A few issues sit outside what this work can do:

  • Missing dampers that a designer needs to specify

  • Sign-off of the whole building’s fire safety

Fire damper testing in Calcott

Plenty of buildings have dampers nobody has looked at since they were fitted. Ceilings get lowered, hatches get boarded over and paperwork goes astray. We locate and test the dampers we can reach and record the ones we cannot, so you know where the gaps are. If you have fire dampers that haven’t been tested for over a year and motorised smoke dampers due for testing, we can put it right, from hospitals and care homes, fusible link fire dampers and wall and floor dampers onwards.

In a village or hamlet like Calcott, there may be only a few buildings with fire dampers. Each damper still needs testing at least once a year.

The paperwork matters as much as the work. You get a written report with photos after every visit, covering the work done, any areas we couldn’t access and a recommended next date. Keep it with your fire safety records so it’s ready for an insurer, fire officer or EHO.

Calcott: your questions answered

Can you work in Calcott outside opening hours?

Yes, evening, overnight and weekend work is normal for us. The site is handed back ready to open. Tell us your opening hours when you ask for a quote.

Which fire and rescue service is responsible for Calcott?

Calcott is in the area of Kent Fire and Rescue Service. Failed dampers on a report should be followed by a record of the repair, so the file shows the problem was closed out.

Do you survey before quoting?

Yes, every time. We diagnose before we treat: the survey tells us what the system needs and how to reach it, and the quote is based on that.

What does TR19 mean?

TR19® is the BESA specification for keeping ventilation systems clean. Since 2019, TR19® Grease has been a standalone specification for grease in kitchen extract systems, and TR19® Air covers general supply and extract systems.

Can you quote from photos?

Yes, for many jobs. Send wide shots, close-ups of any access panels and anything that worries you, and a fixed quote usually follows within one working day. If pictures are not enough, we will survey first.

Do you work in Calcott?

Yes. Calcott is part of the area we cover, within the South East and London area we cover.

Which kinds of sites do you work on?

Any site with a kitchen or a ventilation system to look after, from a single café to a large school. Hotels, schools, care homes, offices, shops and leisure sites are all part of our work.

Are you accredited?

We hold CHAS, SafeContractor and ISO 9001, alongside BESCA Vent Hygiene Elite membership, cleaning to BESA TR19® Grease. Vent Hygiene Elite is run by BESCA and independently audited.

How the visit works

On the day, we arrive at the time agreed with you, often in the evening, overnight or at the weekend so the site keeps working. Anything that needs to be off for the work is switched off and left to cool first, and floors and nearby surfaces are sheeted. The work itself takes anything from a couple of hours for a handful of dampers to a full day for a large building. Visits to a village like Calcott are booked in advance, at a time that suits whoever runs the site.

  1. We gather what’s known about the dampers, from drawings, registers or past reports.
  2. Each damper is located and reached through its access panel.
  3. Fire dampers are drop tested and smoke dampers are run through their controls.
  4. We reset every damper that passes and check it’s left open.
  5. The results go into a report, with failed dampers and remedials listed.

Before we arrive

  • Let us know about parking and loading
  • Agree a time when the area can be out of use
  • Move anything stored near the system

Ask for a quote

Photos are the quickest way to a quote: the system from a couple of angles, plus any access panels or hatches. Tell us what kind of site it is and when it’s open, and we can price many jobs without a visit.

Between visits

Once we have finished, these simple steps help:

  • Tell contractors where dampers are before they start work
  • Close off damper faults promptly
  • Report leaks or condensation near ductwork quickly
  • Keep to at least yearly testing

Dampers we couldn’t reach are listed with the reason, for example a missing panel or a covered hatch. We can fit access panels so they can be tested next time.

Deal with leaks and condensation near dampers quickly. Rusted parts are one of the main reasons dampers fail to close.

How we price fire damper testing

The quote reflects the site in front of us. We consider:

  • Whether several sites go on one quote
  • How big the system is
  • Whether we need access equipment or extra panels
  • Travel, parking and unloading

The cost depends on the size of the system, the condition it’s in and access to every part of it. You get a fixed price before any work starts, so you know where you stand.

What we need to know

Photos and a few facts are often enough to price the work. Send what you can of the following:

  • Your last certificate, test record or report
  • When the site is open and when it’s quiet
  • Any access panels or hatches you can see
  • Any symptoms, from odd noises to smells or leaks

Getting a quote doesn’t take long. Send a few details and photos, and we usually reply with a fixed quote within one working day. If we need to see the system first, we book a survey around your hours.

What happens if it’s left?

If a damper can’t close, the wall it sits in has a hole in it during a fire. Everything else about the compartment can be right and the duct still lets it down. Testing now is how you find out before it matters. Equipment tucked in a roof space or outbuilding near Calcott rarely gets looked at unless someone books it.

One small site or a whole estate, we price it on the same basis: what needs doing, how we get to it and when. You’ll have a fixed price before any work starts.

Different parts, different methods

Offices and retail

Multi-let buildings may have dampers inside tenant areas. We agree access with the managing agent before the visit.

Fusible link fire dampers

Most fire dampers are held open by a fusible link. When the link reaches its set temperature it melts, and the blade drops to close the duct. We release the blade, check it closes fully and reset it.

What your team can do, and what needs us

For ventilation and air handling systems, in-house care is mostly about checks: keeping grilles clear, noting unusual noise or smells and logging filter changes. The inside of ducts and units needs a specialist.

When your team notices a problem between visits, like drips, unusual noise, smells or damaged filters, it’s best reported rather than tackled in-house. We’ll take a look and give you a fixed quote.

The FSA’s food hygiene register lists about 6 care, childcare and hospital premises with registered kitchens or food service across Calcott and its immediate surroundings (about a mile and a half).
