About our fire damper testing in Christmas Pie

We’re often asked to take on annual damper testing by the people who look after buildings in and around Christmas Pie. If there’s a damper register or a set of drawings, share it with us, and we will plan the testing around when the building is in use. The work covers offices and schools, riser dampers and hospitals and care homes, and the jobs we see most are dampers overdue for their annual drop test and fire dampers nobody can get to.

Testing in a small place like Christmas Pie is planned around the journey and access, and every damper is drop tested, reset and recorded, the same as anywhere.

We’ve been trading since 2009, and we are a BESCA Vent Hygiene Elite member, cleaning to BESA TR19® Grease. CHAS, SafeContractor and ISO 9001 are in place too, and we carry full insurance.

What happens on the day

There’s very little for your team to do on the day. A contact on site lets us in at the agreed time and points us to the system, and the rest is down to us. Before we leave, the area is tidied and the paperwork follows. A quick note on how to find the site and where to park makes a visit to Christmas Pie run smoothly.

  1. We start with whatever records exist: registers, drawings or old reports.
  2. Dampers are located one by one and reached through their access panels.
  3. Fire dampers are drop tested and smoke dampers are run through their controls.
  4. Each one that passes is reset, ready to work.
  5. We report on every damper, with faults and suggested remedials set out.

How to prepare

  • Tell us about site rules, permits or sign-in
  • Dig out any earlier paperwork for the system
  • Let us know how we reach the system, including roofs, risers and plant rooms

Getting a quote

The quickest way to a quote is to send pictures: wide shots of the system, close-ups of anything that worries you and how we’d get to it. Add the site type and your opening hours, and many jobs can be priced from that alone.

How we price fire damper testing

There’s no set price list, because no two systems are the same. What we look at:

  • The number of sites or systems
  • A single visit or a regular plan
  • What state the system is in
  • How big the system is

Working hours, access and the scale of the site all affect the cost. We take each of them into account, and the price is fixed before work begins.

What to send for a quote

When you contact us, it’s useful to have:

  • Where the plant sits or the system leaves the building, such as a roof or outside wall
  • The times we could work without disrupting the site
  • A few general shots of the system
  • Anything you’ve noticed, such as smells, noise, drips or poor airflow

Here’s what helps us quote: the address, the type of site and when it’s open, a few pictures and any previous report or certificate. Once you have those, phone us on 0345 646 2711 or use the quote form.

When it’s something else

Fire damper testing cannot fix everything, and we’d rather say so up front. It will not put right:

  • Sign-off of the whole building’s fire safety
  • Fire alarm or control system faults behind a smoke damper
  • Designing the building’s fire compartments

If in doubt, call 0345 646 2711, or send details by email and we will say what we think before you book.

FAQs for Christmas Pie

Can you get to a site in Christmas Pie?

Yes, smaller places are covered as well as towns. Just mention lanes, gates or anything else about the site when you book.

Which fire authority looks after Christmas Pie?

Christmas Pie is in the area of Surrey Fire and Rescue Service. If a fire safety officer audits the building, they may ask for the latest damper test records.

Can you fix fire dampers that fail?

We note the failure and what we found. A repair or a replacement can follow as a remedial job with a fresh test at the end.

Do you offer maintenance contracts?

Yes. We run scheduled maintenance contracts, set at the interval the system needs. The report from each visit recommends the next date.

Is TR19 a legal requirement?

No. TR19® is BESA’s specification, not legislation. The legal duty comes from the Regulatory Reform (Fire Safety) Order 2005: the responsible person must assess and reduce fire risk, and cleaning to TR19® is the recognised way to show grease is under control.

Who has the legal duty for fire safety?

The Fire Safety Order 2005 calls them the responsible person: often the employer, owner or occupier. In shared or managed buildings, a landlord, facilities manager or managing agent can share the duty.

What do you do with what you remove?

We contain it and take it with us. We collect grease, debris and waste water as we go rather than letting it spread.

How often does BESA say fire dampers should be tested?

BESA’s guidance is a test on installation and at least once a year after that. Some sites choose to test more often where the risk is higher.

Schools, care settings and hotels are the kind of buildings where fire dampers are commonly found. For Christmas Pie, the closest hospital is Guildford Hospital, roughly 2.6 miles east. Smaller healthcare sites, from surgeries to care homes, need the same annual damper test as a hospital. The fire and rescue service for Christmas Pie is Surrey Fire and Rescue Service. In most workplaces and other non-domestic buildings, it’s the fire and rescue authority that enforces the Fire Safety Order.

If you manage an older building converted to a hotel or venue, like many historic houses in the area (Wanborough Manor is about 0.6 miles south-east), finding every damper is the first job. The nearest hospital, Guildford Hospital, is about 2.6 miles east; healthcare buildings like it are a reminder that dampers protect people who cannot move quickly.

Between visits

To keep the system working properly between visits:

  • Act on failed dampers rather than leaving them on file
  • Keep to at least yearly testing
  • Keep ceiling hatches and duct panels easy to open
  • Update the register when ductwork changes

The next test should be no more than a year away. The guidance is at least once a year, and booking the same month each year keeps it simple.

Clean ductwork means less dust and grease reaching the dampers. Duct cleaning and damper testing can be planned side by side.

Staff cleaning versus specialist work

If your staff spot something between visits, like drips, unusual noise, smells or damaged filters, they should report it rather than try to fix it. We’ll take a look and send you a fixed quote.

Some jobs should never be done in-house: opening up ductwork, cleaning fans, drop testing fire dampers and measuring grease call for the right kit, training and safe access. That’s our job.

What we are called out for in Christmas Pie

Dampers are hidden above ceilings, inside risers and behind boxing. Without an access panel nearby, they’re easy to forget, and one that can’t be reached can’t be tested.

The symptoms we are asked about most are:

  • Buildings with no damper register
  • Damper actions from a fire risk assessment
  • Dirty dampers that may not close
  • Fire dampers that haven’t been tested for over a year

If you look after a building near Wanborough station with a fire risk assessment due, a damper test with a full record is worth having first.

What your quote should include

  • Whether VAT is included
  • How areas they can’t reach will be recorded
  • When the next visit should be, and why
  • When they can work, and whether that’s outside your opening hours

Questions to ask before booking

Leave it or put it right?

Putting testing off does not change whether the dampers will close; it just means you do not know. The guidance from BESA is at least once a year, and a skipped year leaves a hole in your records as well. A planned visit to Christmas Pie is easier to arrange than an emergency callout.

What you pay depends on the size of the system, what state it’s in and access to every part of it. We give you a fixed price before any work starts, so you know where you stand.
