Managing agents and facilities teams in Calcot

We also work for facilities teams across offices, schools and healthcare across West Berkshire. Work can be phased by floor, building or site around the people who use them.

Whether it’s one building or many, the standard is the same: a survey first, a fixed quote, the work timed around the site and a report with pictures.

Fire damper testing for kitchens and businesses in Calcot

The point of testing is to find dampers that fail. Where a blade sticks, a link is damaged or corrosion has set in, we note it and can quote to repair or replace the damper rather than leaving you with a problem and no fix. Common call-outs are for gaps in the fire damper test log and corroded dampers in damp risers and plant rooms, on wall and floor dampers, hospitals and care homes and fusible link fire dampers.

Buildings around Calcot may have just a handful of dampers, but each one still needs drop testing at least once a year, with a record of every result.

The paperwork matters as much as the work. Each visit is written up with pictures, listing what was done, anything we couldn’t reach and when the next visit is due. File it in your maintenance log so it’s to hand when an insurer or inspector asks.

How the visit works

We turn up at the time agreed with you, which is often after service, overnight or at a weekend. Equipment that has to be off is switched off and allowed to cool before work begins, and floors and nearby surfaces are sheeted. The work itself takes a few hours for a single floor, with bigger buildings phased over more than one visit. For a place like Calcot, we load the van from the survey notes so the work can be done in one visit where possible.

  1. First we look at any damper register, drawings or earlier test reports.
  2. Dampers are located one by one and reached through their access panels.
  3. Every fire damper is dropped, and every smoke damper is tested through its controls.
  4. We reset every damper that passes and check it’s left open.
  5. We report on every damper, with faults and suggested remedials set out.

Before we arrive

  • Mention any sign-in, permit or induction we need
  • Tell us where we can park and unload
  • Plan for cooking equipment or plant to be off before we arrive

Ask for a quote

Photos are the quickest way to a quote: the system from a couple of angles, plus any access panels or hatches. Add the site type and your opening hours, and many jobs can be priced from that alone.

What the work involves, part by part

Smoke dampers

A smoke damper that doesn’t respond to its controls is recorded as a fault, along with what we saw.

Access panels

If we can’t reach a damper, it goes on the report as inaccessible. Fitting a panel means it can be tested on the next visit.

Calcot buildings and fire safety

Food Standards Agency data includes about 11 schools, colleges and universities and about 15 care, childcare and hospital premises within 1.5 miles or so of the middle of Calcot. If any of them has ducted ventilation, its dampers need an annual drop test at least. About 2.5 miles north-east of Calcot is Battle Hospital, the nearest hospital. A hospital is the kind of building where dampers sit on every floor, and clinics, surgeries and care homes need the same annual testing for any they have. The fire and rescue service for Calcot is Royal Berkshire Fire and Rescue Service. Fire and rescue authorities enforce the Fire Safety Order in most non-domestic premises, and keeping dampers working is part of the responsible person’s duty.

Healthcare buildings such as Battle Hospital (about 2.5 miles north-east) rely on fire compartments, and the dampers in them need testing at least annually. For schools like Calcot Infant School and Nursery, damper testing is easiest in the holidays, when corridors and ceilings are clear.

When it’s something else

Not every problem is solved by fire damper testing, and we will tell you before we start. It does not solve:

  • Gaps in the wall or floor around the damper
  • Sign-off of the whole building’s fire safety
  • Deciding where dampers should be fitted

Not sure which it is? You can ring 0345 646 2711 or use the quote form and we’ll tell you honestly.

Where we work

  • Fusible link fire dampers
  • Riser dampers
  • Wall and floor dampers
  • Hospitals and care homes
  • Offices and schools
  • Motorised smoke dampers

Looking after it afterwards

So the system stays in good health:

  • Do not let hatches get painted shut or boarded over
  • Act on failed dampers rather than leaving them on file
  • File every damper report where your assessor can find it
  • Keep the damper register up to date after any building work

Make sure trades working in ceilings and risers know where the dampers sit, and ask them not to run cables through or wedge them. If a damper has been disturbed, have it tested again.

Make sure every damper can be reached. If a damper has no access panel, have one fitted before the next test.

Common problems we fix in Calcot

Under the Regulatory Reform (Fire Safety) Order 2005, the responsible person has a duty to keep fire safety measures working, and dampers are part of those measures. Employers, owners, landlords and managing agents all need evidence that the dampers have been checked.

Signs it’s time to call us include:

  • Missing or out-of-date damper records
  • Dampers affected by leaks or condensation
  • Dampers clogged with dust or grease
  • Motorised smoke dampers due for testing

Historic houses near Calcot, with Mapledurham House about 3.1 miles north, are a reminder that older buildings can hold dampers in unexpected places.

What affects the quote in Calcot

Sites vary more than people expect. The main factors:

  • One-off work versus a regular cycle
  • The size of the system
  • Site rules, permits and inductions
  • When the work can happen, such as evenings, overnight or weekends

What you pay depends on the size of the system, what state it’s in and access to every part of it. We give you a fixed price before any work starts, so you know where you stand.

Asking for a quote

There’s no need for technical detail. Just send:

  • Close-ups of filters, grilles, hatches or access panels
  • How we’d reach plant on a roof or in a plant room
  • The site address and the type of premises
  • Your last certificate, test record or report

Every quote begins with a look at the system, from your photos and details or, where that is not enough, a survey on site. Then we send a fixed price, before any work starts.

Calcot: your questions answered

Can you work in Calcot outside opening hours?

Yes, nights and weekends are routine for us. The work in Calcot can fit around your hours. Tell us your opening hours when you ask for a quote.

Will you come out to Calcot?

Yes. Villages and rural sites across the South East are part of our work, Calcot included. Photos of the system and directions to the site help us plan the visit.

Can you price the work without visiting?

Yes, where the pictures show enough. Otherwise, we book a survey at a time that suits the site, then a fixed quote.

Whose job is it to make sure fire dampers are tested?

Under the Fire Safety Order 2005, it’s the responsible person, such as the employer, owner, landlord or managing agent. Keeping fire safety systems working, dampers included, is part of their duty.

Can you test motorised smoke dampers?

Yes. Smoke dampers are motorised, so we test them by operating them through their controls. Each one is checked for full travel and the result recorded.

Does the law say we must follow TR19?

No. The law sets the duty, and TR19® is the recognised benchmark for meeting it. Under the Regulatory Reform (Fire Safety) Order 2005, the responsible person has to manage fire risk, and many insurers can refuse or reduce a claim without proof of cleaning.

How much does fire damper testing cost in Calcot?

Every site is different, so each gets its own fixed quote. To get one, phone us on 0345 646 2711 or drop us a line and tell us about the site and its opening hours.

Who is responsible for fire safety on the premises?

The law calls them the responsible person. It’s normally the employer, or whoever controls the building, and where several people have control, each can have duties. Your lease and fire risk assessment should make it clear.
