Fire damper testing in Chapel Row, done properly
BESA guidance is that fire dampers should be tested by a competent person when they’re installed and at least annually after that. For spring-operated types, annual testing is the minimum. Our job is to do the testing and hand you the paperwork that shows it. We’re often asked to deal with fire dampers that fail to drop shut and motorised smoke dampers due for testing, on offices and schools, wall and floor dampers and hospitals and care homes.
Somewhere as small as Chapel Row, fire dampers are typically found in a school, a care home, a hotel or a converted building, wherever there is one. Wherever there are dampers, each one needs testing at least annually.
The sign-off is always in writing: a written report, dated and illustrated with pictures, plus a certificate through the BESCA Vent Hygiene Elite portal when the work is a TR19® Grease clean. Any parts we couldn’t reach are recorded on it too.

Common questions in Chapel Row
Do you work overnight in Chapel Row?
Yes, we can come after you close and finish before you open. The site is handed back ready to open. When you phone us on 0345 646 2711, or send details by email, mention when the site is quiet.
Which fire authority looks after Chapel Row?
Chapel Row is in the area of East Sussex Fire and Rescue Service. Keep each damper test report with the fire risk assessment and the building’s log book, ready to show.
What types of premises do you cover?
We work for restaurants, pubs, hotels, schools, colleges, hospitals, care homes, offices and shops, as well as food production and leisure sites.
How much time does a damper test visit need?
It takes from an hour or two in a small building to several visits on a large estate. How easily we can reach the dampers makes the most difference, so we will confirm the time when we quote.
What happens to dampers you cannot get to?
It’s noted as inaccessible rather than skipped. Once there’s a panel or a way through the ceiling, it can be tested.
What about areas you can’t get to?
They’re marked on the report. In ductwork, new access panels are often the answer, which we can install.
Is a quote from pictures possible?
Usually, yes. Send a few wide photos plus close-ups of panels, filters or grilles, and a fixed quote typically follows within one working day. If pictures aren’t enough, we’ll survey first.
Does the law say we must follow TR19?
No. TR19® itself is not law; it’s a BESA specification. The legal duty comes from the Regulatory Reform (Fire Safety) Order 2005: the responsible person must assess and reduce fire risk, and cleaning to TR19® is the recognised way to show grease is under control.
How it works
Your staff do not need to do much on the day. A contact on site lets us in at the agreed time and points us to the system, and the rest is down to us. Before we leave, the area is tidied and the paperwork follows. Pictures of the system and its access let us plan the work in Chapel Row before we set off.
- First we check the schedule and the last set of results.
- Each damper is found and checked for access.
- We test fire dampers by dropping them and smoke dampers by operating them through the controls.
- Passes are reset and any failures recorded with the reason.
- The report sets out the results, and we can quote to repair or replace failed dampers.
How to prepare
- Have your last certificate or report to hand
- Mention any locked doors, roof access or ceiling voids
- Allow time for equipment near the work to be turned off and cool down
Getting a quote
There’s no standard price list, because no two systems are the same. We look at your system first, from photos or on a visit, and then give you a fixed quote. To get going, phone us on 0345 646 2711 or drop us a line.

Different parts, different methods
Fusible link fire dampers
Most fire dampers are held open by a fusible link. When the link reaches its set temperature it melts, and the blade drops to close the duct. We release the blade, check it closes fully and reset it.
Smoke dampers
If a smoke damper will not operate when signalled, it goes on the report as a failure, along with what we saw.
Do you need fire damper testing in Chapel Row?
Links and springs age like any other part. Damaged or painted links and weak springs mean the blade may stop short, and that only becomes clear during a drop test.
Keep an eye out for these warning signs:
- Buildings with no damper register
- Dampers hidden with no access panel or hatch
- Fire dampers with no recent test record
- Dirty dampers that may not close
Amberstone Hospital, about 2.2 miles west of Chapel Row, is the kind of building where dampers protect every compartment; smaller care sites need the same annual tests.
Comparing quotes
- Whether they recommend a next date
- What insurance they carry
- If the quote is a fixed price or an estimate
- Whether VAT is included
What affects the quote in Chapel Row
You will get a fixed price before any work starts. It’s based on:
- When the work can happen, such as evenings, overnight or weekends
- How big the system is
- Travel, parking and unloading
- Whether it’s a one-off visit or part of a schedule
No two sites are the same, so each one gets its own fixed quote. The size of the job, how we reach it, its condition and the working hours all make a difference.
What we need to know
Photos and a few facts are often enough to price the work. Send what you can of the following:
- Detail shots of panels, filters and grilles
- Where the site is and what kind of site it is
- The roof, plant room or outside wall the system runs to
- The times we could work without disrupting the site
Quotes are quick. Call or email with a few details and you will normally have a fixed price within one working day. If we need to see the system first, we book a survey around your hours.
What a clean will not put right
Not every problem is solved by fire damper testing, and we’d rather say so up front. It doesn’t solve:
- Sign-off of the whole building’s fire safety
- Fire risk assessments, which need a fire risk assessor
- Ductwork crossing a fire wall with no damper fitted
Not sure which it is? You can ring 0345 646 2711 or email us and we will tell you honestly.

Looking after it afterwards
Good habits slow the build-up between visits. Our tips:
- File every damper report where your assessor can find it
- Update the register when ductwork changes
- Keep to at least yearly testing
- Tell contractors where dampers are before they start work
Any damper that failed is listed with the reason, and we can quote for remedials. After a repair, we retest the damper and update the record.
A simple register of every damper helps a great deal: where each damper is, what kind it is and when it was last tested. It means nothing gets forgotten when staff or contractors change.
