Extract fan cleaning in Selling

In Selling, as everywhere we work, the fan follows a set routine: we isolate it, open the housing, scrape the impeller and degrease the lot. Your report shows the impeller as we found it and as we left it. Typical jobs include a motor area thick with grease and thick grease on the impeller and casing, on roof-mounted fans, centrifugal fans and axial fans.

Work in a small place like Selling starts with a call to agree access and timings, and the clean covers the whole system, as it would anywhere: canopy, filters, duct, fan and discharge, with a certificate and photo report at the end.

The sign-off is always in writing: a dated report with photos of the work, plus a certificate through the BESCA Vent Hygiene Elite portal when the work is a TR19® Grease clean. It shows what was done and what, if anything, couldn’t be reached.

When something else is needed

An honest diagnosis matters more to us than a booking, so here’s what extract fan cleaning won’t do:

  • Grease in the canopy and ductwork
  • A cracked or broken impeller (it needs replacing)
  • A fan that was never right for the kitchen

Not sure which it is? You can phone us on 0345 646 2711, or email photos and we’ll tell you honestly before booking.

What the work covers

  • Axial fans
  • Roof-mounted fans
  • Centrifugal fans
  • Discharge points
  • Fan housings
  • In-line fans

What we do, step by step

We turn up at the time agreed with you, often in the evening, overnight or at the weekend so the site keeps working. Equipment that has to be off is switched off and allowed to cool first, and floors and nearby surfaces are sheeted. On site, it takes an hour or two for most single fans. If you can send pictures, we can arrive in Selling knowing what to expect.

  1. First we locate the fan and agree how it’s safely isolated.
  2. With the fan isolated, the housing is opened.
  3. We remove the grease from the blades, impeller and casing.
  4. The fan and its surrounds are degreased, keeping clear of the motor’s electrics.
  5. The fan is put back into service, checked and photographed.

Advice

What extract fan cleaning looks like in Selling

Kitchens in Selling get their food hygiene inspections from Swale council. They look at how clean the premises and equipment are, and the kitchen extract is part of that. Our report lists what was cleaned and when, which is useful to have ready. The fire and rescue service for Selling is Kent Fire and Rescue Service. Its fire safety officers can audit commercial kitchens, and grease in the extract is part of a kitchen’s fire risk.

Commuter trade near Selling station can mean long cooking hours, and long hours put a kitchen into BESA’s more frequent cleaning bands. Volunteers running a hall kitchen near Church of St Mary, or anywhere in Selling, may not know when the extract was last cleaned, and a grease test settles it. School kitchens, at schools like Selling Church of England Primary School for example, are usually cleaned in the holidays so no lunches are lost.

Leave it or put it right?

A greasy fan has to work harder to move the same air. Less air is pulled from the kitchen, so heat and smoke linger, while the motor runs under more strain. In a place like Selling, ductwork and fans are easy to forget until something goes wrong.

One small site or a whole estate, we price it on the same basis: the work involved, the access and the timing. The price is fixed before any work starts.

Common questions in Selling

Who carries out food hygiene inspections in Selling?

In Selling, it’s Swale council that carries out food hygiene inspections. It helps to keep the extract cleaning records with your food safety paperwork, so they’re ready if asked for.

Do you work at weekends in Selling?

Yes, evening, overnight and weekend work is normal for us. That way a site in Selling does not have to lose a day’s trading. Just give us a ring on 0345 646 2711 or email us with your opening times and we will plan around them.

What if parts of the system can’t be reached?

We never leave them off the paperwork. You will know exactly which parts weren’t reached and why, along with a quote to put access in.

Who is responsible for fire safety on the premises?

It depends on the building. Under the Fire Safety Order 2005, it’s the responsible person, which can be the employer, the owner, a landlord, an FM or a managing agent.

Do you have insurance?

Yes. We’re fully insured, and we can share the details when you need them.

How do you protect the area?

By covering it before any work starts. We keep the work contained and leave the area clean.

How much notice should we give?

Earlier is better, especially for out-of-hours work. We typically quote within one working day, and there’s a 24/7 line for emergencies.

Is TR19 a legal requirement?

No. TR19® is BESA’s specification, not legislation. The legal duty comes from the Regulatory Reform (Fire Safety) Order 2005: the responsible person must assess and reduce fire risk, and TR19® is the benchmark for showing that grease in the extract is under control.

In-house cleaning or a specialist?

In-house cleaning and specialist cleaning do different jobs. A daily filter wipe and a weekly filter wash keep grease down at the front of the system, but grease that has passed the filters is out of reach. That part needs specialist access and equipment.

Some jobs should never be done in-house: entering ducts, working on fans, testing dampers and taking grease readings need training, the right equipment and safe access. Leave those to us.

Looking after it afterwards

To keep the system working properly between visits:

  • File the fan’s report with your other records
  • Report rattles or humming early
  • Report grease escaping from the fan
  • Note any drop in extraction at the canopy

Once it’s clean, the fan is closed up and run to check it’s working smoothly. If anything seems wrong, from vibration to wear, we note it, so you can plan any repair.

A change in how the fan sounds is worth noting. Rattles, hums or shaking can be early signs of build-up or wear, and catching it early keeps it a cleaning job.

For landlords and multi-site operators

Landlords, managing agents and facilities managers book us, not only the businesses that use the systems. Where a system serves more than one tenant, such as a shared riser, it helps to agree who arranges the work, and we can quote for the whole system.

Keeping records across a portfolio is half the battle. Each visit ends with a dated report and pictures, so you can show an insurer or inspector what was done at each site.
