Fire damper testing in Ash

Fire damper testing in Ash

Fire dampers sit inside ductwork where it passes through a fire-resisting wall or floor. A fusible link holds the blade open until heat melts it, and the blade then drops to shut the duct. Drop testing proves that this still happens, and we record the result for every damper we test. If you have corroded dampers in damp risers and plant rooms and dampers clogged with dust or grease, we can put it right.

Around a place like Ash, dampers tend to be in schools, care homes, surgeries and hotels rather than big offices. The law on keeping them working doesn’t change with the size of the place.

Accreditations are easy to claim and worth checking. We are a BESCA Vent Hygiene Elite member, cleaning to BESA TR19® Grease, and we hold CHAS, SafeContractor and ISO 9001, and we are fully insured.

In-house cleaning or a specialist?

Staff cleaning doesn’t replace a specialist visit; it supports it. Clean filters and tidy surfaces slow the build-up, but hidden parts of the system still need specialist attention.

For ventilation and air handling systems, in-house care is mostly about checks: keeping grilles clear, noting unusual noise or smells and logging filter changes. The inside of ducts and units needs a specialist.

What happens on the day

There’s very little for your team to do on the day. A contact on site lets us in at the agreed time and points us to the system, and the rest is down to us. Before we leave, the area is tidied and the paperwork follows. A site near Ash normally has room to park, so the questions are about access to the system and your hours.

  1. We go through the damper schedule and any previous faults.
  2. Each damper is found and checked for access.
  3. We test fire dampers by dropping them and smoke dampers by operating them through the controls.
  4. Passes are reset and any failures recorded with the reason.
  5. We report the results and offer remedials on failed dampers.

Preparing for the visit

  • Name a contact who can let us in at the agreed time
  • Clear the space around the work
  • Find the previous report, if there is one

What affects the cost of fire damper testing

The price is fixed before any work begins. It takes into account:

  • Whether several sites go on one quote
  • Any permits to work or inductions
  • The condition of the system
  • Access, including roofs, risers and ceiling voids

Several systems or sites on one quote can make for a more efficient booking. Tell us about everything you’d like looked at, and you will get one fixed quote.

Helping us quote

You don’t need the technical terms. Just send:

  • Wide photos of the system and the area around it
  • Close-ups of filters, grilles, hatches or access panels
  • How we’d reach plant on a roof or in a plant room
  • The site address and the type of premises

For a fixed quote, call us on 0345 646 2711 or drop us a line with the site type, your trading hours and a short description of the system. A few pictures and your last certificate or report help a lot. We usually come back within one working day.

Keeping the system healthy

Good habits slow the build-up between visits. A few tips:

  • Keep an eye out for damp around dampers
  • Keep damper test reports with the fire safety log
  • Book the next test before the year runs out
  • Never wedge or tie a damper open

Any damper that failed is listed with the reason, and we can quote for remedials. After a repair, we retest the damper and update the record.

Deal with leaks and condensation near dampers quickly. Rusted parts are one of the main reasons dampers fail to close.

Different parts, different methods

Offices and retail

In shared buildings, some dampers sit inside tenants’ space. We agree access with the managing agent before the visit.

Smoke dampers

Smoke dampers are motorised and run by a control system. We test them through their controls and check each blade travels fully.

When to call us in Ash

The law puts a duty on the responsible person to keep fire safety systems, dampers included, in working order. Whoever that is, whether employer, owner, landlord, facilities manager or managing agent, needs to be able to show the dampers work.

Common reasons sites call us include:

  • Dampers that stick or will not close fully
  • Dampers flagged on a fire risk assessment
  • Dampers clogged with dust or grease
  • Gaps in the fire damper test log

If you manage an older building converted to a hotel or venue, like many historic houses in the area (Goodnestone Park is about 3.3 miles south-west), finding every damper is the first job.

What your quote should include

  • Exactly which parts of the system are covered
  • Which accreditations they hold, and whether you can check them
  • Whether the quote is based on a survey or photos
  • What records you will receive afterwards

When it’s something else

To be straight with you, there are a few things this work won’t fix:

  • Fire alarm or control system faults behind a smoke damper
  • Signing off a building’s overall fire safety
  • Fire-stopping gaps around the duct where it passes through the wall

If in doubt, ring 0345 646 2711 or drop us a line and we’ll say what we think.

Where we work

  • Motorised smoke dampers

Questions from Ash

Do you do school damper testing in Ash in the summer holidays?

Yes, and it’s the easiest time to do it. Around Ash, the Food Standards Agency lists about 2 schools and colleges with registered kitchens within a mile and a half or so. Tell us your holiday dates and we will book the visit for when the site is empty.

Which fire authority looks after Ash?

It’s Kent Fire and Rescue Service, which covers Ash. If a fire safety officer audits the building, they may ask for the latest damper test records.

What if parts of the system cannot be reached?

Anything we can’t reach goes on the report, with pictures where possible, and we explain what access is needed, for example new access panels.

Do you carry out smoke damper testing?

Yes. Smoke dampers are motorised, so we test them by operating them through their controls. We check every blade moves fully and record the outcome.

How often does BESA say fire dampers should be tested?

BESA guidance calls for testing by a competent person at least once a year. Dampers should also be tested when they’re first installed.

Is there a survey before the work?

Yes. Photos often do the job, and larger or hidden systems get a visit.

Do you work with multi-site operators?

Yes. One number covers all your sites across London and the South East, with visits on a regular schedule.

Which sectors do you work in?

We work for restaurants, pubs, hotels, schools, colleges, hospitals, care homes, offices and shops, as well as food production and leisure sites.
