paperwork from the last visit, if you have it

To get a fixed quote, call 0345 646 2711 or email us with the site type, your trading hours and a short description of the system. A few pictures and your last certificate or report help a lot. We usually come back within one working day.

What happens on the day

Before we leave, we walk the area with whoever is on site. We point out anything that couldn’t be reached or needs a follow-up, and it goes on the report too. The visit takes anything from a couple of hours for a handful of dampers to a full day for a large building. We agree a date with you, plan the drive to Furzey Lodge and turn up when the site is quiet.

  1. We go through the damper schedule and any previous faults.
  2. We locate every damper and note any we can’t reach.
  3. We test fire dampers by dropping them and smoke dampers by operating them through the controls.
  4. Dampers that pass are reset, and failures are logged with what we found.
  5. We report the results and offer remedials on failed dampers.

Before we arrive

  • Let us know how we reach the system, including roofs, risers and plant rooms
  • Clear loose items from the work area
  • Let us know about permits to work or site inductions

Ask for a quote

The quickest way to a quote is to send pictures: the system from a couple of angles, plus any access panels or hatches. Add the site type and your opening hours, and many jobs can be priced from that alone.

What the work involves, part by part

Access panels

Where there’s no access panel, we record the damper as not tested and say why. Fitting a panel means it can be tested on the next visit.

Fusible link fire dampers

Spring-operated fire dampers need testing at least once a year. A weak spring or a sticking blade shows up when the damper is dropped.

Keeping the system healthy

How long the results last depends on use and care. Here’s what we suggest:

  • Don’t let hatches get painted shut or boarded over
  • Do not let anything obstruct a damper’s blade
  • Add new dampers to the register as they’re fitted
  • Get remedials done soon after a failed test

After testing, you get a report listing each of the fire and smoke dampers we tested, with its location and its result. File it with your fire safety log so it’s to hand for assessors and insurers.

Keeping to at least annual testing stops small faults turning into failed dampers. A blade that is just starting to stick is easier to deal with than a seized one.

Why it’s worth doing now in Furzey Lodge

Testing every year builds a history for each damper, which shows patterns early. A damper that was slow last year and sticks this year tells you something long before it fails outright. Equipment tucked in a roof space or outbuilding near Furzey Lodge rarely gets looked at unless someone books it.

Whatever the type of site, the quote works the same way: how much there is, how we reach it, what state it’s in and when we can work. Ask for a fixed quote and we’ll go through it with you.
