Fire damper testing near Bassett

Multi-site and managed buildings

Where a tenant occupies the premises but the landlord owns the building, the lease normally sets out who maintains what. We can quote either party and send the paperwork to whoever needs it.

We work for landlords, managing agents and facilities managers as well as the people running the site. Shared systems, like a riser serving several units, need a clear agreement on who books the work, and we’re happy to quote for all of it.

About our fire damper testing in Bassett

Some dampers haven’t been tested since the day they went in. Ceilings have gone up, access panels have been covered or lost, and the records have gone missing. We find what we can, test what we can reach and list anything we cannot get to, so you know where the gaps are. Common call-outs are for dirty dampers that may not close and dampers overdue for their annual drop test, on motorised smoke dampers, wall and floor dampers and offices and schools.

A building in a smaller place like Bassett might have only a few dampers, and each still needs an annual drop test at least, with the result recorded.

Our accreditations include CHAS, SafeContractor and ISO 9001, and we’re fully insured. On top of that, we’re a BESCA Vent Hygiene Elite member, cleaning to BESA TR19® Grease, trading since 2009.

Why deal with it now?

Your fire risk assessor or insurer may want evidence that dampers have been tested. A current report on file means you can answer straight away when someone asks. Systems on quieter sites still build up dirt and wear, just more slowly.

You will not find a price list here, because each job is priced on what it involves. Call for a fixed quote, and we’ll explain what it covers.

Fire damper testing around Bassett

At about 3 miles from the coast, Bassett is close enough for sea air to matter. Near the sea, we look closely for rust on dampers serving intakes and louvres. The FSA’s food hygiene register lists about 25 schools, colleges and universities, about 29 care, childcare and hospital premises and about 5 hotels and B&Bs with registered kitchens or food service across Bassett and its immediate surroundings (about a mile and a half). Buildings like these often have ducted ventilation, and wherever a duct crosses a fire-resisting wall or floor there should be a damper, tested at least once a year. The fire and rescue service for Bassett is Hampshire and Isle of Wight Fire and Rescue Service. In most workplaces and other non-domestic buildings, it’s the fire and rescue authority that enforces the Fire Safety Order.

A school like Cantell School can have any dampers tested over half-term without disturbing lessons. Hospitals such as Princess Anne Hospital, about 1.1 miles west, are a good example of buildings with dampers on many floors; if you manage a clinic, surgery or care home near Bassett, the same annual testing applies. Historic buildings that have had ventilation added later can hide dampers in awkward places; South Stoneham House, about 1.5 miles east, is one of the historic houses in the area around Bassett.

Bassett is about 2 miles north-west of Southampton, in Southampton. Across the SO16 area, we cover fire damper testing for commercial sites. We cover 40 places across Southampton, from busy centres to quieter spots.

We work across SO16, SO17 and SO15 for fire damper testing and the streets around it. Whether your site is on Burgess Road, Pointout Road and Chetwynd Road or a nearby road, we can help. Close by, we work in Highfield (1 mile south-east), Lordswood (1 mile west), Chilworth (1 mile north), Coxford (1 mile west) and Shirley (2 miles south-west). Within a short drive, we also cover Thornhill (4 miles south-east), Chartwell Green (3 miles east), Harefield (3 miles south-east), Itchen (3 miles south-east), Sholing (4 miles south-east) and Woolston (4 miles south-east).

Different parts, different methods

Access panels

Access panels sometimes get painted over, screwed shut or hidden by new ceilings. Clear access makes the test quicker and less disruptive.

Ceiling voids and risers

Where ductwork runs up through a building, there are often dampers at every floor. We work through them floor by floor so nothing is missed.

Keeping the system healthy

Here’s the after-treatment advice, short and simple:

  • Fix water leaks in plant rooms and risers promptly
  • Keep cables and fixings away from damper blades
  • Warn anyone working in ceiling voids about the dampers
  • Make sure access panels stay clear and usable

Tell other contractors where the dampers are, and that they mustn’t tie, wedge or obstruct them. Anything they disturb should be checked again.

Keeping to at least annual testing stops small faults turning into failed dampers. A blade that’s just starting to stick is easier to deal with than a seized one.

When something else is needed

It’s worth knowing the limits before booking:

  • Control wiring problems outside the damper itself
  • Fire-stopping gaps around the duct where it passes through the wall
  • Fire risk assessments, which need a fire risk assessor

If you’re not sure, just call 0345 646 2711, or email photos and we will give you a straight answer before booking.

What happens on the day

Protection comes first: sheeting goes over floors and surfaces close to the work. After that, the system is made safe and the work begins. The work on site takes a couple of hours for a few dampers, and a day or more across a big site, and the area is cleaned down before we leave. For a place like Bassett, we load the van from the survey notes so the work can be done in one visit where possible.

  1. First we check the schedule and the last set of results.
  2. We locate every damper and note any we cannot reach.
  3. Fire dampers are drop tested, and smoke dampers are tested through their controls.
  4. Dampers that pass are reset, and failures are logged with what we found.
  5. We report the results and offer remedials on failed dampers.

Preparing for the visit

  • Move anything stored near the system
  • Tell us about site rules, permits or sign-in
  • Let us know about parking and loading

Advice

Questions from Bassett

Can you get to a site in Bassett?

Yes, we work in villages as well as towns, and Bassett is covered. Just mention lanes, gates or anything else about the site when you book.

Which fire authority looks after Bassett?

Hampshire and Isle of Wight Fire and Rescue Service is the fire and rescue service for Bassett. If a fire safety officer audits the building, they may ask for the latest damper test records.

How often do fire dampers need drop testing?

The guidance from BESA is at least annually, by a competent person. A test on completion of installation comes first.

Which sectors do you work in?

Commercial premises of every kind: from restaurants, pubs and hotels to schools, hospitals, care homes, offices, shops and food production sites. We fit the work around how the site operates.

What should I send you?

Some pictures and a quick description of the system, with the address and opening hours. We will ask for anything else we need.

Can you look after several sites?

Yes. We work across South East England and London, so we can schedule a run of sites on one programme. Each site gets its own report and photos.

Can you set up regular visits?

Yes. Scheduled maintenance plans are part of what we do, set at the interval the system needs. The report from each visit recommends the next date.

What do you do to protect the area?

With sheeting and covers, before anything else happens. The work is kept contained and clean down when we finish.

What affects the quote in Bassett

Some jobs are bigger than they look, and some smaller. What affects the quote:

  • Where the site is and how we reach it
  • The size of the system
  • What state the system is in
  • The number of sites or systems

A single site or a whole portfolio, the quote is built the same way: the work involved, the access and the timing. You will have a fixed price before any work starts.

Asking for a quote

You don’t need the technical terms. Just send:

  • Any symptoms, from odd noises to smells or leaks
  • Photos showing the whole system and its surroundings
  • When the site is open and when it’s quiet
  • The postcode and the type of business

We do not publish a price list, because no two systems are the same. We look at your system first, from photos or on a visit, then send a fixed quote. To start, give us a ring on 0345 646 2711 or email us.
