Fire damper testing in Woodland

Woodland buildings and fire safety

We cover Woodland, about 56 miles from central London, as part of our work across London and the South East. We work evenings, overnight and at weekends, so the visit fits around the site. About 5.6 miles south-east of Woodland is Royal Victoria Hospital, the nearest hospital. A hospital is the kind of building where dampers sit on every floor, and clinics, surgeries and care homes need the same annual testing for any they have.

Historic houses near Woodland, with Acrise Place about 2.9 miles east, are a reminder that older buildings can hold dampers in unexpected places. The nearest hospital, Royal Victoria Hospital, is about 5.6 miles south-east; healthcare buildings like it are a reminder that dampers protect people who cannot move quickly. For schools like Lyminge Church of England Primary School, damper testing is easiest in the holidays, when corridors and ceilings are clear.

Woodland is about 4 miles north of Hythe, in Kent. Wherever you are in the CT18 postcode area, we can carry out fire damper testing at your premises. Across Kent, we cover 922 places, and Woodland is one of them. We also work in Maidstone, about 25 miles from Woodland.

Other places close to Woodland include Skeete (1 mile south-west), Hemsted (1 mile north-west), Lyminge (1 mile east), Rhodes Minnis (1 mile north-east) and Ottinge (1 mile east). Further out, we also cover Ashford (9 miles west), Canterbury (10 miles north), Dover (10 miles east), Folkestone (5 miles south-east), Whitstable (15 miles north) and Deal (15 miles east).

How we handle fire damper testing in Woodland

Not every damper relies on heat. Smoke dampers are motorised and are opened and closed by a control system, so we test them by operating them through those controls and confirming every blade travels fully and comes back. If you’re dealing with dirty dampers that may not close and fire dampers nobody can get to, we can help.

Somewhere as small as Woodland, fire dampers are usually found in a school, a care home, a hotel or a converted building, wherever there is one. Wherever there are dampers, each one needs testing at least annually.

A written report with pictures follows every visit, so you have a record of what was done and when. Kitchen extract cleaning to TR19® Grease is certificated through the BESCA Vent Hygiene Elite portal.

How we price fire damper testing

Some jobs are bigger than they look, and some smaller. The main factors:

  • A single visit or a regular plan
  • Site requirements such as sign-in and permits
  • How easy every part is to reach
  • The condition we find in the survey

One small site or a whole estate, we price it on the same basis: the work involved, the access and the timing. You will have a fixed price before any work starts.

Asking for a quote

When you contact us, it’s useful to have:

  • The postcode and the type of business
  • The times we could work without disrupting the site
  • Wide photos of the system and the area around it
  • The paperwork from the last visit, if you have it

Quotes are quick. Send a few details and pictures, and we normally reply with a fixed quote within one working day. Where a survey is needed, we arrange a time that suits the site.

Landlords, agents and facilities managers

Whether it’s one building or many, the standard is the same: diagnosis, a fixed price, work booked around your hours and a written report with pictures.

We also work for facilities teams across offices, schools and healthcare in Woodland and across Kent. Larger estates can be phased building by building to keep disruption down.

Keeping the system healthy

How long the results last depends on use and care. Here’s what we suggest:

  • Keep an eye out for damp around dampers
  • Book the next test before the year runs out
  • Never wedge or tie a damper open
  • Add new dampers to the register as they’re fitted

Any damper that failed is listed with the reason, along with an offer to repair or replace them. After a repair, we retest the damper and update the record.

A simple register of every damper helps a great deal: location, type, last test date and result. It stops dampers getting lost as the building changes.

What your team can do, and what needs us

Staff cleaning doesn’t replace a specialist visit; it supports it. Regular in-house cleaning slows the build-up, but hidden parts of the system still need specialist attention.

For ventilation and air handling systems, in-house care is mostly about checks: keeping grilles clear, noting unusual noise or smells and logging filter changes. Cleaning inside ducts and units is specialist work.

When it’s something else

An honest diagnosis matters more to us than a booking, so here’s what fire damper testing will not do:

  • Ductwork crossing a fire wall with no damper fitted
  • Gaps in the wall or floor around the damper
  • Fire risk assessments, which need a fire risk assessor

If you are not sure, just ring 0345 646 2711 or email us and we’ll give you a straight answer.

Common questions in Woodland

Do you cover smaller places like Woodland?

Yes. Woodland is within the area we cover across London and the South East. The journey is planned ahead, so a few details about the route help.

Can fire dampers in schools around Woodland be tested in the holidays?

Yes. The holidays are the usual time for school work. There are about 2 schools, colleges and universities on the FSA’s food hygiene register within about 1.5 miles of Woodland. Booking early in the term gives the best choice of holiday dates.

Can you quote from photos?

Often, yes. With good pictures, the site type and your last report, we can price many jobs. Where we cannot see enough, we arrange a survey.

What information do you need?

Some pictures and a quick description of the system plus the address and your hours. We’ll ask for anything else we need.

What accreditations do you have?

We hold CHAS, SafeContractor and ISO 9001, and we are a BESCA Vent Hygiene Elite member, cleaning to BESA TR19® Grease. Vent Hygiene Elite is run by BESCA and independently audited.

Does the law say we must follow TR19?

No. TR19® itself isn’t law; it’s a BESA specification. The legal duty comes from the Regulatory Reform (Fire Safety) Order 2005: the responsible person must assess and reduce fire risk, and cleaning to TR19® is the recognised way to show grease is under control.

How do you keep the site clean during the work?

Floors and surfaces near the work are sheeted before work begins, and waste is contained as we go. At the end, the area is cleaned down.

How long will damper testing take?

It takes anything from a couple of hours for a handful of dampers to a full day for a large building. How easily we can reach the dampers makes the most difference, so we’ll confirm the time when we quote.

The process

We turn up at the time agreed with you, often in the evening, overnight or at the weekend so the site keeps working. Anything that needs to be off for the work is switched off and left to cool before we start, and floors and nearby surfaces are sheeted. The work itself takes a morning or an afternoon for a small number of dampers, longer where there are many. We agree a date with you, plan the drive to Woodland and turn up when the site is quiet.

  1. We go through the damper schedule and any previous faults.
  2. We locate every damper and note any we can’t reach.
  3. Fire dampers are drop tested, and smoke dampers are tested through their controls.
  4. Passes are reset and any failures recorded with the reason.
  5. The report sets out the results, and we can quote to repair or replace failed dampers.

How to prepare

  • Find the previous report, if there is one
  • Mention any parking or loading restrictions
  • Clear the space around the work

How to get a quote

Some systems can be priced from pictures; others need a survey. Larger sites, and anything hidden behind walls, ceilings or floors, are normally surveyed first. Either way, you get a fixed price before we start.

Advice

How the job changes from site to site

Smoke dampers

Testing smoke dampers sometimes needs input from whoever looks after the control system. We plan that with you before the visit.

Offices and retail

Fit-outs and tenant changes are hard on dampers. A test after the works shows the dampers still close.
