Fire damper testing in Catsfield

BESA guidance is that fire dampers should be tested by a competent person when they’re installed and at least annually after that. For spring-operated types, annual testing is the minimum. Our job is to do the testing and hand you the paperwork that shows it. The work covers offices and schools, wall and floor dampers and fusible link fire dampers, and people most often call us about dampers that stick or won’t close fully and dampers that can’t be reached without an access panel.

In a village or hamlet like Catsfield, there may be only a few buildings with fire dampers. Wherever there are dampers, each one needs testing at least annually.

Nothing is signed off by word of mouth: a written report, dated and illustrated with pictures, plus a certificate through the BESCA Vent Hygiene Elite portal when the work is a TR19® Grease clean. Any parts we couldn’t reach are recorded on it too.

What fire damper testing can’t fix

Fire damper testing can’t fix everything, and we’ll tell you before we start. It does not solve:

  • Approving the building’s fire strategy
  • Holes around ductwork in fire-resisting walls
  • Fire alarm or control system faults behind a smoke damper

If in doubt, phone us on 0345 646 2711 or drop us a line and we’ll say what we think.

What the work covers

  • Hospitals and care homes
  • Wall and floor dampers
  • Riser dampers
  • Fusible link fire dampers
  • Motorised smoke dampers
  • Offices and schools

The process

We start by comparing what we find with the survey or your pictures. If anything is different, we talk it through with the person on site before carrying on. After that, the work takes anything from a couple of hours for a handful of dampers to a full day for a large building. Somewhere as small as Catsfield, the date and timings are agreed with you well before the day.

  1. First we look at any damper register, drawings or earlier test reports.
  2. Dampers are located one by one and reached through their access panels.
  3. Fire dampers are drop tested and smoke dampers are run through their controls.
  4. Dampers that close fully are reset and left open.
  5. You get a report listing each damper, its result and any remedials needed.

Before we arrive

  • Let us know when the site is closed or quiet
  • Mention any locked doors, roof access or ceiling voids
  • Tell us about site rules, permits or sign-in

How to get a quote

Related advice

Do you need fire damper testing in Catsfield?

Over the life of a building, owners, tenants and contractors come and go, and the damper records do not always go with them. With no register, it’s hard to say how many dampers exist, let alone when they were tested.

Most sites get in touch when they notice one of these:

  • Smoke dampers that need testing through their controls
  • Dampers hidden with no access panel or hatch
  • Buildings with no damper register
  • Dirty dampers that may not close

If you manage a historic building in the area (Durhamford Manor is about 4.4 miles north-east), dampers fitted during conversions can be hard to reach and need recording.

What to look for in a quote

  • Whether the price is fixed
  • What records you’ll receive afterwards

  • What insurance they carry

Why deal with it now?

When something goes wrong, people ask what checks were in place. Damper test records are part of that answer, and you can only produce records for tests that took place. Planning a trip to Catsfield ahead is easier for everyone than a rushed one.

Working hours, access and the scale of the site all affect the cost. Each of those is built into the quote and give you a fixed price before work begins.

Your questions about fire damper testing in Catsfield

Who enforces fire safety at workplaces in Catsfield?

It’s East Sussex Fire and Rescue Service, which covers Catsfield. If a fire safety officer audits the building, they may ask for the latest damper test records.

Can the work in Catsfield be done at night or at weekends?

Yes, out-of-hours work is a big part of what we do. The site is handed back ready to open. When you give us a ring on 0345 646 2711 or use the quote form, mention when the site is quiet.

How much does fire damper testing cost?

There’s no set price, as it depends on the job: how big it is, what state it’s in, how we reach it and the working hours. We fix the price before we start.

Who is the responsible person?

That depends on who controls the premises. Under the Fire Safety Order 2005, it’s the responsible person, which may be the employer, owner, landlord, facilities manager or managing agent.

How long does fire damper testing take?

Testing takes a couple of hours for a few dampers, and a day or more across a big site. Large buildings can be split over several visits, so give us a ring on 0345 646 2711 or send us an email for a quote.

Does the law say we must follow TR19?

Not in itself. TR19® is the benchmark insurers, fire officers and EHOs check against, and many insurance policies ask for proof of TR19® cleaning. The law behind it is the Fire Safety Order 2005 in England and Wales.

What about areas you cannot get to?

We never leave them off the paperwork. The report says which parts couldn’t be reached and why, and we can quote to improve the access.

Do you have a 24/7 line?

Yes. There’s a 24/7 emergency line, for problems that can’t wait. Ring any time and tell us what’s happened.

For landlords and multi-site operators

We regularly work with managing agents. Send the address, what’s needed and how access works, and we will send a fixed quote.

Where a tenant occupies the premises but the landlord owns the building, the lease normally sets out who maintains what. We can quote either party and send the paperwork to whoever needs it.

Looking after it afterwards

A little care between visits keeps the system in better shape. We recommend:

  • Update the register when ductwork changes
  • Make sure access panels stay clear and usable
  • Keep to at least yearly testing
  • Don’t let anything obstruct a damper’s blade

Pass the report to whoever keeps your fire risk assessment up to date, so the assessment reflects where the dampers stand. Faults on the report are worth closing off quickly.

A simple register of every damper helps a great deal: location, type, last test date and result. It means nothing gets forgotten when staff or contractors change.

In-house cleaning or a specialist?

A few tasks are always specialist work: entering ducts, working on fans, testing dampers and taking grease readings call for the right kit, training and safe access. Leave those to us.

For ventilation and air handling systems, in-house care is mostly about checks: keeping grilles clear, noting unusual noise or smells and logging filter changes. Cleaning inside ducts and units is specialist work.
