FAQs for East End
Which fire authority looks after East End?
It’s Essex County Fire and Rescue Service, which covers East End. BESA guidance is that every fire damper is tested at least once a year, so an officer or insurer may expect a report less than a year old.
Do you cover smaller places like East End?
Yes. Villages and rural sites across the South East are part of our work, East End included. Just mention lanes, gates or anything else about the site when you book.
What if a fire damper will not close?
The failure goes on the report, along with what caused it, such as a sticking blade, corrosion or a damaged link. Remedials are offered, either a repair or a replacement damper, and test it again afterwards.
What does TR19 mean?
It’s BESA’s specification and the benchmark insurers, fire officers and EHOs look to. It sets out inspection, cleaning and record keeping and expects a risk-based approach.
How often do fire dampers need drop testing?
BESA guidance calls for testing by a competent person at least once a year. A test on completion of installation comes first.
How much notice should we give?
For planned work, earlier is better, especially if the next clean or test is due soon. For emergencies, we take calls 24/7.
How do you deal with dampers that cannot be reached?
We record it as not tested and explain why. Access panels can be installed so it’s tested on the next visit.
Can you set up regular visits?
Yes. Regular plans can run on 3, 6 or 12-monthly cycles, depending on what the system needs.
Fire damper testing in East End, done properly
Some dampers haven’t been tested since the day they went in. Ceilings get lowered, hatches get boarded over and paperwork goes astray. We locate and test the dampers we can reach and record the ones we can’t, so you can see exactly what still needs access. Common call-outs are for fire dampers that fail to drop shut and damper actions from a fire risk assessment, on hospitals and care homes, motorised smoke dampers and riser dampers.
Testing in a small place like East End is planned around the journey and access, and every damper is drop tested, reset and recorded, the same as anywhere.
Accreditations are easy to claim and worth checking. We are a BESCA Vent Hygiene Elite member, cleaning to BESA TR19® Grease, and we hold CHAS, SafeContractor and ISO 9001, with full insurance on top.

What affects the cost of fire damper testing
Sites vary more than people expect. What affects the quote:
- Travel, parking and unloading
- The size of the system
- A single visit or a regular plan
- Any permits to work or inductions
One small site or a whole estate, the quote is built the same way: the work involved, the access and the timing. The price is fixed before work begins.
What we need to know
You don’t need the technical terms. It helps if you can send:
- The site address and the type of premises
- The times we could work without disrupting the site
- The paperwork from the last visit, if you have it
- Any symptoms, from odd noises to smells or leaks
To help us quote: the address, the type of site and when it’s open, a few photos and the last certificate or report, if there is one. Once you have those, phone us on 0345 646 2711, or email photos.
Different parts, different methods
Ceiling voids and risers
Many dampers sit above suspended ceilings. Ceiling tiles are lifted for access and replaced afterwards.
Offices and retail
In offices and retail units, dampers tend to be hidden above working areas. Testing can be done outside opening hours so the space stays open.
How the visit works
Your trading hours come first. We book the visit for a time the area is closed, whether that’s an evening, overnight or a weekend. Once we’re in, the area is sheeted and anything that has to be off is turned off and cooled, and the job takes anything from a couple of hours for a handful of dampers to a full day for a large building. We agree a date with you, plan the drive to East End and turn up when the site is quiet.
- Before the visit, we agree access, timings and any areas with restrictions.
- Ceiling tiles and hatches are opened and each damper’s access panel removed.
- The blade is released and watched to make sure it closes fully.
- The damper is reset and its condition noted.
- Panels and tiles go back, and the results are written up.
How to prepare
- Clear the space around the work
- Allow time for equipment near the work to be turned off and cool down
- Let us know about parking and loading

Multi-site and managed buildings
Landlords, managing agents and facilities managers book us, not only the businesses that use the systems. Shared systems, like a riser serving several units, need a clear agreement on who books the work, and we can quote for the whole system.
From a single site to a large estate, the standard is the same: diagnosis, a fixed price, work booked around your hours and a written report with photos.
Between visits
To keep the system working properly between visits:
- Don’t let anything obstruct a damper’s blade
- Diary the annual test well ahead
- Report leaks or condensation near ductwork quickly
- Close off damper faults promptly
Make sure trades working in ceilings and risers know where the dampers sit, and ask them not to run cables through or wedge them. If a damper has been disturbed, have it tested again.
Good access is half the battle. If a damper has no access panel, have one fitted before the next test.
Why deal with it now?
Fire risk assessors and insurers may ask to see damper test records. Having a current report ready for a building in East End saves a scramble when someone asks. Systems in rural buildings are often out of sight and out of mind.
Whatever the type of site, the quote works the same way: the size of the job, access, condition and working hours. Ask for a fixed quote and we will explain each part.

Fire dampers in East End buildings
At about 2 miles from the coast, East End is close enough for sea air to matter. Dampers close to louvres and air intakes can corrode in sea air, and a corroded blade may not drop. East End is about 59 miles from central London, well within the area we cover across London and the South East. We work evenings, overnight and at weekends, so the visit fits around the site. East End is covered by Essex County Fire and Rescue Service. In most workplaces and other non-domestic buildings, it’s the fire and rescue authority that enforces the Fire Safety Order.
Site managers at schools such as Brooklands Primary School normally find the summer break the easiest time for ceiling work like damper testing. Castle House, about 3.1 miles south-west, is one of the historic houses near East End, and older buildings converted to new uses often have ventilation added later.
East End is in Essex. We provide fire damper testing for businesses, landlords and public buildings in East End and the rest of Essex. East End is one of 644 places in Essex where we work for fire damper testing. For sites nearby, see our Chelmsford page (29 miles or so).
Work in CO7 follows the same survey, fixed quote and written report as everywhere else we cover. If you need fire damper testing at premises on East End Lane, Broom Knoll and Slough Road or anywhere close by, we can help. Close by, we work in Brantham (1 mile south-east), Cattawade (1 mile south) and East Bergholt (2 miles west). We also work in nearby towns such as Colchester (9 miles south-west), Clacton-on-Sea (13 miles south), Harwich (9 miles east), Camulodunum (10 miles south-west), Greenstead (8 miles south-west) and Wivenhoe (9 miles south-west).
Near you in East End
Around East End, our work takes us to kitchens and buildings near East Bergholt High School and Royal Oak pub, among other places. East End’s nearest station is Manningtree station, roughly 1.8 miles south. A little further out are Little Wenham Castle (2.9 miles north-west) and The Munnings Museum (3.1 miles south-west). Green spaces nearby include Alton Water and Cattawade Marshes.
In-house cleaning or a specialist?
In-house cleaning and specialist cleaning do different jobs. A daily filter wipe and a weekly filter wash keep grease down at the front of the system, but grease that has passed the filters is out of reach. Reaching it takes a specialist with the right equipment.
Away from the kitchen, the in-house job is mainly checking: clear grilles, a log of filter changes and reporting anything odd. The inside of ducts and units needs a specialist.
