Fire damper testing for sites in Etchinghill

Fire damper testing for kitchens and businesses in Etchinghill

Smoke dampers work differently from fire dampers. Smoke dampers are motorised and are opened and closed by a control system, so testing means running them through their controls and confirming every blade travels fully and comes back. The work covers motorised smoke dampers, riser dampers and fusible link fire dampers, and the jobs we see most are dampers hidden with no access panel or hatch and damper actions from a fire risk assessment.

Somewhere as small as Etchinghill, fire dampers are normally found in a school, a care home, a hotel or a converted building, wherever there is one. Wherever there are dampers, each one needs testing at least annually.

The paperwork matters as much as the work. Each visit is written up with photos, covering the work done, any areas we couldn’t access and a recommended next date. File it in your maintenance log so it’s to hand when an insurer or inspector asks.

Keeping the system healthy

Good habits slow the build-up between visits. A few tips:

  • Warn anyone working in ceiling voids about the dampers
  • Add new dampers to the register as they’re fitted
  • Act on failed dampers rather than leaving them on file
  • Fix water leaks in plant rooms and risers promptly

Put the next test in the diary within twelve months. BESA guidance is at least annual testing, and booking the same month each year keeps it simple.

Water is a damper’s enemy, so fix leaks and condensation near them promptly. Corrosion is a common reason blades stick.

Why deal with it now?

Leaving damper testing for another year doesn’t make the dampers any more likely to work. The guidance from BESA is at least once a year, so a missed year leaves a gap in the record too. Systems in rural buildings are often out of sight and out of mind.

Every site is different, so each one gets its own fixed quote. Size, access, the condition of the system and when we can work all make a difference.

What we do, step by step

On the day, we arrive at the time agreed with you, often in the evening, overnight or at the weekend so the site keeps working. Equipment that has to be off is switched off and allowed to cool before any work starts, and floors and nearby surfaces are sheeted. The work itself takes from an hour or two in a small building to several visits on a large estate. Photos of the system and how to reach it help us plan a visit to Etchinghill.

  1. Before the visit, we agree access, timings and any areas with restrictions.
  2. Ceiling tiles and hatches are opened and each damper’s access panel removed.
  3. The blade is released and watched to make sure it closes fully.
  4. The damper is reset and its condition noted.
  5. We close everything up and send the results in a report.

FAQs for Etchinghill

Do you cover smaller places like Etchinghill?

Yes, Etchinghill is part of our area, however small the site. Photos of the system and directions to the site help us plan the visit.

Who is the fire and rescue service for Etchinghill?

Etchinghill is in the area of Kent Fire and Rescue Service. Failed dampers on a report should be followed by a record of the repair, so the file shows the problem was closed out.

What do you need from me for a quote?

Only a few details: where it is, what kind of site, when it’s open and the access. Photos and the last report help too. Then call 0345 646 2711, or email photos.

How do you protect the area?

Floors and surfaces near the work are sheeted before work begins, and waste is contained as we go. Before we leave, we tidy up and clean down.

Are you insured?

Yes. Duct Doctor is fully insured, and the details are available on request.

What accreditations do you have?

Duct Doctor is a BESCA Vent Hygiene Elite member, cleaning to BESA TR19® Grease. We also hold CHAS, SafeContractor and ISO 9001, and we’re fully insured.

Do you have a 24/7 line?

Yes, 24/7. Our office is open from 8am to 6pm on weekdays, and the emergency line covers the rest.

What if a fire damper will not close?

The fault is recorded and explained in the report. We can then repair or replace the damper as a remedial job with a fresh test at the end.

Multi-site and managed buildings

Multi-site operators often want one contractor and one number. We work across London and the South East, so a run of sites can go into one programme and kept on a regular cycle.

Landlords, managing agents and facilities managers book us, not only the businesses that use the systems. Shared systems, like a riser serving several units, need a clear agreement on who books the work, and we can quote for the whole system.

What staff can safely do

A few tasks are always specialist work: entering ducts, working on fans, testing dampers and taking grease readings need training, the right equipment and safe access. Leave those to us.

Logging matters as much as cleaning. A dated log of in-house cleaning and checks helps show that the system is managed between specialist visits, alongside our reports.

Fire damper testing around Etchinghill

The coast is only about 3 miles from Etchinghill. A damper that has corroded can stay open when it should close, which is why coastal sites are worth testing carefully. For Etchinghill, the closest hospital is Royal Victoria Hospital, roughly 3.8 miles south-east. Its fire safety officers enforce the Fire Safety Order in most non-domestic buildings, and that covers fire safety systems such as dampers.

If you manage a care home or clinic near Etchinghill, the testing that a hospital like Royal Victoria Hospital (about 3.8 miles south-east) relies on applies to your dampers too. What the work involves, part by part

Smoke dampers

Because they’re linked to controls, smoke damper tests can need some coordination. We plan that with you before the visit.

Fusible link fire dampers

For dampers closed by a spring, BESA guidance is annual testing as a minimum. Dropping the blade reveals springs that are tired and blades that drag.

Common problems we fix in Etchinghill

Other trades work around dampers all the time. A cable run through the blade path, a knocked link or a wedged blade is enough to stop a damper closing.

It’s time to book a visit if you see:

  • Dirty dampers that may not close
  • Dampers that cannot be reached without an access panel
  • Gaps in the fire damper test log
  • Damper actions from a fire risk assessment

Historic houses near Etchinghill, with Acrise Place about 2.4 miles north-east, are a reminder that older buildings can hold dampers in unexpected places.
