Fire damper testing for kitchens and businesses in Cannon's Green
The point of testing is to find dampers that fail. When one sticks, has a damaged link or is corroded, we report it and offer remedials rather than leaving you with a problem and no fix. Common call-outs are for fire dampers that haven’t been tested for over a year and dirty dampers that may not close, across offices and schools, fusible link fire dampers and motorised smoke dampers.
For a building in or near Cannon's Green, the visit is planned ahead, with access agreed in advance, and every damper is drop tested, reset and recorded, the same as anywhere.
We’ve been trading since 2009, and we are a BESCA Vent Hygiene Elite member, cleaning to BESA TR19® Grease. CHAS, SafeContractor and ISO 9001 are in place too, and we are fully insured.

Leave it or put it right?
Leaving damper testing for another year doesn’t make the dampers any more likely to work. The guidance from BESA is at least once a year, so a missed year leaves a gap in the record too. With notice, the visit to Cannon's Green can be fitted around your bookings and events.
Every site is different, so we price each one individually. The size of the job, how we reach it, its condition and the working hours all play a part.

The process
On the day, we arrive at the time agreed with you, which is often after service, overnight or at a weekend. Anything that needs to be off for the work is switched off and left to cool before any work starts, and floors and nearby surfaces are sheeted. The work itself takes a few hours for a single floor, with bigger buildings phased over more than one visit. We agree a date with you, plan the drive to Cannon's Green and turn up when the site is quiet.
- First we look at any damper register, drawings or earlier test reports.
- Each damper is located and reached through its access panel.
- Fire dampers are drop tested and smoke dampers are run through their controls.
- We reset every damper that passes and check it’s left open.
- The results go into a report, with failed dampers and remedials listed.

Will you come out to Cannon's Green?
Yes. Cannon's Green is within the area we cover across London and the South East. The journey is planned ahead, so a few details about the route help.
Can you come to Cannon's Green after we close?
Yes, we can come after you close and finish before you open. The site is handed back ready to open. Your opening times are the first thing we ask for.
Can we book visits on a schedule?
Yes. We run scheduled maintenance contracts, with visits at the interval your system needs. Each report recommends when the next visit should be.
How long will damper testing take?
Testing takes from an hour or two in a small building to several visits on a large estate. Bigger sites can be phased, and you can give us a ring on 0345 646 2711 or email us to talk it through.
Will we have to shut during the visit?
Normally not. Booking the work out of hours means the site can carry on as normal. Larger jobs can be phased over several visits so parts stay in use.
Can one contract cover all our sites?
Yes. Our area covers London and the South East, so we can schedule a run of sites as one programme. Each site gets its own report and pictures.
What does fire damper testing cost?
Every site is different, so each gets its own fixed quote. To get one, call 0345 646 2711 or email us and tell us about the site and its opening hours.
How often should fire dampers be tested?
According to BESA guidance, dampers should be tested when they’re installed and then at least once a year. For spring-operated dampers, once a year is the minimum.
Managing agents and facilities teams in Cannon's Green
We work for landlords, managing agents and facilities managers as well as the people running the site. Where a system serves more than one tenant, such as a shared riser, it helps to agree who arranges the work, and we are happy to quote for all of it.
Facilities teams in offices, schools and healthcare sites book us too across Essex. Larger estates can be phased building by building around the people who use them.

What fire damper testing cannot fix
We won’t sell you work that does not address the problem, so here are the limits:
- Sign-off of the whole building’s fire safety
- Designing the building’s fire compartments
- Control wiring problems outside the damper itself
If in doubt, phone us on 0345 646 2711 or email us and we’ll say what we think before you book.
What the work covers
- Offices and schools
- Hospitals and care homes
- Motorised smoke dampers
- Riser dampers
- Wall and floor dampers
- Fusible link fire dampers
Different parts, different methods
Offices and retail
Offices and shops often have dampers above ceilings that are rarely opened. We can test in the evening, overnight or at weekends so the space stays open.
Ceiling voids and risers
Plant rooms and risers can be damp, which leads to corrosion. Signs of corrosion or water are recorded so it can be dealt with.
Between visits
How long the results last depends on use and care. We suggest:
- Store test records alongside the fire risk assessment
- Fix water leaks in plant rooms and risers promptly
- Update the register when ductwork changes
- Tell contractors where dampers are before they start work
When we finish, we send a report covering every damper on the visit, with where it is and whether it passed. File it with your fire safety log so it’s to hand for assessors and insurers.
Keeping to at least annual testing stops small faults turning into failed dampers. Faults caught early are easier to fix.
Common problems we fix in Cannon's Green
Over time, dust builds up on the blade, the runners and the spring. Where the duct carries grease or cooking vapour, grease coats them too, and either one can hold the blade part-open.
It’s time to book a visit if you see:
- Dampers overdue for their annual drop test
- Rusted damper blades and springs
- Dampers that stick or won’t close fully
- Fire dampers nobody can get to
For schools like The Ongar Academy, damper testing is easiest in the holidays, when corridors and ceilings are clear.
