What fire damper testing can’t fix
An honest diagnosis matters more to us than a booking, so here’s what this work cannot put right:
- Fire alarm or control system faults behind a smoke damper
- Signing off a building’s overall fire safety
- Deciding where dampers should be fitted
If in doubt, phone us on 0345 646 2711 or use the quote form and we’ll say what we think.

About our fire damper testing in Boxted
Responsible persons, facilities managers and managing agents call us when damper testing falls due in Boxted. Send us the damper schedule or the drawings if you have them, and we will plan the visit around the building’s hours. We’re often asked to deal with dampers flagged on a fire risk assessment and dirty dampers that may not close, across motorised smoke dampers, offices and schools and fusible link fire dampers.
Testing in a small place like Boxted is planned around the journey and access, and the test itself is the same as in any city building.
For insurers and inspectors, the record counts. So every job comes with a written report and photos, and grease extract cleans come with a TR19® certificate issued through the BESCA Vent Hygiene Elite portal.

Multi-site and managed buildings
Facilities teams in offices, schools and healthcare sites book us too across Essex. Larger estates can be phased building by building around the people who use them.
Under the Regulatory Reform (Fire Safety) Order 2005, the responsible person must assess and reduce fire risk, and that can be the employer, the owner, a landlord, a facilities manager or a managing agent. With shared responsibility, good records help everyone.
What the work involves, part by part
Smoke dampers
A smoke damper is opened and closed by a motor, not a link. Testing means operating them from the controls to confirm the blade moves all the way.
Fusible link fire dampers
The common fire damper uses a link that holds the blade open. Heat melts the link and the blade falls shut across the duct. Testing means dropping the blade, checking the full close and resetting it.
What staff can safely do
In-house cleaning and specialist cleaning do different jobs. Wiping filters daily and washing them weekly keeps the visible parts in order, but grease that has passed the filters is out of reach. That part needs specialist access and equipment.
For ventilation and air handling systems, in-house care is mostly about checks: clear grilles, a log of filter changes and reporting anything odd. The inside of ducts and units needs a specialist.
Aftercare tips
After the visit, a few habits help the work last:
- Keep cables and fixings away from damper blades
- Add new dampers to the register as they’re fitted
- Warn anyone working in ceiling voids about the dampers
- Diary the annual test well ahead
Share the results with your fire risk assessor, so the assessment reflects where the dampers stand. Outstanding faults should be dealt with, not left on file.
Good access is half the battle. Where there’s no hatch, an access panel makes testing possible ahead of the next visit.
Boxted questions
Is Boxted within the area you cover?
Yes. Boxted is within the area we cover across London and the South East. A survey first, from pictures or a visit, means we arrive with the right kit.
Who enforces fire safety at workplaces in Boxted?
That is Essex County Fire and Rescue Service. BESA guidance is that every fire damper is tested at least once a year, so an officer or insurer may expect a report less than a year old.
What happens if a damper fails its test?
The failure goes on the report, along with what caused it, whether that’s a stuck blade, rust or a damaged link. Remedials are offered, either a repair or a replacement damper, and test it again afterwards.
What happens to the waste?
We take it away at the end of the visit. During the work, it’s contained so the area stays clean.
What is TR19?
It’s BESA’s specification and the benchmark insurers, fire officers and EHOs look to. It sets out inspection, cleaning and record keeping and expects a risk-based approach.
Can one contract cover all our sites?
Yes. Send the list of sites and the work at each and we will quote them together.
Can we book visits on a schedule?
Yes. Send details of the systems and how they’re used, and we will suggest a schedule and quote for it.
Can you price the work without visiting?
Yes, where the photos show enough. Otherwise, we book a survey at a time that suits the site, and the quote follows that.

What we’re called out for in Boxted
Over time, dust builds up on the blade, the runners and the spring. Where the duct carries grease or cooking vapour, grease coats them too, and either can stop the blade dropping fully.
These are the problems we see most often:
- Smoke dampers with no recent test
- Fire dampers that fail to drop shut
- Gaps in the fire damper test log
- Corroded dampers in damp risers and plant rooms
Castle House, about 3.7 miles east, is one of the historic houses near Boxted, and older buildings converted to new uses often have ventilation added later.

What fire damper testing looks like in Boxted
Fire safety in Boxted falls to Essex County Fire and Rescue Service. Its fire safety officers enforce the Fire Safety Order in most non-domestic buildings, and that covers fire safety systems such as dampers. About 53 miles out from central London, Boxted is part of the South East area we work across. Evening, overnight and weekend visits are all possible.
For schools like Boxted St Peter's Church of England School, damper testing is easiest in the holidays, when corridors and ceilings are clear. The nearest hospital, Severalls Hospital, is about 2.4 miles south; healthcare buildings like it are a reminder that dampers protect people who can’t move quickly.

How it works
Your trading hours come first. Most visits are booked for when the area is out of use, such as evenings, overnight, early mornings or weekends. When the team arrives, the work area is protected and the relevant equipment is switched off to cool, and the job takes a few hours for a single floor, with bigger buildings phased over more than one visit. Seeing the system in pictures first means the trip to Boxted can be planned properly.
- First we check the schedule and the last set of results.
- Each damper is found and checked for access.
- We test fire dampers by dropping them and smoke dampers by operating them through the controls.
- Passes are reset and any failures recorded with the reason.
- The report sets out the results, and we can quote to repair or replace failed dampers.
How to prepare
- Move anything stored near the system
- Arrange a key holder or contact on site
- Tell us about site rules, permits or sign-in
Ask for a quote
Photos are enough for some jobs, while others need a look on site. Larger sites, and anything hidden behind walls, ceilings or floors, are normally surveyed first. Either way, the quote is fixed before any work is booked.
