About our AHU cleaning in Boxted
The fan pushes every bit of air in the system, so dust on its blades and housing ends up in the airstream. Fan, housing and the surrounding panels are cleaned as part of the job, once the unit has been shut down and isolated. We’re often asked to deal with leaves and litter drawn into the unit and odours coming through the supply air, across dampers and louvres, filter sections and heating and cooling coils.
Somewhere as small as Boxted, ducted ventilation is usually limited to a school, a care home, a surgery or a converted business building, wherever there is one, but those that do need it inspected and cleaned like any other.
Our accreditations include CHAS, SafeContractor and ISO 9001, and we’re fully insured. On top of that, we’re a BESCA Vent Hygiene Elite member, cleaning to BESA TR19® Grease, and we have been trading since 2009.

The process
The visit has three parts: getting the area ready, doing the work and signing it off. Getting ready means protecting surfaces and switching off what needs to be off, and the sign-off is a written report with photos. Most of the time goes on the work itself, which takes a single shift for a typical unit, longer for large or heavily soiled ones. Photos of the system and how to reach it help us plan a visit to Boxted.
- We look at the unit and the plant area during the survey.
- We sheet the area and the unit is isolated.
- Dirt and debris are removed from each section.
- We clean the coils and clear the tray and drain.
- We close every panel, hand the unit back and send the report and certificate.
Preparing for the visit
- Mention any locked doors, roof access or ceiling voids
- Clear the space around the work
- Find the previous report, if there is one

Yes. You deal with one contact for every site across London and the South East, with visits on a regular schedule.
How long does an AHU clean take?
It takes from a few hours for a compact unit to a day or more for a large one. Size, layout and how dirty it is decide the rest, and we will confirm the time when we quote.

- Problems with the unit’s controls or sensors
- A system that’s undersized for the building

What we’re called out for in Boxted
Most units live out of sight on roofs, in plant rooms or in ceiling voids, so they’re easy to forget about. Months can pass without anyone looking inside.
Signs it’s time to call us include:
- Odours coming through the supply air
- Leaves and litter drawn into the unit
- Units needing a clean before a new tenant or handover
- Dust built up on fan impellers
For schools like Boxted St Peter's Church of England School, the holidays are the usual time to inspect and clean ventilation.
What to look for in a quote
- When the next visit should be, and why
- Proof of insurance
- If they look at the system before pricing
- Their accreditations, such as BESCA Vent Hygiene Elite, CHAS or SafeContractor
Part by part
Rooftop and plant room units
Many AHUs sit on roofs or in plant rooms with limited access. We plan safe access as part of the survey so the quote reflects it.
Heating and cooling coils
Cooling coils stay damp in use, so dirt on them can turn sticky. We clean the coil and the tray beneath it together.
What staff can safely do
If your staff spot something between visits, like drips, unusual noise, smells or damaged filters, they should report it rather than try to fix it. We will take a look and give you a fixed quote.
In-house cleaning and specialist cleaning do different jobs. A daily filter wipe and a weekly filter wash keep grease down at the front of the system, but grease that has passed the filters is out of reach. That part needs specialist access and equipment.
What affects the cost of AHU cleaning
Your quote is based on your site. We consider:
- Access, including roofs, risers and ceiling voids
- The condition we find in the survey
- A single visit or a regular plan
- Parking and loading at the site
Combining work into one visit or one programme often makes better use of the time. Tell us about everything you’d like looked at, and you’ll get one fixed quote.
What we need to know
When you contact us, it’s useful to have:
- The roof, plant room or outside wall the system runs to
- Problems your staff have spotted
- A few general shots of the system
- Where the site is and what kind of site it is
Some systems can be priced from pictures; others need a survey. Big or complicated sites, and systems that are hard to see in photos, get a survey first. Either way, the quote is fixed before any work is booked.
