Fire damper testing across East Lavington

About our fire damper testing in East Lavington

The point of testing is to find dampers that fail. Where a blade sticks, a link is damaged or corrosion has set in, we note it and can quote to repair or replace the damper, so the fault doesn’t just sit on a list. Typical jobs include fire dampers that fail to drop shut and fire dampers that haven’t been tested for over a year, across offices and schools, fusible link fire dampers and hospitals and care homes.

In rural areas, conversions, country hotels and care homes can have ductwork crossing fire-resisting walls, and the dampers in them are easily forgotten. A first test typically starts with finding them all.

Nothing is signed off by word of mouth: a written report, dated and illustrated with pictures, plus a certificate through the BESCA Vent Hygiene Elite portal when the work is a TR19® Grease clean. Any parts we couldn’t reach are recorded on it too.

Landlords, agents and facilities managers

For anyone managing more than one site, we can schedule visits across all of them on one quote. Each site gets its own report and pictures, so each one has its own record.

Managing agents often deal with us directly. Send the address, what’s needed and how access works, and we’ll send a fixed quote.

What your team can do, and what needs us

In-house cleaning and specialist cleaning do different jobs. A daily filter wipe and a weekly filter wash keep grease down at the front of the system, but grease that has passed the filters is out of reach. That part needs specialist access and equipment.

Logging matters as much as cleaning. A dated log of in-house cleaning and checks shows an inspector that the system is looked after between visits, alongside our reports.

Leave it or put it right?

When something goes wrong, people ask what checks were in place. Damper test records are part of that answer, and they only exist if the testing happened. Out of sight is the usual reason a rural system goes too long without attention.

Every site is different, so each one gets its own fixed quote. The size of the job, how we reach it, its condition and the working hours all make a difference.

What happens on the day

The visit has three parts: set-up, the treatment itself and the sign-off. Set-up means sheeting and making equipment safe, while signing off means the written report and photos. Most of the time goes on the work itself, which takes a couple of hours for a few dampers, and a day or more across a big site. We agree a date with you, plan the drive to East Lavington and turn up when the site is quiet.

  1. Before the visit, we agree access, timings and any areas with restrictions.
  2. Ceiling tiles and hatches are opened and each damper’s access panel removed.
  3. The blade is released and watched to make sure it closes fully.
  4. We reset it and record any dirt, corrosion or damage.
  5. We close everything up and send the results in a report.

How to prepare

  • Tell us about access, such as roof hatches, plant rooms, ceilings or locked areas
  • Plan for cooking equipment or plant to be off before we arrive
  • Mention any parking or loading restrictions

Get a fixed quote

Every quote begins with a look at the system, either from photos and details you send or from a site visit. After that, you get a fixed price for the work, before any work starts.

Advice

What the work involves, part by part

Smoke dampers

A smoke damper is opened and closed by a motor, not a link. Testing means operating them from the controls to confirm the blade moves all the way.

Access panels

A damper can only be tested if it can be reached. That typically means an access panel in the duct, plus a way through the ceiling or wall.

Fire damper testing around East Lavington

Food Standards Agency records list about 3 schools, colleges and universities registered as food businesses in East Lavington and the streets around it, up to about 1.5 miles out. If any of them has ducted ventilation, its dampers need an annual drop test at least. About 5.1 miles north-west of East Lavington is Midhurst Community Hospital, the nearest hospital. Smaller healthcare sites, from surgeries to care homes, need the same annual damper test as a hospital. East Lavington sits within the area of West Sussex Fire and Rescue Service. Under the Fire Safety Order, the responsible person has to keep fire safety systems, dampers included, in working order, and the fire authority enforces that in most non-domestic premises.

Midhurst Community Hospital, about 5.1 miles north-west of East Lavington, is the kind of building where dampers protect every compartment; smaller care sites need the same annual tests. For schools like Graffham CofE Infant School, damper testing is easiest in the holidays, when corridors and ceilings are clear. Historic buildings that have had ventilation added later can hide dampers in awkward places; Bignor Roman Villa, about 2.9 miles south-east, is one of the historic houses in the area around East Lavington.

East Lavington is about 9 miles north-east of Chichester, in West Sussex. Looking after it afterwards

Good habits slow the build-up between visits. Our tips:

  • Make sure access panels stay clear and usable
  • Keep to at least yearly testing
  • Keep damper test reports with the fire safety log
  • Report leaks or condensation near ductwork quickly

Pass the report to whoever keeps your fire risk assessment up to date so their assessment matches what was found. Faults on the report are worth closing off quickly.

Keep a damper register: location, type, last test date and result. It stops dampers getting lost as the building changes.

Your questions about fire damper testing in East Lavington

Which fire authority looks after East Lavington?

That’s West Sussex Fire and Rescue Service. Failed dampers on a report should be followed by a record of the repair, so the file shows the problem was closed out.

Can the work in East Lavington be done at night or at weekends?

Yes, evening, overnight and weekend work is normal for us. The work in East Lavington can fit around your hours. Let us know the hours you are closed and we’ll book within them.

Can you quote from photos?

Usually, yes. Send a few wide photos plus close-ups of panels, filters or grilles, and a fixed quote usually follows within one working day. Some sites still need a visit, and we will say so.

Do you offer maintenance contracts?

Yes. Regular plans can run on 3, 6 or 12-monthly cycles, to suit the system and how it’s used.

How much does fire damper testing cost?

The cost depends on the size of the system, its condition, access and timing. Call for a fixed quote and we’ll normally reply within one working day.

What do you do to protect the area?

Protection goes down first: floor sheeting and covers over nearby surfaces and equipment. We tidy up and take our waste away before we leave.

Who has the legal duty for fire safety?

The law calls them the responsible person. That is generally the employer or the person in control of the premises, and in shared buildings more than one person can have duties. If you are not sure, check your lease and fire risk assessment.

Are you insured?

Yes, fully. We also hold CHAS and SafeContractor for clients who vet their contractors.

What fire damper testing can’t fix

Before you book, it helps to know what’s not included:

  • Missing dampers that a designer needs to specify
  • Control wiring problems outside the damper itself
  • Designing the building’s fire compartments

If you’re not sure, just phone us on 0345 646 2711, or send details by email and we’ll give you a straight answer.
