Extract fan cleaning near Southwood

In-house cleaning or a specialist?

For ventilation and air handling systems, in-house care is mostly about checks: keeping grilles clear, noting unusual noise or smells and logging filter changes. The inside of ducts and units needs a specialist.

A few tasks are always specialist work: opening up ductwork, cleaning fans, drop testing fire dampers and measuring grease need training, the right equipment and safe access. That’s our job.

How we handle extract fan cleaning in Southwood

In Southwood, as everywhere we work, the fan follows a set routine: we isolate it, open the housing, scrape the impeller and degrease the lot. The result is photographed for your records. The work covers fan housings, centrifugal fans and discharge points, and the jobs we see most are grease escaping from the fan outlet and thick grease on the impeller and casing.

Size doesn’t change the work: a kitchen in a place like Southwood gets the whole system cleaned, canopy to discharge. We plan the visit around your hours, with the journey sorted in advance.

The report is your system’s health record: a dated account with photos of everything we did. Grease extract cleans are also certificated to TR19® Grease through the BESCA VHE portal and sits alongside the report.

Southwood: your questions answered

Do you work overnight in Southwood?

Yes, nights and weekends are routine for us. The site is handed back ready to open. When you give us a ring on 0345 646 2711, or send details by email, mention when the site is quiet.

Can you clean school kitchen extracts in Southwood during the holidays?

Yes. The holidays are the usual time for school work. The FSA’s register shows about 14 schools and colleges with food registrations within roughly a mile and a half of Southwood. Booking early in the term gives the best choice of holiday dates.

Is the fan included in a TR19 clean?

Yes, the fan is cleaned as part of TR19. If a fan can’t be reached, the report says so, so you always know what was cleaned.

What does TR19 mean?

It’s BESA’s specification and the benchmark insurers, fire officers and EHOs look to. It sets out inspection, cleaning and record keeping and expects a risk-based approach.

Can the fan be cleaned between full cleans?

Yes, a fan can be cleaned on its own. It’s useful when a fan is noisy or greasy between full cleans, but it does not replace a full TR19 clean.

What’s the cleaning interval for an extract fan?

With the whole system, at intervals set by BESA guidance: from 3-monthly for heavy use to 12-monthly for light use. A noisy or heavily coated fan may need it sooner.

What if the fan needs more than a clean?

Anything beyond cleaning is flagged, with what we found. We can repair or replace it, and if it fails outright, our 24/7 emergency line is there.

Who is responsible for fire safety on the premises?

It depends on the building. Under the Fire Safety Order 2005, it’s the responsible person, which can be the employer, the owner, a landlord, an FM or a managing agent.

Southwood kitchens: local notes

The FSA’s data shows about 12 pubs and bars registered in Southwood and the streets around it, up to about 1.5 miles out. A pub or hotel kitchen that cooks every day builds up grease in its extract like any other. It’s Rushmoor council that sends environmental health officers to food businesses in Southwood. A greasy canopy or dripping filters are the sort of thing an inspection can pick up. A dated certificate in the maintenance file answers the question before it’s asked. The fire and rescue service for Southwood is Hampshire and Isle of Wight Fire and Rescue Service. The Fire Safety Order puts the duty on whoever runs a kitchen to control its fire risk, and a greasy duct is fuel.

For schools such as Southwood Infant School, kitchen extract cleaning is usually booked for the holidays, when the canteen is closed. A hospital like Fleet Community Hospital, about 2.2 miles west, is the kind of site where a kitchen may cook for patients, staff and visitors all day.

Leave it or put it right?

For a kitchen in Southwood, a noisy, greasy fan is often the first sign the whole system is overdue. If the fan is coated, the duct before it normally is too so a full TR19 clean may be due. A quieter site near Southwood still needs its system looked after.

A single site or a whole portfolio, we price it on the same basis: the work involved, the access and the timing. The price is fixed before we start.

The process

On the day, we arrive at the time agreed with you, which is often after service, overnight or at a weekend. Anything that needs to be off for the work is switched off and left to cool before we start, and floors and nearby surfaces are sheeted. On site, it takes a few hours where there are several fans or heavy deposits. For a place like Southwood, we load the van from the survey notes so the work can be done in one visit where possible.

  1. The fan is found and its type, access and isolation checked.
  2. We isolate the power before opening the housing.
  3. Grease is scraped off the impeller blades and casing.
  4. The fan is degreased, taking care around the motor.
  5. It’s closed up, run, checked and photographed for the report.

How to prepare

  • Make sure someone can let us in and lock up afterwards
  • Tell us about site rules, permits or sign-in
  • Tell us about access, such as roof hatches, plant rooms, ceilings or locked areas

How to get a quote

Photos are enough for some jobs, while others need a look on site. Larger sites, and anything hidden behind walls, ceilings or floors, are normally surveyed first. Either way, the quote is fixed before any work is booked.

Advice

Signs you need extract fan cleaning in Southwood

By the time air reaches the fan, it has passed the canopy, filters and duct. The grease that’s left lands on the blades and the casing where the spinning blades spread it around.

Clients usually contact us when they notice one of these:

  • An extract fan that vibrates or rattles
  • Thick grease on the impeller and casing
  • A fan that hums, whines or rumbles
  • Grease stains around the discharge

If you run a church or community hall kitchen, near St John the Baptist or elsewhere in Southwood, its extract still collects grease from every lunch and event.

How we price extract fan cleaning

We do not publish a price list, because no two systems are the same. The quote depends on:

  • The times the site is available
  • The number of sites or systems
  • Site requirements such as sign-in and permits
  • Where the site is and how we reach it

When the work has to happen, how we reach it and how big the site is can all change the price. We take each of them into account, and the price is fixed before work begins.

What we need to know

Photos let us diagnose from a distance. The most useful are:

  • Your opening hours and when the area is out of use
  • The roof, plant room or outside wall the system runs to
  • Any previous report or certificate
  • Any symptoms, from odd noises to smells or leaks

Need a price for extract fan cleaning? Please phone us on 0345 646 2711, or send details by email with a few details about the site. We will talk you through the work and give you a fixed quote before you commit to anything.

Part by part

Fan housings and motors

We clean around the motor without soaking its electrics, and the fan is isolated throughout. Grease on and around the motor can trap heat, so the surrounding area is cleaned carefully.

Wall fans

Smaller kitchens may extract through a fan on an outside wall. It’s isolated, opened and cleaned inside and out.
