Extract fan cleaning in Seal, done properly
Kitchen extract fans come in different forms: fans on the roof, fans built into the duct run, and fans on an outside wall. The way in depends on the type, and we plan that during the survey. The work covers roof-mounted fans, axial fans and in-line fans, and the jobs we see most are a fan left out of previous cleans and a noisy fan that has got louder over time.
In a village or hamlet like Seal, the kitchens that need extract cleaning are usually a pub, a school, a care home or a hall kitchen, wherever there is one. Every one of them still needs its extract kept clear of grease, whatever the size of the place.
It’s worth checking any contractor’s accreditations. We’re a BESCA Vent Hygiene Elite member, cleaning to BESA TR19® Grease, and we hold CHAS, SafeContractor and ISO 9001, and we are fully insured.

Common questions in Seal
Who enforces fire safety at workplaces in Seal?
Fire safety enforcement in Seal is handled by Kent Fire and Rescue Service. A recent cleaning certificate and a note of the next clean date show that grease in the extract is being managed.
Do you work overnight in Seal?
Yes, out-of-hours work is a big part of what we do. That way a site in Seal doesn’t have to lose a day’s trading. Let us know the hours you’re closed and we will book within them.
What paperwork do I get after a fan clean?
Every clean has a photo report, along with notes on the fan’s condition. A full clean adds a TR19 certificate from the BESCA Vent Hygiene Elite portal.
What do you need from me for a quote?
Just the basics: the address, the site type, your opening hours and how we reach the system. Photos and any previous paperwork make it quicker. Then call 0345 646 2711 or use the quote form.
Do you offer maintenance contracts?
Yes. Regular plans can run on 3, 6 or 12-monthly cycles, to suit the system and how it’s used.
What’s the cleaning interval for an extract fan?
It’s cleaned with the whole extract at BESA’s minimum intervals for your cooking hours. Readings may show it needs cleaning more often.
Do we need to close while you work?
Not usually. Out-of-hours visits keep the disruption down. Larger jobs can be phased over several visits so parts stay in use.
Is the fan included in a TR19 clean?
Yes. TR19® Grease covers the whole system, fan included. It’s isolated, opened and cleaned along with the canopy, plenum, filters, ducts and discharge.
Different parts, different methods
Wall fans
Smaller kitchens may extract through a fan on an outside wall. We isolate it, then clean the blades and housing.
Roof-mounted fans
Roof fans also discharge grease onto the roof around them, so the outlet area is checked too. We note any grease around the fan.

What a clean won’t put right
It’s worth knowing the limits before booking:
- A faulty speed controller or isolator
- A fan that was never right for the kitchen
- Damaged fan blades
If in doubt, call 0345 646 2711, or send details by email and we will say what we think.

How we price extract fan cleaning
Every site gets its own quote. This is what makes a difference:
- The scale of the work
- Whether we need access equipment or extra panels
- Parking and loading at the site
- Site requirements such as sign-in and permits
We don’t list prices on the website, because each job is priced on what it involves. For a fixed quote, ring 0345 646 2711, or email photos, and we will explain what it covers.
Helping us quote
There’s no need for technical detail. Just send:
- Any previous report or certificate
- Anything you’ve noticed, such as smells, noise, drips or poor airflow
- Detail shots of panels, filters and grilles
- Where the plant sits or the system leaves the building, such as a roof or outside wall
For extract fan cleaning in Seal, call 0345 646 2711, or email photos. Tell us what kind of premises it is and when it’s open, and send pictures or your last report if you can. A fixed quote typically follows within one working day.
What we do, step by step
Protection comes first: sheeting goes over floors and surfaces close to the work. After that, the system is made safe and the work begins. The work on site takes an hour or two for most single fans, and the area is cleaned down before we leave. Somewhere as small as Seal, the date and timings are agreed with you well before the day.
- We locate the fan and plan how to reach and isolate it.
- It’s isolated so it can’t run while we work.
- We scrape the heavy grease from the blades and housing.
- The fan is degreased, taking care around the motor.
- We reassemble, run and photograph the fan.
Preparing for the visit
- Tell us the best time to work, such as after service or at a weekend
- Allow time for equipment near the work to be turned off and cool down
- Let us know about parking and loading
Getting a quote
Getting a quote does not take long. Send a few details and photos, and we normally reply with a fixed quote within one working day. If we need to see the system first, we book a survey around your hours.

Grease, kitchens and Seal
According to Food Standards Agency records, there are about 5 bars, pubs and nightclubs within about 1.5 miles of central Seal. Wherever they cook, the canopy, duct and fan collect grease just as a restaurant’s do. Kitchens in Seal get their food hygiene inspections from Sevenoaks council. They look at how clean the premises and equipment are, and the kitchen extract is part of that. Keeping each certificate and photo report on file helps show the extract is looked after. Kent Fire and Rescue Service covers Seal. The Fire Safety Order puts the duty on whoever runs a kitchen to control its fire risk, and a greasy duct is fuel.
If you run a church or community hall kitchen, near Church of St Peter and St Paul or elsewhere in Seal, its extract still collects grease from every lunch and event. Older buildings often hide long, awkward duct runs, and if you run a kitchen at a historic venue in the area (Knole House is about 1.8 miles south), access may need planning.
Seal is about 2 miles north-east of Sevenoaks, in Kent. We provide extract fan cleaning for businesses, landlords and public buildings in Seal and the rest of Kent. Seal is one of 922 towns, villages and districts in Kent we cover for commercial clients. Maidstone is in our area too, around 13 miles away.

Local landmarks in Seal
We work in commercial kitchens and buildings around Wildernesse School, Kemsing Down and The Five Bells Public House and the streets around them. The nearest railway station is Bat & Ball station, about 1.1 miles west of the centre. Well-known places in the area include Sevenoaks Hospital (1.1 miles west) and Sevenoaks Museum (1.7 miles south-west). For a walk, there’s Dryhill Nature Reserve.
Do you need extract fan cleaning in Seal?
A fan collects more grease when the filters let more through. Missing, damaged or badly fitted filters let grease travel the whole system, so the fan takes far more than it should.
Keep an eye out for any of the following:
- A fan that hums, whines or rumbles
- Weak extraction at the canopy
- Hot, greasy smells near the fan
- An extract fan that vibrates or rattles
Term dates shape school work: for a school like Seal Church of England Voluntary Controlled Primary School, an extract clean fits neatly into a half-term or summer break.
Questions to ask before booking
- Whether a survey comes first
- Whether the work can be done while the site is closed
- Exactly which parts of the system are covered
- Whether they recommend a next date
Aftercare tips
Here’s the after-treatment advice, short and simple:
- Keep the fan on whenever the range is lit
- Listen for new noises or vibration from the fan
- Report grease escaping from the fan
- Leave a clear route to the fan
Once it’s clean, the fan is closed up and run to check it’s working smoothly. If anything seems wrong, from vibration to wear, we note it, so you can plan any repair.
Fewer grease particles reaching the fan means less build-up. Clean, well-seated filters are the fan’s first protection, and replace any that are damaged.
